This gorgeous, Chicago townhouse had so many mid century features, but needed an update in the kitchen, two full baths, and fireplace. Hyland Homes designed and remodeled by not only bringing in touches of mid century, but modern and elevated the style that would continue to be "in" for so many years to come!

This Kirkland residence, west of Market Street, is a whole-house remodel and addition by Cutuli Homes, a high-end boutique builder. Almost every surface was rebuilt. The one exception is the original fireplace at the center of the house, which was kept as the historic heart of the plan while the rooms around it were opened, refined, and expanded.
What began as a modest one-story house is now a two-story West of Market home with a formal porch, upper balcony, and bay windows. The exterior is gray-blue clapboard with crisp white trim, a gray shingle roof, and a brick walk and stone garden wall that settle the addition into the street. The addition adds living space without erasing the original cottage scale; the new massing still reads as a neighborhood house, not a teardown.
Inside, the work is millwork-first. Dark cherry cabinets, a center island, stainless appliances, and a continuous wood crown wrap the kitchen. The living room is framed in the same stained wood: coffered beams, tall divided-light windows, and French doors to the garden. A child’s room in the bay uses built-in seating, book storage under the bench, and matching wood furniture. The primary bath is a quiet pair of wood vanities with stone tops, framed mirrors, and sconces, looking through to the bedroom. Hardwood floors, stone, and painted plaster keep the palette grounded so the wood can carry the house.
The style is Pacific Northwest traditional: classic trim and proportion, not a period replica. Materials are meant to last in a Kirkland climate—painted siding, stained hardwood, stone, and stainless—while the original fireplace remains the one piece that was not remade.

"Blinds for the stairwell! But these aren’t any blinds–those wouldn’t do–these are motorized shades and we’re more than a little excited about them."

The entryway/foyer is all new. Previously it was our front porch. I found the perfect cabinets for the area, and added framed photos to personalize the space.

Staging a vacant home or “Use Your Imagination Here”. To stage or not to stage a vacant home is the financial question. It is certainly less expensive to put a vacant home on the market but then what. We have seconds for the online photos to make an impression. Will those photos show an inviting, livable space or an empty space that should have the caption “Use Your Imagination Here”.
A staged home shows clearly the scale and function of the space with the added bonus of being PRETTY! Without staging the scale of the vacant space is open to interpretation and that is not always a good plan.
According to RESA (Real Estate Stagers Association) investing a bit in staging will sell the house faster and for more money. So, contact me at GYST.hsc@gmail.com

The dining room furniture I have had forever! I've slip covered the chairs many times over the years, which has been much cheaper than replacing the dining room set.

My daughter decorated her room, all by herself :). I have to say that I was pleasantly surprised, and thought her room turned out beautiful! She wanted a white and tiffany blue room, with a beachy feel. She created a gallery wall with a variety of teal and white cottage frames.
