New Modern Green Home Designed with modern living in mind this project was a completely custom high performance home system built around modern design principles – principles that emphasized family interaction within functional and attractive living spaces. This home is the work of award-winning custom home builder Lou Sagatov, who has been on the forefront of modern design and ‘green’ home craft for the past decade. It was designed to be more energy efficient than 99% of the homes in Arlington, and was packed with high-end finishes including: a gourmet chef’s kitchen, a custom steel, glass & wood staircase, and elegantly-tiled spa-style bathrooms.

From its private study to its spacious great room and gourmet kitchen with walk-in pantry, center island and adjacent dining room, this Beverly model home is designed for comfort and convenience. Upstairs, you’ll find a laundry, a loft and three generous bedrooms, including a relaxing master suite with an expansive walk-in closet and deluxe bath. This plan's options may include extra bedrooms in lieu of the study and loft and a covered patio, if you build from the ground up.

The top view shown in this design presentation provides a full-color, scaled 3D overview of the final kitchen layout. It allows clients and trade professionals to visualize the spatial relationships between key elements—such as the two islands, perimeter cabinetry, appliance zones, custom banquette, and bar area—in a single glance. Why It’s Important: Clarifies Functionality: The top view reveals how traffic will flow, how different zones (cooking, prep, dining, entertaining) interact, and how open the space feels after removing the dividing wall. Enhances Communication: It serves as a bridge between the technical floor plan and the client’s understanding—making it easier for everyone from homeowners to electricians and cabinet installers to be on the same page. Reduces Mistakes: With every element clearly placed and proportioned, it helps avoid on-site guesswork and ensures proper measurements and installations from day one. Sets Expectations: It visually confirms the final design intent, so clients know exactly what to expect—eliminating surprises later in construction. This top view is a vital part of MDT’s seamless preconstruction process, ensuring our vision is fully aligned with our clients’ goals before we even break ground.

This home in Arlington was uninhabited for quite a while. The previous owner had purchased the property as a tear-down and planned to build a very large house. Their plans fell through and he put the house on the market as-is, with the utilities disconnected. The first priority was reconnecting and installing utilities, wiring, and mechanicals that had been removed from the home. The exterior was in bad shape, so the exterior was re-sided with cedar shingle, the exterior trim was repaired, and replacement wood gutters were added. Several large, fixed picture windows from the ‘70’s were replaced with modern double-hung units for fresh air. The existing kitchen and baths were vintage mid-century, which did not work with the reinvisioned flow of the home. The new spaces reflect the client’s lifestyle and personalities. The primary instruction for the kitchen was to accommodate multiple people cooking at the same time. The second instruction was to open the kitchen to the dining room, as it was always envisioned as a working kitchen, as opposed to a showplace kitchen. “Antiqued” finishes were used on the cabinetry to emphasize the casual nature of the room. The cabinetry was intentionally selected in order to not feel too “precious” so that the children and pets of the home could interact without worry. The house originally had a bathroom directly off the kitchen, which was not ideal. The decision was made to keep the bathroom where it was as a dog-washing area, and add a cabinetry-buffer to separate the bathroom door from the working area of the kitchen. Using a pocket door enabled a larger shower to be included. The dramatic wall tile needed to be in relation to a similarly dramatic yet soothing wall color, thus the deep plum wall color. The second floor bathroom originally had a cramped, awkward layout. A built-in linen cabinet that faced the wall was removed in order to create a better layout for the bathroom. As the homeowner was passionate about international travel, the floor tile was selected to reflect an exotic feel but keeping with the colors seen out the window on the lake-side of the house. The house works perfectly for the whole family!

Interactive Construction’s second Passive House shows that it is possible to achieve this high level of energy efficiency in even the tightest of lots. This build challenged the common assumption that you need a lot of south facing windows to achieve the Passive House certification. The relatively small solar gains from the limited southern exposure was made up for with an extremely tight air-barrier, a top of the line HRV, and higher R-values of insulation. To achieve the best indoor air quality, low-VOC products were used in the finishes. Solid Maple flooring was used throughout the upper levels to create a beautiful look without the chemicals found in engineered flooring. Aging-in-place was key to the design, with a central elevator and accessible door sizes and shower access. Smart design can make homes for versatile over their lifespan which reduces the need for costly renovations in the future. Both the indoor and outdoor areas blend to create tranquil and calm-inspiring spaces. What the homeowners had to say: Each area works well for its purpose. We love the stairs and the glass wall that separates the stairs from the living area. We love our windows, doors and skylights which give us so much light.

Our 3D rendering software was a big game changer in this process. The client had an opportunity to visualize and interact with a realistic and accurate representation of the finished space before giving the go ahead on the scope of work.
