Many people can’t see beyond the current aesthetics when looking to buy a house, but this innovative couple recognized the good bones of their mid-century style home in Golden’s Applewood neighborhood and were determined to make the necessary updates to create the perfect space for their family. In order to turn this older residence into a modern home that would meet the family’s current lifestyle, we replaced all the original windows with new, wood-clad black windows. The design of window is a nod to the home’s mid-century roots with modern efficiency and a polished appearance. We also wanted the interior of the home to feel connected to the awe-inspiring outside, so we opened up the main living area with a vaulted ceiling. To add a contemporary but sleek look to the fireplace, we crafted the mantle out of cold rolled steel. The texture of the cold rolled steel conveys a natural aesthetic and pairs nicely with the walnut mantle we built to cap the steel, uniting the design in the kitchen and the built-in entryway. Everyone at Factor developed rich relationships with this beautiful family while collaborating through the design and build of their freshly renovated, contemporary home. Reverse Shed Eichler This project is part tear-down, part remodel. The original L-shaped plan allowed the living/ dining/ kitchen wing to be completely re-built while retaining the shell of the bedroom wing virtually intact. The rebuilt entertainment wing was enlarged 50% and covered with a low-slope reverse-shed roof sloping from eleven to thirteen feet. The shed roof floats on a continuous glass clerestory with eight foot transom. Cantilevered steel frames support wood roof beams with eaves of up to ten feet. An interior glass clerestory separates the kitchen and livingroom for sound control. A wall-to-wall skylight illuminates the north wall of the kitchen/family room. New additions at the back of the house add several “sliding” wall planes, where interior walls continue past full-height windows to the exterior, complimenting the typical Eichler indoor-outdoor ceiling and floor planes. The existing bedroom wing has been re-configured on the interior, changing three small bedrooms into two larger ones, and adding a guest suite in part of the original garage. A previous den addition provided the perfect spot for a large master ensuite bath and walk-in closet. Natural materials predominate, with fir ceilings, limestone veneer fireplace walls, anigre veneer cabinets, fir sliding windows and interior doors, bamboo floors, and concrete patios and walks. SLEEK CONTEMPORARY Micqui McGowen, Kitchen & Bath Concepts Challenge: Redesign the kitchen area for the original owner who built this home in the early 1970’s. Our design challenge was to create a completely new space that was functional, beautiful and much more open. The original kitchen, storage and utility spaces were outdated and very chopped up with a mechanical closet placed in the middle of the space located directly in front of the only large window in the room. We relocated the mechanical closet and the utility room to the back of the space with a Butler’s Pantry separating the two. The original large window is now revealed with a new lowered eating bar and a second island centered on it, featuring a dramatic linear light fixture above. We enlarged the window over the main kitchen sink for more light and created a new window to the right of the sink with a view towards the pool. The main cooking area of the kitchen features a large island with elevated walnut seating bar and 36” gas cooktop. A full 36” Built-in Refrigerator is located in the Kitchen with an additional Sub-Zero Refrigerator and Freezer located in the Butler’s Pantry. Result: Client’s Dream Kitchen Realized.

This Houston, Texas River Oaks home went through a complete remodel of their master bathroom. Originally, it was a bland rectangular space with a misplaced shower in the center of the bathroom; partnered with a built-in tub against the window. We redesigned the new space by completely gutting the old bathroom. We decided to make the space flow more consistently by working with the rectangular layout and then created a master bathroom with free-standing tub inside the shower enclosure. The tub was floated inside the shower by the window. Next, we added a large bench seat with an oversized mosaic glass backdrop by Lunada Bay "Agate Taiko. The 9’ x 9’ shower is fully enclosed with 3/8” seamless glass. The furniture-like vanity was custom built with decorative overlays on the mirror doors to match the shower mosaic tile design. Further, we bleached the hickory wood to get the white wash stain on the cabinets. The floor tile is 12" x 24" Athena Sand with a linear mosaic running the length of the room. This tranquil spa bath has many luxurious amenities such as a Bain Ultra Air Tub, "Evanescence" with Brizo Virage Lavatory faucets and fixtures in a brushed bronze brilliance finish. Overall, this was a drastic, yet much needed change for my client.

We replaced the brick with a Tuscan-colored stacked stone and added a wood mantel; the television was built-in to the stacked stone and framed out for a custom look. This created an updated design scheme for the room and a focal point. We also removed an entry wall on the east side of the home, and a wet bar near the back of the living area. This had an immediate impact on the brightness of the room and allowed for more natural light and a more open, airy feel, as well as increased square footage of the space. We followed up by updating the paint color to lighten the room, while also creating a natural flow into the remaining rooms of this first-floor, open floor plan. After removing the brick underneath the shelving units, we added a bench storage unit and closed cabinetry for storage. The back walls were finalized with a white shiplap wall treatment to brighten the space and wood shelving for accessories. On the left side of the fireplace, we added a single floating wood shelf to highlight and display the sword. The popcorn ceiling was scraped and replaced with a cleaner look, and the wood beams were stained to match the new mantle and floating shelves. The updated ceiling and beams created another dramatic focal point in the room, drawing the eye upward, and creating an open, spacious feel to the room. The room was finalized by removing the existing ceiling fan and replacing it with a rustic, two-toned, four-light chandelier in a distressed weathered oak finish on an iron metal frame. This award-winning and intimate cottage was rebuilt on the site of a deteriorating outbuilding. Doubling as a custom jewelry studio and guest retreat, the cottage’s timeless design was inspired by old National Parks rough-stone shelters that the owners had fallen in love with. A single living space boasts custom built-ins for jewelry work, a Murphy bed for overnight guests, and a stone fireplace for warmth and relaxation. Renovations made this house bright, open, and modern. In addition to installing white oak flooring, we opened up and brightened the living space by removing a wall between the kitchen and family room and added large windows to the kitchen. In the family room, we custom made the built-ins with a clean design and ample storage. In the family room, we custom-made the built-ins.
