The floor beneath the street level has been built as a child’s retreat of sorts. There are four bedrooms linked in pairs by Jack and Jill bathrooms. This, plus twin study centers, an open play room and a small lounge—strategically tucked away from study and play areas—that’s rigged for gaming and TV-watching. On this floor, the vibe is light and airy, with white walls against light hued floors of engineered oak. “They have a great combination of tones, and are more durable than actual wood,” notes Lazar. There is also plenty of custom cabinetry, from desks and drawers to multiple-sized nooks for stowing away toys and books. Though positioned as a children’s floor, it doesn’t have to be. Porcelain fired earth ceramics 18" field tile was installed for a durable floor. An LG Hi-Macs Volcanics Solid Surface material was used on the counter tops featuring built-in food bowls. Hooks were conveniently added for hanging leashes by the door. As if this was not enough, the dogs can exit the mud room and run into the fenced backyard with their own in-ground pool! The dogs love the new amenities but the homeowners have a spectacular kitchen, improved dining/coffee experience, an efficient flow from the kitchen to the backyard, and functional designs to make their life easier.

The peeks of container throughout the home are a nod to its signature architectural detail. Bringing the outdoors in was also important to the homeowners and the designers were able to harvest trees from the property to use throughout the home. Natural light pours into the home during the day from the many purposefully positioned windows.

1950's mid-century modern beach house built by architect Richard Leitch in Carpinteria, California. Leitch built two one-story adjacent homes on the property which made for the perfect space to share seaside with family. In 2016, Emily restored the homes with a goal of melding past and present. Emily kept the beloved simple mid-century atmosphere while enhancing it with interiors that were beachy and fun yet durable and practical. The project also required complete re-landscaping by adding a variety of beautiful grasses and drought tolerant plants, extensive decking, fire pits, and repaving the driveway with cement and brick.

This cocktail lounge is the ultimate nightcap room, designed with a moody, sophisticated ambiance perfect for winding down. Every detail was intentionally darker, from the rich black wood and sleek grey mirrors to the copper metals that complement the room's sultry vibe. The dramatic, graphic porcelain stone adds a striking visual element while being durable enough to withstand whiskey spills and lime acids. The result is a space that feels both intimate and high-end, ideal for those quiet moments at the end of the day.

This bright kitchen features gorgeous white UltraCraft cabinetry and natural wood floors. The island countertop is Mont Blanc honed quartzite with a build-up edge treatment. To contrast, the perimeter countertop is Silver Pearl Leathered granite. All of the elements are tied together in the backsplash which features New Calacatta marble subway tile with a beautiful waterjet mosaic insert over the stove.
