The goal for this Point Loma home was to transform it from the adorable beach bungalow it already was by expanding its footprint and giving it distinctive Craftsman characteristics while achieving a comfortable, modern aesthetic inside that perfectly caters to the active young family who lives here. By extending and reconfiguring the front portion of the home, we were able to not only add significant square footage, but create much needed usable space for a home office and comfortable family living room that flows directly into a large, open plan kitchen and dining area. A custom built-in entertainment center accented with shiplap is the focal point for the living room and the light color of the walls are perfect with the natural light that floods the space, courtesy of strategically placed windows and skylights. The kitchen was redone to feel modern and accommodate the homeowners busy lifestyle and love of entertaining. Beautiful white kitchen cabinetry sets the stage for a large island that packs a pop of color in a gorgeous teal hue. A Sub-Zero classic side by side refrigerator and Jenn-Air cooktop, steam oven, and wall oven provide the power in this kitchen while a white subway tile backsplash in a sophisticated herringbone pattern, gold pulls and stunning pendant lighting add the perfect design details. Another great addition to this project is the use of space to create separate wine and coffee bars on either side of the doorway. A large wine refrigerator is offset by beautiful natural wood floating shelves to store wine glasses and house a healthy Bourbon collection. The coffee bar is the perfect first top in the morning with a coffee maker and floating shelves to store coffee and cups. Luxury Vinyl Plank (LVP) flooring was selected for use throughout the home, offering the warm feel of hardwood, with the benefits of being waterproof and nearly indestructible - two key factors with young kids! For the exterior of the home, it was important to capture classic Craftsman elements including the post and rock detail, wood siding, eves, and trimming around windows and doors. We think the porch is one of the cutest in San Diego and the custom wood door truly ties the look and feel of this beautiful home together.

Just like in the french louvered door we have added a semi-gloss black iron window frame over tempered clear glass. One of the benefits of a reclaimed wood garage door is that the aged wood comes from old trees that provide longer wider boards. As shown in this project the long wide planks make this modern garage door fit nicely with this Newport Modern house. There are several benefits of using reclaimed timber. Because we live in a world where supply is ever shrinking as we diminish our natural resources, in addition to, over-forestation and the ever growing environmental concerns of global warming or pollutants and wood Beatles killing 15 million trees in our forests of the past decade. Using reclaimed wood helps to preserve our forests and reduces the need for cutting young trees to keep up with the growing demand for timber. The other benefit of using the old timber from barns and old structures has to do with the maturation of the tree originally. Back in the day the only cut mature trees that had reached full potential growth. This wood tends to be stringer and less likely to split or fracture. What they call virgin timber is young trees that are softer and have a greater potential to split. Using reclaimed timber give you yet one more added benefit too, the wood has been aged in an environment that allows the wood to naturally preserve and tarnish with unique characteristics. The wood in old buildings has expanded and contracted constantly over the years and has fully dried out, making it more durable and less prone to warping and splitting. Old wood also tends to have a dense grain making it more stable. Those are natural design elements that make each reclaimed door different! Not one door will be exactly the same. Since the wood has naturally preserved and tarnished then all you have to do is apply a clear coat to the door and you’re done! Thus, leaving your garage, a beautiful naturally finished garage door, that is full of rustic beauty and charm. The wood has done what the wood is going to do and colors and scars tell the 100 year plus, history. What could be more original and charming than a reclaimed wood garage door from Ziegler! You should always remember that reclaimed timber is itself, a finite resource. There are only so many old structures out there to source the wood from and eventually these too will become unavailable. This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come.

Southern Beach Getaway in WaterColor Private Residence / WaterColor, Florida Architect: Geoff Chick & Associates Builder: Chris Clark Construction The E. F. San Juan team collaborated closely with architect Geoff Chick, builder Chris Clark, interior designer Allyson Runnels, and the homeowners to bring their design vision to reality. This included custom interior and exterior millwork, pecky cypress ceilings in various rooms of the home, different types of wall and ceiling paneling in each upstairs bedroom, custom pecky cypress barn doors and beams in the master suite, Euro-Wall doors in the living area, Weather Shield windows and doors throughout, Georgia pine porch ceilings, and Ipe porch flooring. Challenges: Allyson and the homeowners wanted each of the children’s upstairs bedrooms to have unique features, and we addressed this from a millwork perspective by producing different types of wall and ceiling paneling for each of these rooms. The homeowners also loved the look of pecky cypress and wanted to see this unique type of wood featured as a highlight throughout the home. Solution: In the main living area and kitchen, the coffered ceiling presents pecky cypress stained gray to accent the tiled wall of the kitchen. In the adjoining hallway, the pecky cypress ceiling is lightly pickled white to make a subtle contrast with the surrounding white paneled walls and trim. The master bedroom has two beautiful large pecky cypress barn doors and several large pecky cypress beams that give it a cozy, rustic yet Southern coastal feel. Off the master bedroom is a sitting/TV room featuring a pecky cypress ceiling in a stunning rectangular, concentric pattern that was expertly installed by Edgar Lara and his skilled team of finish carpenters. We also provided twelve-foot-high floor-to-ceiling Euro-Wall Systems doors in the living area that lend to the bright and airy feel of this space, as do the Weather Shield windows and doors that were used throughout the home. Finally, the porches’ rich, South Georgia pine ceilings and chatoyant Ipe floors create a warm contrast to the bright walls, columns, and railings of these comfortable outdoor spaces. This 4,800 square-foot guesthouse is a three-story residence consisting of a main-level master suite, upper-level guest suite, and a large bunkroom. The exterior finishes were selected for their durability and low-maintenance characteristics, as well as to provide a unique, complementary element to the site. Locally quarried granite and a sleek slate roof have been united with cement fiberboard shingles, board-and-batten siding, and rustic brackets along the eaves. The public spaces are located on the north side of the site in order to communicate with the public spaces of a future main house. With interior details picking up on the picturesque cottage style of architecture, this space becomes ideal for both large and small gatherings. This kitchen is a display for an Abt Appliance showroom and includes ten appliances and two hoods within a relatively small footprint. Custom Amish-made cabinets integrates all appliances into a warm and inviting living space. The cabinets were painted using an old-school brushing technique that softens the appearance of an all-white kitchen, and a combination of frameless and inset styles was called upon to give a vintage feel while maximizing space. 1″ thick doors and drawer heads were specified to give the cabinetry a deeply carved presence. Dark stained walnut was selected as an accent color in the open areas above the ovens and refrigerators and behind the curved mullion glass doors. Where possible, matching wood fronts were made to camouflage and conceal the dishwasher, warming drawer, and built-in refrigerator and freezer. The tile backsplash creates a cohesive look with three very distinct focal points. The field tile is consistent, but the areas behind the cooktop, range, and sink show a unique detail. The marble tile floor with a basket weave centerpiece ties the cabinetry and wall tile together. Countertops are cambria in Torquay color, which mimics the appearance of Carrara Marble but has the physical characteristics of quartz material. The edge was built up to 6 centimeters and features an edge detail designed to mirror the routing on the cabinet doors.

San Rafael Overview: This garden project began with the demolition of an existing pool and decks cantilevered over a hillside. The garden was originally a Japanese-themed garden retreat and free-form shaped pool. While the client wanted to update and replace many elements, they sought to keep the free-form characteristics of the existing design and repurpose existing materials. BK Landscape Design created a new garden with revetment walls and steps to a succulent garden with salvaged boulders from the pool and pool coping. We built a colored concrete path to access a new wood trellis constructed on the center-line view from the master bedroom. A combination of Bay friendly, native and evergreen plantings were chosen for the planting palette. The overhaul of the yard included low-voltage lighting and minimal drainage. A new wood deck replaced the existing one at the entrance as well as a deck off of the master bedroom that was also constructed from repurposed materials. The style mimics the architectural detail of the mansard roof and simple horizontal wood siding of the house. After removing a juniper (as required by the San Rafael Fire Department within the Wildland-Urban interface) we designed and developed a full front-yard planting plan. All plants are Bay-Friendly, native, and irrigated with a more efficient in-line drip irrigation system to minimize water use. Low-voltage lighting and minimal drainage were also part of the overhaul of the front yard redesign.

Interior Designer Brad McCallum Creates Two Stunning Spaces The first of these two projects features a unique basement designed for Canadian gold-medal Olympian, Ben Herbert. He and his wife wanted to create a space that offered versatility so they could not only host company in it but also display memorabilia from Herbert’s travels and career as a professional curler. Keeping the couple’s design goals in mind, interior designer Brad McCallum incorporated Eldorado Stone’s Chapel Hill Stacked stone with refined wood cabinetry. McCallum beautifully reflected the home’s close proximity to the Canadian Rocky Mountains through the addition of rough hewn stone, all the while maintaining a sense of refinement with clean lines, lustrous stainless steel fixtures, and horizontal design. The second of McCallum’s projects was to overhaul the design of a family’s wet bar and devise a way to achieve the owners’ hopes for a design that married rustic and contemporary styles together. McCallum combined opposing pastoral elements to create an unexpected harmony between the textures of stone and did so successfully. The smoothness of maple wood evoked modern characteristics accentuated by the tight joints and horizontal lines of Eldorado Stone’s Chapel Hill Stacked Stone. In both projects, McCallum created a sense of continuity with the design that paved the way for his clients’ spaces to be one-of-a-kind. New Additions to Hoover + Hill This project is a continuation of the renovation and updating work Flavin Architects had previously completed at the 1958 Wales house, designed by architect Henry Hoover and Walter Hill. Our clients, a young family, desired more space for guests, a home office, a yoga studio, and covered car parking. The challenge was to respect the architects’ original vision and not to interfere with the perfect cruciform plan of the house. To accomplish these goals, we converted the existing garage/workshop structure into a guest house and then designed a new, separate carport/storage building. The new carport building shares the low-slope gable of the original Hoover structure. The post and beam structure characteristic of Hoover’s design is updated through the use of galvanized steel posts and I beams. The galvanized beams cantilever to support a sheltered walkway leading from the parking to a guest house terrace defined in relationship to the three structures surrounding it. The terrace is paved in slate with a central rain garden. Wood lattice clads the carport, providing good ventilation and letting the building glow like a lantern at night. Our guest house renovation celebrates the unique structural timber ceiling of the original garage. We replaced opaque plywood trusses with a slender cable truss structurally engineered by Webb Structural Services. This cable truss allows for a view of the timber ceiling. A wall of glass facing the courtyard replaced the original garage door. A murphy bed in the rear room enables quick conversion from guest quarters to weight room.
