Weathered and refined. Grey floors have become the hottest design trend, but not all greys are the same. For Nevis, we aim to provide a pattern that errs to the modern side, while still evoking some rustic elements. This isn’t outright reclaimed, but it’s just wild enough to not be monotone either. The most important specification for determining the durability of vinyl flooring is the thickness of the wear-layer. The best wear-layers are made of thick, clear virgin PVC, which covers the paper print-film that gives the floor its unique appearance. Once the wear-layer wears through, the paper is damaged and the floor will need replacement. Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a “super” commercial spec of 28 mil (0.7 mm). For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors’ 10 year Commercial Warranty. Beyond our superior wear-layer, we also use a patented click mechanism for superior hold, and a ceramic-bead coating. SIZE MATTERS Wider and longer planks create a sense of space and luxury. Most vinyl floors come in 6” or 7” widths, and 36” or 48” lengths. For Modin, we designed our planks to be 9” wide, and 60” long. This extra large size allows our gorgeous designs to be fully expressed. DETAILS THAT COUNT We made sure to get all the details right. Real texture, to create the feel of wire-brushed wood. Low sheen level, to ensure a natural look that wears well over time. 4-sided bevels, to more accurately emulate the look of real planks. When added together they help create the unique look that is Modin. DESIGNS THAT INSPIRE We spent nearly a year just focusing on our designs, to ensure they provide the right mix of color and depth. Focusing on timeless wire-brush and European Oak styles, as well as more contemporary modern washes, our collection offers truly beautiful design that is both functional and inspiring.

Our clients drastically needed to update this master suite from the original forest green floral wallpaper to something more clean and simple. They wanted to open up the dated cultured marble enclosed tub and shower and remove all soffits and plant ledges above the vanities. They wanted to explore the possibilities of opening up the shower with glass and look at installing a freestanding bathtub and they definitely wanted to keep the double sided fireplace but update the look of it. First off, we did some minor changes to the bedroom. We replaced the carpet with a beautiful soft multi-color gray low pile carpet and painted the walls a soft white. The fireplace surround was replaced with Carrara 12×12 polished porcelain tile for a more elegant look. Finally, we tore out a corner built in desk and squared off and textured the wall, making it look as though it were never there. We needed to strip this bathroom down and start from scratch. We demoed the cabinets, counter tops, all plumbing fixtures, ceiling fan, track lighting, tub and tub surround, fireplace surround, shower door, shower walls and ceiling above the shower, all flooring, soffits above vanity areas, saloon doors on the water closet and of course the wallpaper! We changed the walls around the shower to pony walls with glass on the upper half, opening up the shower. The tile was lined with Premium Antasit 12×24 tile installed vertically in a 50/50 brick pattern. The shower floor and the floor below the tub is Solo River Grey Pebble mosaic tile. A contemporary Jaclo Collection shower system was installed including a contemporary handshower and square shower head. The large freestanding tub is a white Hydro Sytsems “Picasso” with “Steelnox” wall mounted tub filler and hardware from Graff. All of the cabinets were replaced with Waypoint maple mocha glazed flat front doors and drawers. Quartzmasters Calacatta Grey countertops were installed with 2 Icera “Muse” undermount sinks for a clean modern look. The cabinet hardware the clients chose is ultra modern ”Sutton” from Hardware Resources and the faucet and other hardware is all from the Phylrich “Mix” collection. Pulling it all together, Premium Antasit 12×14 installed floor tile was installed in a 50/50 brick pattern. The pebble tile that was installed in the shower floor was also installed in an oval shape under the bathtub for a great modern look and to break up the solid gray flooring. Addison Oak Wood planks were installed vertically behind the bathtub, below the fireplace surround and behind the potty for a modern finished look. The fireplace was surrounded with Carrara 12×12 polished porcelain, as well as the wood planks. Finally, to add the finishing touches, Z-Lite brushed nickel vanity lights were installed above each vanity sink. The clients are so pleased to be able to enjoy and relax in their new contemporary bathroom!

Lowing the island counter height to one plane both opened up the space, making it feel bigger, and gave the chef much more room to create. 2013 PROFESSIONAL REMODELER, SILVER AWARD WINNER, RESIDENTIAL KITCHEN Located in the new Trump International Golf Course Community, this contemporary home has a great location overlooking the golf course. The current layout, however, prevented the owners from taking advantage of its breathtaking view. Goals of the remodel were to open up the first floor layout by taking down the partition walls between the kitchen and dining room. The homeowner also wanted to update the home’s galley kitchen, replacing its dark cabinets and counters. Once the walls were removed, major obstacles because they were load bearing, the new design could evolve. The ten foot ceilings provided the opportunity to stack up decorative glass cabinetry and highly crafted crown moldings on top, while maintaining a considerable amount of cabinetry right below it. The custom made brush stroke finished cabinetry with bells and whistles such as corbels and chimney style wood hood surrounded with leaded glass cabinetry. Pillars were all part of detailed craftsmanship of this project. A large 5’ x 14’ island is the focal point of the design. The island consists of main sink with a pedal style control disposal, dishwasher, microwave, second bar sink, beverage center refrigerator and still has room to sit five to six people. Its darker cabinetry provides a beautiful contrast to the opaque white cabinets on the surrounding walls. White marble counters and backsplash brighten up the kitchen and two crystal chandeliers create a timeless yet elegant feel. High-end Thermador appliances covered in custom inset panels are part of this featured project to implement the classic look the homeowner wanted for this kitchen. Finally, a featured cabinet arch with leaded glass separates the kitchen from the dining room and displays the homeowner’s fine china. Finally, large windows and French doors offer beautiful golf course views from multiple vantage points.

The kitchen was the most dramatic change- we put in a beam to open up the wall between the kitchen and dining area. We also eliminated the cabinets on the far wall so we could re introduce a window that had been eliminated in a prior remodeling. The back door is in the far left in the picture.

This transitional kitchen brings in clean lines, simple cabinets, warm earth tones accents, and lots of function. This kitchen has a small footprint and had very little storage space. Our clients wanted to add more space, somehow, get the most storage possible, make it feel bright and open, have a desk area, and somewhere that could function as a coffee area. By taking out the doorway into the dining room, we were able to extend the cabinetry into the dining room, giving them their desk area as well as storage and a nice area for guests! A custom appliance garage was made that allows you to have all the necessities right at your hands and gives you the ability to close it up and hide all of the appliances. Trash, spice, tray, and drawer pull outs were added for function, as well as 2 lazy susans, wine storage, and deep drawers for pots and pans. The homeowner fell in love with the matte white GE Cafe appliances with the brushed bronze accents, and quite frankly, so did we! Once we found those, we knew we wanted to incorporate that metal throughout the kitchen. New hardwood flooring was installed in the kitchen and finished to match the existing wood in the dining room. We brought the warmth up to eye level with open shelving stained to match. We love creating with our clients, and this kitchen was no exception! We are thrilled with how everything came together.

A request we often receive is to have an open floor plan, and for good reason too! Many of us don't want to be cut off from all the fun that's happening in our entertaining spaces. Knocking out the wall in between the living room and kitchen creates a much better flow.

This adorable beach cottage is in the heart of the village of La Jolla in San Diego. The goals were to brighten up the space and be the perfect beach get-away for the client whose permanent residence is in Arizona. Some of the ways we achieved the goals was to place an extra high custom board and batten in the great room and by refinishing the kitchen cabinets (which were in excellent shape) white. We created interest through extreme proportions and contrast. Though there are a lot of white elements, they are all offset by a smaller portion of very dark elements. We also played with texture and pattern through wallpaper, natural reclaimed wood elements and rugs. This was all kept in balance by using a simplified color palate minimal layering. I am so grateful for this client as they were extremely trusting and open to ideas.
