This Second Empire Victorian, was built with a unique, modern, open floor plan for an active young family. The challenge was to design a Transitional Victorian home, honoring the past and creating its own future story. A variety of windows, such as lancet arched, basket arched, round, and the twin half round infused whimsy and authenticity as a nod to the period. Dark blue shingles on the Mansard roof, characteristic of Second Empire Victorians, contrast the white exterior, while the quarter wrap around porch pays homage to the former home. Architect: T.J. The design of the home is inspired by the very best examples of local Spanish Colonial design as seen in the famed Palmcroft and Encanto neighborhoods in Phoenix through its carefully composed massing, fenestration, and detailing. The entry arch, door awnings, plaster grille, wrought iron details and corner chimney mass are all highly evocative of the period, and along with the use of authentic three-coat stucco over metal lath, reinforces the strong sense of authenticity which emanates from the home. We gave this Newburyport, Massachusetts townhouse a second life with a full renovation that built upon the impeccable bones of the old building. Salvaged wood and soapstone elements in the kitchen design complement the existing timber ceiling and brick walls while adding additional texture. We refinished the pine floors throughout and added hidden ceiling lights that provide illumination and ambiance without compromising the architectural lines of the space. Beautifully crafted, handmade cabinetry and molding details added to the bedrooms and baths coordinate with the existing Indian shutters. Our clients wanted to utilize this particular area of their home and really give it a function. It has been many things over the years: bonus room, dining area, etc. The kitchen is the natural gathering spot. They wanted to create a space that was an extension of the kitchen for entertaining and serving family and friends. Architect, Cynthia Karegeannes was hired to draw up plans for a mudroom to corral the couple’s two dogs and stash the pet’s leashes, treats, etc. A large butler pantry was imagined with a full size refrigerator, prep sink, dishwasher and custom cabinetry to have items handy for entertaining. Innovative Construction, helped finalize the details and implemented the plans for the new addition. Interior Designer, Beth Weltlich with The House Dressing worked with homeowners, to select materials and finishes to unify the areas of the existing kitchen and the new spaces. A custom banquette was created with room under the staircase so that all of the space could be utilized. Furniture and accessories are still in the works as the homeowners let the area evolve to see exactly what their needs are. A collaborative effort-for sure! The challenges included creating three separate areas (mudroom, banquette and butler pantry) with storage and versatility in one existing space. Having this additional space that was not always utilized, the homeowners feel the new addition will become an integral part of the families' living area.

This 1959 Mid Century Modern Home was falling into disrepair, but the team at Haven Design and Construction could see the true potential. By preserving the beautiful original architectural details, such as the linear stacked stone and the clerestory windows, the team had a solid architectural base to build new and interesting details upon. New modern landscaping was installed and a new linear cedar fence surrounds the perimeter of the property.
