CBI Development Group was recognized for Raincliffe, a community of 125 townhomes, in the historic town of Sykesville. The vision of the project was to create a group of new homes which preserved and extended the unique character of the historic district. Each townhome in Raincliffe was designed to be unique by varying the exterior façade, the color and type of building materials and the detailing on each home. The community was designed with ample open space and landscaping to enhance the overall beauty of the site as well as encourage social interaction among neighbors. Homeowners can enjoy a large multipurpose field, a tot lot, a gazebo and benches, along with a trail along an existing spring-fed pond in the center of the community. A massive landscaping plan included multiple trees and shrubbery on each private lot as well street trees between the curb and sidewalks, reforestation areas and environmental protection areas.

The most unique feature of this design is that the covered bar area is designed to incorporate part of the pool. This allows people socializing at the bar to interact with swimmers in the pool without being baked in the sun. The guests who are interested in bathing in the sun can enjoy the shallow tanning ledge at the opposite end of the pool. An ARDA for Outdoor Living Design goes to Studer Residential Designs, Inc. Interactive Construction’s second Passive House shows that it is possible to achieve this high level of energy efficiency in even the tightest of lots. This build challenged the common assumption that you need a lot of south facing windows to achieve the Passive House certification.
The relatively small solar gains from the limited southern exposure was made up for with an extremely tight air-barrier, a top of the line HRV, and higher R-values of insulation.
To achieve the best indoor air quality, low-VOC products were used in the finishes. Solid Maple flooring was used throughout the upper levels to create a beautiful look without the chemicals found in engineered flooring.
Aging-in-place was key to the design, with a central elevator and accessible door sizes and shower access. Smart design can make homes for versatile over their lifespan which reduces the need for costly renovations in the future.
Both the indoor and outdoor areas blend to create tranquil and calm-inspiring spaces.
What the homeowners had to say:
Each area works well for its purpose. We love the stairs and the glass wall that separates the stairs from the living area. We love our windows, doors and skylights which give us so much light.

This project was designed as interactive children's play areas added to the second floor of a two-story public building in Derby, England.
The spatial layout was primarily determined according to the needs of children and parents. In this context, the play areas were separated according to age groups, while waiting areas for adults were arranged in a way suitable for eating/drinking, resting and working.
The space includes a cafeteria, resting and dining areas, as well as party rooms, a gaming area and soft toy areas separated by age groups.

This home had been a rental and was showing the wear and tear. Since the house was built in the 1960's, the kitchen and family room were separate and small. The clients entertain a lot and wanted a spacious, welcoming great room, where people could gather and interact with each other, as well as with the homeowners.
This whole house remodel touched every room in the house, as well as adding a 500sf addition. The kitchen/great room was enlarged in two ways - the formal living room was scaled down and the additional space was added to the great room and across the back wall the house was pushed out 6 ft.

The present project, with its clear and simple forms, looks for the interaction with the rural environment and the contact with the surrounding buildings. The simplicity and architectural dialogue between form and function are the theme for inside and outside. Kitchen and dining area are facing each other. The isle leads to a made-to-measure corner bench that stretches under the wide windows along the entire length of the house and connects to the kitchen across the corner. Above the tall units with their integrated appliances, the window continues as a narrow band. The white high gloss acrylic surface of the kitchen fronts forms a decorative contrast to the wood of the floor and bench. White lacquered recessed handles provide a tranquil, two-dimensional effect.
