We were so delighted to be able to bring to life our fresh take and new renovation on a picturesque bathroom. A scene of symmetry, quite pleasing to the eye, the counter and sink area was cultivated to be a clean space, with hidden storage on the side of each elongated mirror, and a center section with seating for getting ready each day. It is highlighted by the shiny silver elements of the hardware and sink fixtures that enhance the sleek lines and look of this vanity area. Lit by a thin elegant sconce and decorated in a pathway of stunning tile mosaic this is the focal point of the master bathroom. Following the tile paths further into the bathroom brings one to the large glass shower, with its own intricate tile detailing within leading up the walls to the waterfall feature. Equipped with everything from shower seating and a towel heater, to a secluded toilet area able to be hidden by a pocket door, this master bathroom is impeccably furnished. Each element contributes to the remarkably classic simplicity of this master bathroom design, making it truly a breath of fresh air. Custom designed by Hartley and Hill Design. Looking at this home today, you would never know that the project began as a poorly maintained duplex. Luckily, the homeowners saw past the worn façade and engaged our team to uncover and update the Victorian gem that lay underneath. Taking special care to preserve the historical integrity of the 100-year-old floor plan, we returned the home back to its original glory as a grand, single family home. The project included many renovations, both small and large, including the addition of a a wraparound porch to bring the façade closer to the street, a gable with custom scrollwork to accent the new front door, and a more substantial balustrade. Windows were added to bring in more light and some interior walls were removed to open up the public spaces to accommodate the family’s lifestyle. The beautiful rustic lighting, and exposed timbers with the round log posts really brings this kitchen to life.

Location: Austin, Texas, United States Renovation and addition to existing house built in 1920's. The front entry room is the original house - renovated - and we added 1600 sf to bring the total up to 2100 sf. The house features an open floor plan, large windows and plenty of natural light considering this is a dense, urban neighborhood.

This system provides simple control and automation of the lights, climate, audio/video, security, video surveillance, and door locks. The homeowner can use their iPads or iPhones to control everything in their home, or when away.

This gray and white family kitchen has touches of gold and warm accents. The Diamond Cabinets that were purchased from Lowes are a warm grey and are accented with champagne gold Atlas cabinet hardware. The Taj Mahal quartzite countertops have a nice cream tone with veins of gold and gray. The mother or pearl diamond mosaic tile backsplash by Jeffery Court adds a little sparkle to the small kitchen layout. The island houses the glass cook top with a stainless steel hood above the island. The white appliances are not the typical thing you see in kitchens these days but works beautifully. The light and dark blue tones in this World Map wallpaper design brings depth and variation to this bedroom. A wonderful kid's bedroom that has been brought together by this large scale world map mural.

Defining a sense of place is a work of art by a team of excellent players(BPC architects and Cross Rip Builders) and the homeowner that bring their clear senses of who they are to the program is exquisitely interpreted here.

The kitchen, butler’s pantry, and laundry room uses Arbor Mills cabinetry and quartz counter tops. Wide plank flooring is installed to bring in an early world feel. Encaustic tiles and black iron hardware were used throughout. The butler’s pantry has polished brass latches and cup pulls which shine brightly on black painted cabinets. Across from the laundry room the fully custom mudroom wall was built around a salvaged 4” thick seat stained to match the laundry room cabinets.
