The 1,750-square foot Manhattan Beach bungalow is home to two humans and three dogs. Originally built in 1929, the bungalow had undergone various renovations that convoluted its original Moorish style. We gutted the home and completely updated both the interior and exterior. We opened the floor plan, rebuilt the ceiling with reclaimed hand-hewn oak beams and created hand-troweled plaster walls that mimicked the construction and look of the original walls. We also rebuilt the living room fireplace by hand, brick-by-brick, and replaced the generic roof tiles with antique handmade clay tiles. We returned much of this 3-bed, 2-bath home to a more authentic aesthetic, while adding modern touches of luxury, like radiant-heated floors, bi-fold doors that open from the kitchen/dining area to a large deck, and a custom steam shower, with Moroccan-inspired tile and an antique mirror. The end result is evocative luxury in a compact space.

To prepare the wall prior to installation of the custom shelving, we laminated it with a sheet of metal. This provided a beautiful backdrop and the high-end look the clients were hoping for. The shelving was installed with the purpose of displaying our client’s impressive Bourbon collection. LED backlights spotlight the displays, with tall, glass-front cabinets on each side for glassware storage. An unused small home office was transformed into haven in a suburban Texas home. For this space, function came first and the aesthetics were layered in. If a project does not meet its intended purpose, it is not successful. Incorporating the couples love of Argentina, bottle count, display appeal, case storage, and the ability to maintain a 55-degree environment were all design considerations. Specialized craftsman were hired to help with cooling, insulation, placement of the condenser, etc. An expert carpenter contributed his expert skills and knack for creating storage solutions. Strong beams were used to highlight the tiled ceiling and create an authentic grotto look. Pebble flooring adds to the Old World feel. Stone walls and herringbone ceiling lend an aged element. A medallion carefully selected from a little known source in Argentina is the centerpiece of the room; its pattern and color blends with the rest of the home’s decor and the inlaid glass tile adds shimmer. Double-paned iron and glass doors seal the room and create an entry of interest.

Our clients wanted to utilize this particular area of their home and really give it a function. It has been many things over the years: bonus room, dining area, etc. The kitchen is the natural gathering spot. They wanted to create a space that was an extension of the kitchen for entertaining and serving family and friends. Architect, Cynthia Karegeannes was hired to draw up plans for a mudroom to corral the couple’s two dogs and stash the pet’s leashes, treats, etc. A large butler pantry was imagined with a full size refrigerator, prep sink, dishwasher and custom cabinetry to have items handy for entertaining. Innovative Construction, helped finalize the details and implemented the plans for the new addition. Interior Designer, Beth Weltlich with The House Dressing worked with homeowners, to select materials and finishes to unify the areas of the existing kitchen and the new spaces. A custom banquette was created with room under the staircase so that all of the space could be utilized. Furniture and accessories are still in the works as the homeowners let the area evolve to see exactly what their needs are. A collaborative effort-for sure! The challenges included creating three separate areas (mudroom, banquette and butler pantry) with storage and versatility in one existing space. Having this additional space that was not always utilized, the homeowners feel the new addition will become an integral part of the families' living area.

When this private client, a married couple, first approached Álvarez-Díaz & Villalón to build ‘the house of their dreams’ on the grounds of their sprawling family estate, the first challenge was to identify the exact location that would maximize the positive aspects of the topography while affording the most gracious views. Propped up on scaffolding, juggling digital cameras and folding ladders, the design team photographed the property from hundreds of angles before the ideal site was selected. Once the site was selected, construction could begin. The building’s foundation was raised slightly off the ground to disperse geothermal heat. In addition, the designers studied daily sunlight patterns and positioned the structure accordingly in order to warm the swimming pool during the cooler morning hours and illuminate the principal living quarters during the late afternoon. Finally, the main house was designed with functional balconies on all sides: each balcony meticulously planned ~ and precisely positioned ~ to both optimize wind flow and frame the property’s most breath-taking views. Stylistically, the goal was to create an authentic Spanish hacienda. Following Old World tradition, the house was anchored around a centralized interior patio in the Moorish style: enclosed on three sides ~ yet open on the fourth (similar to the Alcázar of Seville) ~ to reveal a reflecting pool ~ and mirror the water motif of the home’s magnificent marble fountain. A bell tower, horseshoe arches, a colonnaded,vineyard-style patio, and ornamental Moorish mosaic tilework (“azulejos”) completed this picturesque portrait of a faraway fantasy world of castles, chivalry, and swordsplay, reminiscent of Medieval Spain. Shortly after completion, this showcase home was showcased on the TVE Spanish television series Spaniards Around The World (Españoles Alrededor Del Mundo) as a prime example of authentic Spanish architecture designed outside the peninsula. Not surprising. After all, the story of a fairy-tale retreat as magical as this one deserves a happy ending.
