The dining room is the first room seen from the entry and is designed to provide unobstructed views of the lake and greenery through it’s 12’ high floor to ceiling and wall-to-wall glazing. A buffet for serving and storage seems to float in the 14’ width which was accomplished with a steel beam concealed within the cabinetry. The owner of this Franklin home, completed in 2017, selected the light fixture early in the design process and wanted to ensure the rest of the design was clean and that this was a focal point. The ceiling features a reveal in the drywall around the perimeter along with layered dry-wall on the ceiling to create an interesting but subtle texture. The dining room has access to the kitchen, through two extra deep dry-walled arches. Access to the adjacent sitting room through two pairs of custom steel and glass French doors.

Our team helped a growing family transform their recent house purchase into a home they love. Working with architect Tom Downer of Downer Associates, we opened up a dark Cape filled with small rooms and heavy paneling to create a free-flowing, airy living space. The “new” home features a relocated and updated kitchen, additional baths, a master suite, mudroom and first floor laundry – all within the original footprint.

As part of our service we advise customers on best practice for maintaining the appearance of the floor and I’m happy to report this client in Ampthill who has a Terracotta tiled floor that we had fully restored a few years ago had followed to the letter.
Having two dogs and two children, the floor gets a lot of traffic and as expected over a period of time the sealer does wear thin in the busier areas. Should the sealer become too damaged dirt can get underneath and gradually the seal will deteriorate to the point where restoration will be needed again.
By keeping on top of the maintenance our client has kept a beautiful terracotta floor in great condition however as the sealer was wearing he called us back to do a maintenance clean and top up the sealer an activity which we are able to complete in one day rather than the several days needed to do a full restoration.
To maintain the floor, I applied a Tile Doctor fine diamond burnishing pad fitted to a rotary machine and with a little water sprayed onto the tiles to lubricate the process the top was burnished, this took the dirt off the top of the tiles and left a clean surface to top up the seal. The floor was then rinsed to remove the soil generated by the process.
Having removed any damaged sealer an industrial air mover was switched on to get the floor as dry as possible, we then tested the damp levels at various intervals until the floor was dry for re-sealing.
To re-seal two coats of Tile Doctor Seal and Go we applied to the floor allowing the first coat to dry before applying the second. Once the second coat had dried a white polishing pad was used to buff the tiles.

This extremely dirty and dull Victorian tiled hallway floor was at a house in Westcliffe on Sea near Southend. The tiles were well overdue for a deep clean and having worked on many of these types of floors before I was confident we could do the job.
Any sealer that was originally present had worn off years earlier so I went straight in with a strong solution of Tile Doctor Pro-Clean diluted 1:1 with water. This was applied to the floor and left to soak in for ten minutes before being worked into the tiles with a black scrubbing pad fitted to a rotary buffing machine.
The soiled cleaning solution was then removed using a wet vacuum and the floor was rinsed. The process was then repeated a few times to ensure all the ingrained dirt had been removed and we also tackled a few paint splashes that became evident. The floor was given a final and thorough rinse with water to ensure all trace of cleaning products had been removed and dried as much as possible using a wet vacuum.
The Victorian tiles were left to dry out for two days before we returned and the floor checked for dampness using a damp meter. Everything checked out OK so we proceeded to seal the tiles using numerous coats of Tile Doctor Seal and Go which is our recommended sealer for Victorian tiles as it gives a nice low sheen effect that enhances their appearance as well as protecting them from future staining.

This modern custom home is a beautiful blend of thoughtful design and comfortable living. No detail was left untouched during the design and build process. Taking inspiration from the Pacific Northwest, this home in the Washington D.C suburbs features a black exterior with warm natural woods. The home combines natural elements with modern architecture and features clean lines, open floor plans with a focus on functional living.

It’s lucky to have such a great space to work with when creating our coastal vision for the master bedroom. We centered this design around one of our favorite coastal style beds of all time, the solid oak Thomas Bina Otis Poster Bed. To soften the space, we wrapped the room in a textural wallpaper. Once again, we injected color and pattern into the design through the soft materials, like the bedding and the sophisticated koi fish print from Schumacher on our Ella rattan chair from Palecek. The master bedroom was our client’s whimsical getaway and the process from the floor planning and design schematics, to 3D renderings and then the final photography, it was just beautiful.

A simple desert plant palette complements the clean Modernist lines of this Arcadia-area home. Architect C.P. Drewett says the exterior color palette lightens the residence’s sculptural forms. “We also painted it in the springtime,” Drewett adds. “It’s a time of such rejuvenation, and every time I’m involved in a color palette during spring, it reflects that spirit.”
Featured in the November 2008 issue of Phoenix Home & Garden, this "magnificently modern" home is actually a suburban loft located in Arcadia, a neighborhood formerly occupied by groves of orange and grapefruit trees in Phoenix, Arizona. The home, designed by architect C.P. Drewett, offers breathtaking views of Camelback Mountain from the entire main floor, guest house, and pool area. These main areas "loft" over a basement level featuring 4 bedrooms, a guest room, and a kids' den. Features of the house include white-oak ceilings, exposed steel trusses, Eucalyptus-veneer cabinetry, honed Pompignon limestone, concrete, granite, and stainless steel countertops. The owners also enlisted the help of Interior Designer Sharon Fannin. The project was built by Sonora West Development of Scottsdale, AZ.

Elaine says there are many factors to remember during the IKEA design and installation process.
She explains: “First, it’s important to stay calm, and be flexible. Our kitchen was quite large and the IKEA store representative who completed the order made many mistakes. So, I made many trips to IKEA to buy extra parts.”
She continues: “Also, go early to IKEA and don’t wait until the last minute. I couldn’t get to IKEA until the last day of the IKEA kitchen sale but that wasn’t a good idea!”
From a product standpoint, she says that she would not recommend the IKEA push openers for cabinet doors.
“I wanted a flush look on the tall cabinets and wall cabinets without any knobs or pulls. IKEA’s push openers were not strong enough for the horizontal wall cabinet doors that swing open from the bottom,” she says.
Ultimately though, Elaine says she couldn’t be happier with the results of her modern, white IKEA kitchen.
“My initial concern was whether the kitchen would look as nice as I had envisioned. I have to say that the actual kitchen has exceeded my expectations and looks better than anticipated!” she concludes.

A vaulted ceiling carries a modern and casual kitchen and open living space with an overlook into a deep Californian canyon. This sophisticated yet ultra-feminine condominium in one of the oldest and most prestigious neighborhoods in San Francisco was decorated with entertaining in mind. The all-white upholstery, walls, and carpets are surprisingly durable with materials made to suit the lifestyle of a Tech boss lady. Custom artwork and thoughtful accessories complete the look.

When a world class sailing champion approached us to design a Newport home for his family, with lodging for his sailing crew, we set out to create a clean, light-filled modern home that would integrate with the natural surroundings of the waterfront property, and respect the character of the historic district.
Our approach was to make the marine landscape an integral feature throughout the home. One hundred eighty degree views of the ocean from the top floors are the result of the pinwheel massing. The home is designed as an extension of the curvilinear approach to the property through the woods and reflects the gentle undulating waterline of the adjacent saltwater marsh. Floodplain regulations dictated that the primary occupied spaces be located significantly above grade; accordingly, we designed the first and second floors on a stone “plinth” above a walk-out basement with ample storage for sailing equipment. The curved stone base slopes to grade and houses the shallow entry stair, while the same stone clads the interior’s vertical core to the roof, along which the wood, glass and stainless steel stair ascends to the upper level.
One critical programmatic requirement was enough sleeping space for the sailing crew, and informal party spaces for the end of race-day gatherings. The private master suite is situated on one side of the public central volume, giving the homeowners views of approaching visitors. A “bedroom bar,” designed to accommodate a full house of guests, emerges from the other side of the central volume, and serves as a backdrop for the infinity pool and the cove beyond.
Also essential to the design process was ecological sensitivity and stewardship. The wetlands of the adjacent saltwater marsh were designed to be restored; an extensive geo-thermal heating and cooling system was implemented; low carbon footprint materials and permeable surfaces were used where possible. Native and non-invasive plant species were utilized in the landscape. The abundance of windows and glass railings maximize views of the landscape, and, in deference to the adjacent bird sanctuary, bird-friendly glazing was used throughout.
