This existing home was originally built circa 1919, and was ready for a major renovation. As was characteristic of the period in which the home was built, the existing spaces were small and closed in. The design concept included removing walls on first floor for a thoroughly updated and open living / dining / kitchen space, as well as creating a new first floor powder room and entry. Great care was taken to preserve and embrace original period details, including the wood doors and hardware (which were all refinished and reused), the existing stairs (also refinished), and an existing brick pier was exposed to restore some of the home’s inherent charm. The existing wood flooring was also refinished to retain the original details and character. This homeowner’s outdoor living area was redesigned to add some elegant characteristics. In order to do this, various materials were used. The retaining walls found along the property were made from PA Fieldstone Wallstone. The textures and various colors found throughout this stone easily enhance the outdoor area and offer visual stimulation. Ashler pattern brownstone was used throughout the patio, creating a clean and polished look. This patio surrounded a beautiful swimming pool that was aligned with brownstone caps along the border.The materials that were used in this landscape exterior created a relaxing and enjoyable space, perfect for the family.

This 1,000 square foot backyard residence was designed to comply with the requirements of Seattle’s Detached Accessory Dwelling Unit (DADU) program, and can be permitted on most residential properties as a secondary residence, office or rental unit. The overall form is reminiscent of a traditional gable roofed house allowing the DADU to fit in well in suburban neighborhoods, while the specific design, material expression and openness are decidedly more modern.
