Our busy lawyer couple, with three close-knit children, had recently purchased a home that was modern on the outside, but dated on the inside. They loved the feel, but knew it needed a major overhaul. Being incredibly busy and having never taken on a renovation of this scale, they knew they needed help to make this space their own. Upon a previous client referral, they called on Pulp to make their dreams a reality. Then ensued a down to the studs renovation, moving walls and some stairs, resulting in dramatic results. Beth and Carolina layered in warmth and style throughout, striking a hard-to-achieve balance of livable and contemporary. The result is a well-lived in and stylish home designed for every member of the family, where memories are made daily.

Ernesto Santalla was approached to create a new home for two Washington, DC lawyers wishing to downsize their living space. The move took them from a row house in Washington's historic Dupont Circle neighborhood to a two bedroom apartment in the vibrant, up-and-coming U Street Corridor. Our task was to transform a rather plain and generic apartment into a custom, sophisticated space in a few strategic moves. Ceiling details serve to define functional areas of the living space without creating divisions. Changing some doors from wood to frosted glass, creates a sense of continuity between spaces, and allows light to travel between spaces. Lighting was inserted strategically, to enhance certain functions of the home. The kitchen was partially enclosed with a plane of frosted glass to create visual separation from the main living space while still allowing natural light to filter in from the expansive wall of floor-to-ceiling windows. Color was used to reinforce the architectural intent and simplify spaces, such as the entry, which as many doors and frames. Furniture was selected to blend with the client's collection of heirloom pieces, creating a sophisticated juxtaposition. Well-traveled. Relaxed. Timeless. Our well-traveled clients were soon-to-be empty nesters when they approached us for help reimagining their Presidio Heights home. The expansive Spanish-Revival residence originally constructed in 1908 had been substantially renovated 8 year prior, but needed some adaptations to better suit the needs of a family with three college-bound teens. We evolved the space to be a bright, relaxed reflection of the family’s time together, revising the function and layout of the ground-floor rooms and filling them with casual, comfortable furnishings and artifacts collected abroad. One of the key changes we made to the space plan was to eliminate the formal dining room and transform an area off the kitchen into a casual gathering spot for our clients and their children. The expandable table and coffee/wine bar means the room can handle large dinner parties and small study sessions with similar ease. The family room was relocated from a lower level to be more central part of the main floor, encouraging more quality family time, and freeing up space for a spacious home gym. In the living room, lounge-worthy upholstery grounds the space, encouraging a relaxed and effortless West Coast vibe. Exposed wood beams recall the original Spanish-influence, but feel updated and fresh in a light wood stain. Throughout the entry and main floor, found artifacts punctate the softer textures — ceramics from New Mexico, religious sculpture from Asia and a quirky wall-mounted phone that belonged to our client’s grandmother.

When the client spoke with the Delaney Window Fashions LLC workroom designer about the creation of a unique, Hawaiian-themed child’s bedroom, the bright pink and orange paint was already in place, along with the hibiscus floral fabric border. The impetus for the additional work was the transition from a baby’s room with a crib to a little girl’s room with a full-size bed. Although the room was started, it was far from complete. With a limited amount of the client’s floral fabric, which had subsequently been discontinued, the designer created bedding and pillows and constructed a Hawaiian-themed bed canopy with lights. The homeowner wanted the bedding to be washable but not quilted and the bed crown to be light weight. A tailored, center-pleat bed skirt was created first. The remaining fabric, along with an accent fabric was used to create a comforter, envelope and bolster pillows. The comforter was created with two mitered corners; and micro-cording was purposely added around the middle section to hide the seam.The middle section was hand tacked to secure comforter layers for laundering. To finish the bedding, a tiki hut-inspired bed crown was created, which was challenging because the material had to be light weight. Including LED garland added a fun and whimsical element. With child safety in mind, shirred tulle panels were attached to the back and sides of the crown. In this way, the lights were visible, but not accessible to the child. The project was a success, and the client loves the room. The child’s lighted tiki hut bed crown provided a cozy environment for nightly bedtime stories. It made for one happy little girl! After just completing a project for a client's second home, the house accidentally caught fire and most of the exisiting structure and furnishings was burned. This unfortunate episode allowed us an opportunity to create the dream home that our clients always wanted. After the fire, we were able to remodel an entirely new space including a wood celing with beams, venetian plaster walls, and wide plank white oak flooring. The installation although eclectic, reflects a mediterranean atmosphere filled with light and texture.

San Marino based clients were interested in developing a property that had been in their family for generations. This was an exciting proposition as it was one of the last surviving bayside double lots on the scenic Coronado peninsula in San Diego. They desired a holiday home that would be a gathering place for their large, close- knit family. This was an exciting proposition as it was one of the last surviving bayside double lots on the scenic Coronado peninsula in San Diego. They desired a holiday home that would be a gathering place for their large, close-knit family. Facing the Back Bay, overlooking downtown and the Bay Bridge, this property presented us with a unique opportunity to design a vacation home with a dual personality. One side faces a bustling harbor with a constant parade of yachts, cargo vessels and military ships while the other opens onto a deep, quiet contemplative garden. The home’s shingle-style influence carries on the historical Coronado tradition of clapboard and Craftsman bungalows built in the shadow of the great Hotel Del Coronado which was erected at the turn of the last century. In order to create an informal feel to the residence, we devised a concept that eliminated the need for a “front door”. Instead, one walks through the garden and enters the “Great Hall” through either one of two French doors flanking a walk-in stone fireplace. Both two-story bedroom wings bookend this central wood beam vaulted room which serves as the “heart of the home”, and opens to both views. Three sets of stairs are discretely tucked away inside the bedroom wings. In lieu of a formal dining room, the family convenes and dines around a beautiful table and banquette set into a circular window bay off the kitchen which overlooks the lights of the city beyond the harbor. Working with noted interior designer Betty Ann Marshall, we designed a unique kitchen that was inspired by the colors and textures of a fossil the couple found on a honeymoon trip to the quarries of Montana. We set that ancient fossil into a matte glass backsplash behind the professional cook’s stove. A warm library with walnut paneling and a bayed window seat affords a refuge for the family to read or play board games. The couple’s fine craft and folk art collection is on prominent display throughout the house and helps to set an intimate and whimsical tone. Another architectural feature devoted to family is the play room lit by a dramatic cupola which beacons the older grandchildren and their friends. Below the play room is a four car garage that allows the patriarch space to refurbish an antique fire truck, a mahogany launch boat and several vintage cars. Their jet skis and kayaks are housed in another garage designed for that purpose. Lattice covered skylights that allow dappled sunlight to bathe the loggia affords a comfortable refuge to watch the kids swim and gaze out upon the rushing water, the Coronado Bay Bridge and the romantic downtown San Diego skyline. The clients desired an intimate, yet dynamic family residence that reflected the beauty of the site and the lifestyle of the San Juan Islands. The house was built to be both a place to gather for large dinners with friends and family as well as a cozy home for the couple when they are there alone. The project is located on a stunning, but cripplingly-restricted site overlooking Griffin Bay on San Juan Island. The most practical area to build was exactly where three beautiful old growth trees had already chosen to live. A prior architect, in a prior design, had proposed chopping them down and building right in the middle of the site. From our perspective, the trees were an important essence of the site and respectfully had to be preserved. As a result we squeezed the programmatic requirements, kept the clients on a square foot restriction and pressed tight against property setbacks. The delineate concept is a stone wall that sweeps from the parking to the entry, through the house and out the other side, terminating in a hook that nestles the master shower. This is the symbolic and functional shield between the public road and the private living spaces of the home owners. All the primary living spaces and the master suite are on the water side, the remaining rooms are tucked into the hill on the road side of the wall. Off-setting the solid massing of the stone walls is a pavilion which grabs the views and the light to the south, east and west. Built in a position to be hammered by the winter storms the pavilion, while light and airy in appearance and feeling, is constructed of glass, steel, stout wood timbers and doors with a stone roof and a slate floor. The glass pavilion is anchored by two concrete panel chimneys; the windows are steel framed and the exterior skin is of powder coated steel sheathing.

Set in a former cap-and-gown factory in Chicago’s North Center neighborhood, this 1,200-square-foot loft was reimagined as a layered, expressive home for an artistically minded client. What was once a tired builder-grade space is now a study in contrast: industrial bones softened by color, pattern, and personal history. Each room is defined by vibrant finishes—colorful cabinetry, statement tile, and a guest bath accented with unexpected purple grout (and a goose!)—all nodding to the client’s bold, creative spirit. Vintage family heirlooms mingle effortlessly with fresh textiles and sculptural lighting, weaving together nostalgia with a modern, eclectic space.

Location: Brooklyn, NY, United States This brand-new townhouse at Pierhouse, Brooklyn was a gorgeous space, but was crying out for some personalization to reflect our clients vivid, sophisticated and lively design aesthetic. Bold Patterns and Colors were our friends in this fun and eclectic project. Our amazing clients collaborated with us to select the fabrics for the den's custom Roche Bobois Mah Jong sofa and we also customized a vintage swedish rug from Doris Leslie Blau. for the Living Room Our biggest challenge was to capture the space under the Staircase so that it would become usable for this family.
