North Seattle Complete Design-Build Deck with Underdeck DrySpace Project

In North Seattle, M3Decks & Outdoor Living completed a comprehensive design-build project, transforming a residential backyard into a multi-functional outdoor living space. The project featured a modern elevated deck with an innovative underdeck DrySpace system, seamlessly blending practicality with aesthetic appeal to suit the Pacific Northwest climate.
Scope of Work
Design Phase: Created a custom design for an elevated deck, prioritizing open space for entertaining and a sheltered underdeck area. The design incorporated sleek railings and a natural aesthetic to complement the surrounding greenery.
Construction: Built the elevated deck using TimberTech composite decking and Fortress Steel Framing for durability. Installed a TimberTech DrySpace system beneath the deck to create a dry, usable space for additional outdoor living or storage.
Staircase and Lighting: Constructed a sturdy staircase with inset lighting on each step, ensuring safety and adding a warm ambiance for evening use. The staircase featured modern black railings to match the deck’s design.
Landscaping Integration: Worked with the existing landscape, preserving mature trees and adding native plants like hydrangeas to enhance the natural setting and create a cohesive outdoor environment.

Plans were drawn using passive house principles – showing a continuous insulation layer with appropriate thicknesses for the Montana climate around the entire conditioned space to minimize heat loss during winters and heat gain during summers. Overhangs and other shading devices allow the low winter sun into the building and keep the high summer sun out.
Glo European Windows A7 series was carefully selected for the Elk Ridge Passive House because of their High Solar Heat Gain Coefficient which allows the home to absorb free solar heat, and a low U-value to retain this heat once the sun sets.
The A7 windows were an excellent choice for durability and the ability to remain resilient in the harsh winter climate. Glo’s European hardware ensures smooth operation for fresh air and ventilation. The A7 windows from Glo were an easy choice for the Elk Ridge Passive House project.

This basement features A climate controlled glass enclosed wine storage system. The racking is made of teak. The basement ceiling is a tongue and groove wood ceiling stained to match the doors and trimwork throughout the house. We added brick veneer to multiple walls in the space to create the feeling of an old world cellar. The space is equipped with a wet bar. The cabinets are a rich dark stained cherry with raised panel doors and drawers with Cambria counter top. We added under cabinet lighting which really shows off the brick detail. The winding staircase is finished to match the wet bar cabinetry.

Don Z Renovation — California Modern Hillside Retreat
Perched on a hillside lot with sweeping views of the downtown Los Angeles skyline, this full exterior renovation transforms a traditional two-story home into a clean, contemporary California Modern retreat. The redesign features a durable standing-seam tin roof, crisp white stucco walls, and sleek black vinyl window trim that frames the home's expansive glass sliders and picture windows — bringing in natural light while creating striking contrast against the light exterior palette.
A custom wood pergola anchors the entry sequence, leading guests through a permeable paver walkway to the front door, while the rear of the home opens onto an indoor-outdoor living space with oversized glass doors, a covered patio, and a sparkling pool positioned to take full advantage of the downtown LA views beyond. Landscaping was kept intentionally minimal and drought-conscious, letting the architecture and the skyline views take center stage.
Beyond the exterior refresh, the home was fully upgraded into a smart home, integrating automated lighting, climate control, security, and entertainment systems that can be managed remotely — pairing timeless California Modern design with the convenience and efficiency of modern technology.

This residence was designed as a series of linked pavilions inspired by the relationship to nature found in traditional Japanese vernacular architecture. The site was conceived and planned in collaboration with Brent Cottong, landscape architect, creating an integration of interior and exterior living spaces, view corridors and site lines. The home was sited around existing natural elements that include a heritage Coast Live Oak tree, a stand of redwoods and a seasonal creek.
The interior of the house glows with natural light that suffuses the space. The geometry and fenestration maximize natural light and incorporate energy efficient climate-responsive solar design principles. Solar orientation photographs were taken throughout the site, on which a solar study was based, contributing to the generation of the design.

Situated at the entrance to the bar area, this modern climate-controlled wine cellar in Dallas, Texas compliments the style and elegance of the surrounding space. The insulated glass sidelights on either side of the entry door perfectly frame a column of bottles. Airflow is routed within the millwork to ensure a perfect climate without any components of the refrigeration system being visible in the room. The wine racking system includes a walnut soffit and base, metal vertical supports and clear acrylic cradles to support each bottle.

A beautiful custom wine cellar is climate controlled and built within a glass room adjacent to the living room and kitchen. This eye catching wine cellar allows the home owner easy access to the 423 bottles which can be stored in the diamond bins, individual bottle bins, or metal racking on the side walls. The focal point is the lit arch which was designed to display special art. Stemware is stored on either side of the arch.

Tucked behind reclaimed arched French glass doors lies the ultimate luxury duo: a meticulously organized walk-in pantry and a climate-controlled wine cellar. Warm wood countertops and open shelving create a modern-farmhouse feel in the pantry, while the adjacent wine room glows with custom racking for hundreds of bottles and spirits. The vintage doors add timeless charm and allow the collection to be beautifully displayed yet perfectly preserved. Effortless elegance meets serious functionality – the dream setup for discerning homeowners who love to cook and collect.

Like many projects, this one started with a simple wish from a client: turn an unused butler’s pantry between the dining room and kitchen into a fully functioning, climate-controlled wine room for his extensive collection of valuable vintages. But like many projects, the wine room is connected to the dining room which is connected to the sitting room which is connected to the entry. When you touch one room, it only makes sense to reinvigorate them all. We overhauled the entire ground floor of this lovely home.
For the wine room, I worked with Vintage Cellars in Southern California to create custom wine storage embedded with LED lighting to spotlight very special bottles. The walls are in a burgundy tone and the floors are porcelain tiles that look as if they came from an old wine cave in Tuscany. A bubble light chandelier alludes to sparkling varietals.
But as mentioned, the rest of the house came along for the ride. Since we were adding a climate-controlled wine room, the brief was to turn the rest of the house into a space that would rival any hot-spot winery in Napa.
After choosing new flooring and a new hue for the walls, the entry became a destination in itself with a huge concave metal mirror and custom bench. We knocked out a half wall that awkwardly separated the sitting room from the dining room so that after-dinner drinks could flow to the fireplace surrounded by stainless steel pebbles; and we outfitted the dining room with a new chandelier. We chose all new furniture for all spaces.
The kitchen received the least amount of work but ended up being completely transformed anyhow. At first our plan was to tear everything out, but we soon realized that the cabinetry was in good shape and only needed the dated honey pine color painted over with a cream white. We also played with the idea of changing the counter tops, but once the cabinetry changed color, the granite stood out beautifully. The final change was the removal of a pot rack over the island in favor of design-forward iron pendants.
