Our clients loved the location of their duplex home with its peak-a-boo ocean view, but their existing kitchen was not suited for their growing family. They wanted a kitchen with a coastal vibe, plenty of storage space, and an eat-in area. We started by bringing the far wall into the kitchen space to accommodate a large panty and communication center for the family. Doing this allowed us to move the refrigerator out of the main traffic area and doubled the amount of storage space. Several new windows were added to bring in natural light. A half wall was moved to allow more countertop area and open up sight lines. The previously awkwardly shaped island was slimmed down to create better flow. There were a few venting challenges to overcome; gas lines and plumbing had to be re-routed without disturbing the unit below. To open up sight lines, soffits were eliminated which allowed the extension of cabinets to the ceiling. To stay within the homeowner’s budget, we match existing scraped flooring by lacing in and repairing patches. The old dining area was too small for table, so we designed and built a custom banquette to maximize the space and take advantage of the outdoor views. The overall space works for family meals as well as entertaining. A light summer palette was used to reflect the shades of the sand, sea and sky. Even though the new kitchen is actually smaller than the original space, its now far more functional and open.

DOWNLOAD NOW This Glen Ellyn homeowner came to us, frustrated with the layout and size of their current kitchen, looking for help generating ideas for how to maximize functionality within the constraints of the space. After visiting with them and seeing the home’s layout, I realized that looking at the bigger picture of how they used the entire first floor might bring us some dramatic solutions. We ended up flipping the kitchen and family room and taking down the wall separating the two creating one big open floor plan for the family to enjoy. There is still a visual separation between the rooms because of their different lengths and the overall space now relates nicely to the dining room which was also opened up to both rooms. The new kitchen is an L-shaped space that is no longer cramped and small and is truly a cook’s dream. The fridge is on one end, a large cooktop and sink are located along the main perimeter and double ovens located at the end of the “L” complete the layout. Ample work surface along the perimeter and on the large island makes entertaining a breeze. An existing door to the patio remains, floods the room with light and provides easy access to the existing outdoor deck for entertaining and grilling. White cabinetry with quartz countertops, Carrera marble backsplash tile and a contrasting gray island give the space a clean and modern feel. The gray pendant lights and stainless appliances bring a slight industrial feel to the space letting you know that some serious cooking will take place here. Once we had their Dream Kitchen design completed, the homeowners decided to tackle another project at the same time. We made plans to create a master suite upstairs by combining two existing bedrooms into a larger bedroom, bathroom and walk-in closet. The existing spaces were not overly large so getting everything on the wish list into the design was a challenge. In the end, we came up with a design that works. The two bedrooms were adjoined, one wall moved back slightly to make for a slightly larger bedroom, and the remaining space was allotted to the new bathroom and a walk in closet. The bathroom consists of a double vanity and a large shower with a barn door shower door. A skylight brings light into the space and helps make it feel larger and more open. The new walk-in closet is accessible through the bathroom, and we even managed to fit in a small entry vestibule that houses some additional storage and makes a nice transition from the hallway. A white vanity, Carrera tops and gray floor tile make for a serene space that feels just right for this home. The breathtaking ocean views influenced the dramatic redesign of this water-front Poipu condo. The outdated condo was completely remodeled to allow full appreciation of the surrounding views, bring in a fresh new color palette, and modernize and update everything from the electrical wiring to the new luxury bath towels. The clients wanted the condo to feel “fun, happy, and cheerful,” and to stand apart from the typical vacation rental on Kauai. They wanted to turn this condo into the ultimate “beach house” that felt just as luxurious as the gorgeous natural surroundings. Fresh white ship-lap walls set the backdrop for this modern beach style, which is further enhanced with bold stripes, natural textures, and ocean-themed decor. The palette of cobalt, aqua and lichen green is fresh and vibrant against the neutral backdrop. Trina Turk’s “Peacock Print” was the inspiration fabric for the living and dining room. The print is so lively, colorful, and modern, and was the perfect place to start. Every custom detail was thoughtfully chosen to bring a sense of luxury and originality to the space. While some elements are whimsical, such as the playful octopus art & fish-themed fabric, other elements are sophisticated and classic, to help keep the design grounded. Special features include a custom-made “Moroccan Fish Scale” tile backsplash in the kitchen, crushed marble counter tops with oyster shells and float glass, and blue glass pendant lights, reminiscent of water bubbles.

Houston covered patio/ Restoration Hardware Furniture, small outdoor kitchen

Outdoor furniture from Restoration Hardware really made this Houston outdoor living space design project shine. “It really went well,” says Wayne Franks, owner of Outdoor Homescapes of Houston. “It's not a huge space, but moving the existing two columns about four feet and bringing the roof out only three feet made all the difference in the world.” “This particular client wanted a larger space to entertain,” says senior designer Lisha Maxey, who served as an outdoor furniture consultant while managing construction for the project. The original space, Lisha explains, had two oddly placed columns blocking a clear view of the beautiful pool area from inside the home. “We removed those columns and gave her three more feet of roof, which extended her living area while also giving her the view she wanted.” Since the client - a woman in her mid-50s with grown children who visit frequently - only wanted a small outdoor kitchen island with a 30-inch RCS grill Outdoor Homescapes closed up a French door that led from the master bedroom (which she never used) and created a new stucco wall for the kitchen. “I would definitely call the style of this space ‘transitional,” says Lisha. The client is a very eclectic world traveler and a collector of art, yet wanted her outdoor living space to feel like a warm, homey living room once we placed the furniture and décor. In the end, her finishes centered around rustic stone, detailed columns and furniture leaning towards the contemporary.” Much of the warmth in the space, she says, comes from the colors of the dry-stacked Sunset Canyon ledgestone. “It looks just like it sounds – like the sun setting in a deep canyon!” “The columns are unique – decorative and fluted,” adds Wayne. The client, who’d received five free hours of outdoor furniture consultation as part of an ongoing promotion, also wanted Lisha to help her select, buy and help place furnishings. “I believe that now - more than ever - consumers are looking for turn-key operations in any type of service industry - a ‘one-stop-shop,’ so to speak,” says Lisha. “It gives us a more personal touch with the client, as well as an edge in the industry in terms of selling our designs, as the client is reassured that we’ll work with them in every aspect to give them the outdoor living space of their dreams.” The client ended up choosing the Biscayne collection – including a chair that rocks and swivels - from Restoration Hardware. They also went with a lower, unique teak coffee table from the Belvedere collection. “We mixed wicker with teak for an equally soft and hard look and added pops of color to bring out the beautiful art collection inside,” says Lisha. “The neutral gray wicker, by the way, was the perfect match for the distressed teak coffee table and credenza. The grays of the Key West granite countertop also echoed this color palette.” For the fabric, Lisha helped keep it neutral with a Mocha linen and popped the color with royal blue throw pillows matching the area rug: “To make the space truly her own, we added some unique copper pots from her collection and a few items she's collected abroad.”

The owners of this property had been away from the Bay Area for many years, and looked forward to returning to an elegant mid-century modern house. The one they bought was anything but that. Faced with a “remuddled” kitchen from one decade, a haphazard bedroom / family room addition from another, and an otherwise disjointed and generally run-down mid-century modern house, the owners asked Klopf Architecture and Envision Landscape Studio to re-imagine this house and property as a unified, flowing, sophisticated, warm, modern indoor / outdoor living space for a family of five. Opening up the spaces internally and from inside to out was the first order of business. The formerly disjointed eat-in kitchen with 7 foot high ceilings were opened up to the living room, re-oriented, and replaced with a spacious cook's kitchen complete with a row of skylights bringing light into the space. Adjacent the living room wall was completely opened up with La Cantina folding door system, connecting the interior living space to a new wood deck that acts as a continuation of the wood floor. People can flow from kitchen to the living / dining room and the deck seamlessly, making the main entertainment space feel at once unified and complete, and at the same time open and limitless. Klopf opened up the bedroom with a large sliding panel, and turned what was once a large walk-in closet into an office area, again with a large sliding panel. The master bathroom has high windows all along one wall to bring in light, and a large wet room area for the shower and tub. The dark, solid roof structure over the patio was replaced with an open trellis that allows plenty of light, brightening the new deck area as well as the interior of the house. All the materials of the house were replaced, apart from the framing and the ceiling boards. This allowed Klopf to unify the materials from space to space, running the same wood flooring throughout, using the same paint colors, and generally creating a consistent look from room to room. Located in Lafayette, CA this remodeled single-family house is 3,363 square foot, 4 bedroom, and 3.5 bathroom.
