The client was keen on green which was kept in mind while designing. A few characteristic traits of the client’s own personal style were identified by the designer and implemented hence the feel of the home was unconventionally ethnic, green and fluid. Thus the home was a result of the client’s own personal taste meeting the designers signature stroke.

New Additions to Hoover + Hill This project is a continuation of the renovation and updating work Flavin Architects had previously completed at the 1958 Wales house, designed by architect Henry Hoover and Walter Hill. Our clients, a young family, desired more space for guests, a home office, a yoga studio, and covered car parking. The challenge was to respect the architects’ original vision and not to interfere with the perfect cruciform plan of the house. To accomplish these goals, we converted the existing garage/workshop structure into a guest house and then designed a new, separate carport/storage building. The new carport building shares the low-slope gable of the original Hoover structure. The post and beam structure characteristic of Hoover’s design is updated through the use of galvanized steel posts and I beams. The galvanized beams cantilever to support a sheltered walkway leading from the parking to a guest house terrace defined in relationship to the three structures surrounding it. The terrace is paved in slate with a central rain garden. Wood lattice clads the carport, providing good ventilation and letting the building glow like a lantern at night. Our guest house renovation celebrates the unique structural timber ceiling of the original garage. We replaced opaque plywood trusses with a slender cable truss structurally engineered by Webb Structural Services. This cable truss allows for a view of the timber ceiling. A wall of glass facing the courtyard replaced the original garage door. A murphy bed in the rear room enables quick conversion from guest quarters to weight room.

Interior Designer Brad McCallum Creates Two Stunning Spaces The first of these two projects features a unique basement designed for Canadian gold-medal Olympian, Ben Herbert. He and his wife wanted to create a space that offered versatility so they could not only host company in it but also display memorabilia from Herbert’s travels and career as a professional curler. Keeping the couple’s design goals in mind, interior designer Brad McCallum incorporated Eldorado Stone’s Chapel Hill Stacked stone with refined wood cabinetry. McCallum beautifully reflected the home’s close proximity to the Canadian Rocky Mountains through the addition of rough hewn stone, all the while maintaining a sense of refinement with clean lines, lustrous stainless steel fixtures, and horizontal design. The second of McCallum’s projects was to overhaul the design of a family’s wet bar and devise a way to achieve the owners’ hopes for a design that married rustic and contemporary styles together. McCallum combined opposing pastoral elements to create an unexpected harmony between the textures of stone and did so successfully. The smoothness of maple wood evoked modern characteristics accentuated by the tight joints and horizontal lines of Eldorado Stone’s Chapel Hill Stacked Stone. In both projects, McCallum created a sense of continuity with the design that paved the way for his clients’ spaces to be one-of-a-kind. Weathered and refined. Grey floors have become the hottest design trend, but not all greys are the same. For Nevis, we aim to provide a pattern that errs to the modern side, while still evoking some rustic elements. This isn’t outright reclaimed, but it’s just wild enough to not be monotone either. The most important specification for determining the durability of vinyl flooring is the thickness of the wear-layer. The best wear-layers are made of thick, clear virgin PVC, which covers the paper print-film that gives the floor its unique appearance. Once the wear-layer wears through, the paper is damaged and the floor will need replacement. Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a “super” commercial spec of 28 mil (0.7 mm). For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors’ 10 year Commercial Warranty. Beyond our superior wear-layer, we also use a patented click mechanism for superior hold, and a ceramic-bead coating. SIZE MATTERS Wider and longer planks create a sense of space and luxury. Most vinyl floors come in 6” or 7” widths, and 36” or 48” lengths. For Modin, we designed our planks to be 9” wide, and 60” long. This extra large size allows our gorgeous designs to be fully expressed. DETAILS THAT COUNT We made sure to get all the details right. Real texture, to create the feel of wire-brushed wood. Low sheen level, to ensure a natural look that wears well over time. 4-sided bevels, to more accurately emulate the look of real planks. Rachel Kay - Applebox Imaging This model home is in a community at the foot of the Texas Hill Country. The setting is bucolic and appeals to families as well as active adults – the target market for this model home. The builder, Brookfield Residential, offers four distinct styles of homes, one of which is the Modern Farmhouse. The design is focused on blending modern trends with traditional farmhouse characteristics. Traditional farmhouse interiors were simple and practical. Walls were often whitewashed wood, white or light paint. Hardwood floors were lightly stained and varnished for a natural look. Bringing exterior siding and board and batten inside gives dimension and interest to white walls. A barn door opens into a study niche at the entry and the popped-up ceiling is enhanced with board and batten. The most popular features of this home include the open floor plan, large kitchen that opens to the great room and outdoor covered patio and the master suite with over-sized shower and walk-in closet. The lines between indoor and outdoor are blurred by the nano sliding doors that open up the house to the back porch.

The goal for this Point Loma home was to transform it from the adorable beach bungalow it already was by expanding its footprint and giving it distinctive Craftsman characteristics while achieving a comfortable, modern aesthetic inside that perfectly caters to the active young family who lives here. By extending and reconfiguring the front portion of the home, we were able to not only add significant square footage, but create much needed usable space for a home office and comfortable family living room that flows directly into a large, open plan kitchen and dining area. A custom built-in entertainment center accented with shiplap is the focal point for the living room and the light color of the walls are perfect with the natural light that floods the space, courtesy of strategically placed windows and skylights. The kitchen was redone to feel modern and accommodate the homeowners busy lifestyle and love of entertaining. Beautiful white kitchen cabinetry sets the stage for a large island that packs a pop of color in a gorgeous teal hue. A Sub-Zero classic side by side refrigerator and Jenn-Air cooktop, steam oven, and wall oven provide the power in this kitchen while a white subway tile backsplash in a sophisticated herringbone pattern, gold pulls and stunning pendant lighting add the perfect design details. Another great addition to this project is the use of space to create separate wine and coffee bars on either side of the doorway. A large wine refrigerator is offset by beautiful natural wood floating shelves to store wine glasses and house a healthy Bourbon collection. The coffee bar is the perfect first top in the morning with a coffee maker and floating shelves to store coffee and cups. Luxury Vinyl Plank (LVP) flooring was selected for use throughout the home, offering the warm feel of hardwood, with the benefits of being waterproof and nearly indestructible - two key factors with young kids! For the exterior of the home, it was important to capture classic Craftsman elements including the post and rock detail, wood siding, eves, and trimming around windows and doors. We think the porch is one of the cutest in San Diego and the custom wood door truly ties the look and feel of this beautiful home together.

Southern Beach Getaway in WaterColor Private Residence / WaterColor, Florida Architect: Geoff Chick & Associates Builder: Chris Clark Construction The E. F. San Juan team collaborated closely with architect Geoff Chick, builder Chris Clark, interior designer Allyson Runnels, and the homeowners to bring their design vision to reality. This included custom interior and exterior millwork, pecky cypress ceilings in various rooms of the home, different types of wall and ceiling paneling in each upstairs bedroom, custom pecky cypress barn doors and beams in the master suite, Euro-Wall doors in the living area, Weather Shield windows and doors throughout, Georgia pine porch ceilings, and Ipe porch flooring. Challenges: Allyson and the homeowners wanted each of the children’s upstairs bedrooms to have unique features, and we addressed this from a millwork perspective by producing different types of wall and ceiling paneling for each of these rooms. The homeowners also loved the look of pecky cypress and wanted to see this unique type of wood featured as a highlight throughout the home. Solution: In the main living area and kitchen, the coffered ceiling presents pecky cypress stained gray to accent the tiled wall of the kitchen. In the adjoining hallway, the pecky cypress ceiling is lightly pickled white to make a subtle contrast with the surrounding white paneled walls and trim. The master bedroom has two beautiful large pecky cypress barn doors and several large pecky cypress beams that give it a cozy, rustic yet Southern coastal feel. Off the master bedroom is a sitting/TV room featuring a pecky cypress ceiling in a stunning rectangular, concentric pattern that was expertly installed by Edgar Lara and his skilled team of finish carpenters. We also provided twelve-foot-high floor-to-ceiling Euro-Wall Systems doors in the living area that lend to the bright and airy feel of this space, as do the Weather Shield windows and doors that were used throughout the home. Finally, the porches’ rich, South Georgia pine ceilings and chatoyant Ipe floors create a warm contrast to the bright walls, columns, and railings of these comfortable outdoor spaces.
