Built in the pre Civil War era (est. 1830's), this historic barn's addition was built to match with its notably beautiful characteristics and to maintain its integrity. It was custom built with rough sawn eastern Hemlock fibers and cladding. The walls were poured concrete walls with a stucco finish to give it a strong, durable, and rustic feel. Each custom door and window was designed to have a specific purpose for the barn's functionality and client's needs. As a full working barn that includes horses, the cutest donkey, chickens, and ducks, a standing seam roof was installed with solar panels to give daily power to these amazing animals. Coinciding with its history, the barn's floor bricks were repurposed from Second Chance in Baltimore, Maryland.

This signature design is a masterpiece of simplicity. The clean lines and effortless minimalism emanate a panache that is characteristic of the stylish and swanky Malibu lifestyle. The bravura of the Malibu is the essence of chic.

Located on the south side of Dune Road, facing the beach and the Atlantic Ocean, this existing house required a complete exterior re-design in addition to partial interior renovation work. The original structure was a somewhat complex composition of volumes that stepped in and out, vertically and horizontally, combined with sloped glass roofs in several locations. All exterior walls were clad in white composite paneling, which gave the house a massive appearance divorced from its context. It was clear that mere cosmetic improvements would not suffice, so the new design stripped the entire exterior down to the structure. The house was then reshaped and reformed to simplify the overall geometry, while expressing the key volumes in the parti. Within the newly articulated massing, windows are either cut or chiseled into the elevations to create relief. From the street the house is three stories high, including the basement, whereas from the beach it has only two stories. Sapele hardwood siding was selected for it’s durability and weathering characteristics. All the cladding is vertically oriented, with an open slat format for the upper two levels and a closed joint board format for the lower level. The open wood slats allow light to filter through the façade, especially at the large sloped skylight over the double height entry where a slatted screen provides privacy at night and solar control during the day.

The new owners of this house in Harvard, Massachusetts loved its location and authentic Shaker characteristics, but weren’t fans of its curious layout. A dated first-floor full bathroom could only be accessed by going up a few steps to a landing, opening the bathroom door and then going down the same number of steps to enter the room. The dark kitchen faced the driveway to the north, rather than the bucolic backyard fields to the south. The dining space felt more like an enlarged hall and could only comfortably seat four. Upstairs, a den/office had a woefully low ceiling; the master bedroom had limited storage, and a sad full bathroom featured a cramped shower. KHS proposed a number of changes to create an updated home where the owners could enjoy cooking, entertaining, and being connected to the outdoors from the first-floor living spaces, while also experiencing more inviting and more functional private spaces upstairs. On the first floor, the primary change was to capture space that had been part of an upper-level screen porch and convert it to interior space. To make the interior expansion seamless, we raised the floor of the area that had been the upper-level porch, so it aligns with the main living level, and made sure there would be no soffits in the planes of the walls we removed. We also raised the floor of the remaining lower-level porch to reduce the number of steps required to circulate from it to the newly expanded interior. New patio door systems now fill the arched openings that used to be infilled with screen. The exterior interventions (which also included some new casement windows in the dining area) were designed to be subtle, while affording significant improvements on the interior. Additionally, the first-floor bathroom was reconfigured, shifting one of its walls to widen the dining space, and moving the entrance to the bathroom from the stair landing to the kitchen instead. These changes (which involved significant structural interventions) resulted in a much more open space to accommodate a new kitchen with a view of the lush backyard and a new dining space defined by a new built-in banquette that comfortably seats six, and -- with the addition of a table extension -- up to eight people. Upstairs in the den/office, replacing the low, board ceiling with a raised, plaster, tray ceiling that springs from above the original board-finish walls – newly painted a light color -- created a much more inviting, bright, and expansive space. Re-configuring the master bath to accommodate a larger shower and adding built-in storage cabinets in the master bedroom improved comfort and function. To appreciate reclaimed materials is to embrace the allure of imperfection. The designer term for this is wabi-sabi, a Japanese philosophy that celebrates the beauty of aesthetic imperfections. Every mark bears an element in the tapestry of the wood's life. Like a scar with a story, these characteristics are unique, adding to the inherent beauty of the material. Light, bright and inviting, a beautiful entertainer’s kitchen that combines modern features with beachside characteristics. The open-plan layout connecting with a long Island bench, perfect when you need extra space to prepare a meal, it doubles as casual dining space for guests to eat around or enjoy a glass of wine while having a chat. Striking pendant lighting draws the eye towards the spectacular white profile joinery, that actually works to reflect natural lighting and maximise window views. The blue tone acts as a sophisticated backdrop, a statement against the stone countertop leading up and into the splash back, engineered stone in Casablanca form Stone Ambassador helps to open the space and creates the illusion of a larger area. White leather bar stools are a great casual seating option, and a contrast to the "Dulux Sharp Blue” colour palette used on the Island cabinetry. Smartly positioned bar is a nice addition in this entertainer's space, creating an elegant and also practical storage solution, kept away from plain sight but nearby and handy when situations call for a celebration or a relaxing sip before bed. This cleverly designed area is complete with wine fridge, wine rack and shelves for storage. The Ultimate adjoining laundry flowing directly from the kitchen, it’s vital that the design is both practical and functional. Materials continue into this space with the exception of the splash back, the use of textured tiles in a herringbone pattern adds an extra eye-catching element to this desirable laundry space. Ample storage is necessary in your laundry, this space includes a combination of cupboards, overhead, drawers and bench top space, and the inclusion of tall cupboards allowing you to store brooms, mops and vacuum cleaners out of sight. Elements of blue that echo the outside connecting the kitchen and garden, allowing a free- flowing design and plenty of natural light, throw open the doors and straight onto the pool.

The original house at this estate had builder-grade characteristics, so we took many of the walls down to create a more open layout. This immediately modernized the house and allowed for a more comfortable, contemporary flow for the homeowner. The unique design choices: gray cabinetry in the kitchen, dark gray doors, rooms painted eggplant and even black, along with ornate, high-end light fixtures, wallpaper and wall coverings, combine for real standout moments in every room. Yet the overall feel of the home remains cozy and inviting.

This Craftsman-style bathtub brings a sleek, clean, and sophisticated look to the master bathroom. Its timeless design enhances the space with an elegant simplicity, perfectly embodying the refined craftsmanship characteristic of the Craftsman aesthetic.

The large front porch is a symbol of Southern hospitality. We used Aeritas, an extruded PVC tongue & groove porch plank, for the flooring. This product has been approved for use in many historic districts around the country.
