This was a completely raw space when we started this project - concrete walls and concrete floors, a washer and dryer...and nothing else. We first installed some storage cabinets in one corner to house kids crafts and games, pantry and cookware over-flow, bulk purchases and indoor-outdoor items such as picnic/grilling and air mattresses. Carpet squares we laid over the concrete floor in this corner and a kid-sized table and chair set, to create a kids-only craft-and-game area.
Next, we installed some industrial shelving perpendicular to the wall, creating a storage aisle between two units. On one open side we stored occasionally-used kids toys on clear plastic bins. In the aisle we stored family costumes, party supplies, gift wrap and similar, as well as a large bins of out-of-season clothes for each family member. At the end of the aisle we created an "endcap" of wine storage, secured to the shelving for stability. At the base of the stairs, next to the washer/dryer, a cabinet was installed for laundry supplies, equipped with a pull-out surface for folding. A collapsable clothing rack was installed to hang clothes when necessary and a laundry sorter placed nearby.

The wall was removed between the split rooms, but it was necessary to leave a post in place so frankly the ceiling wouldn’t collapse. Many scenarios were considered before the final plan went forward. The supporting post was united into the design. Between the post and the wall, an open cabinet was incorporated. The open shelves are perfect for displaying and quick access for the chef’s cookbooks.

Our new clients lived in a charming Spanish-style house in the historic Larchmont area of Los Angeles. Their kitchen, which was obviously added later, was devoid of style and desperately needed a makeover. While they wanted the latest in appliances they did want their new kitchen to go with the style of their house. The en trend choices of patterned floor tile and blue cabinets were the catalysts for pulling the whole look together.

This project was a full-home remodel that updated the outdated kitchen into a modern farmhouse style space with a large opening created by AG Millworks Multislide Doors

The goal of this renovation was to replace four external staircases of a 50 year old apartment building next to Cheltenham Beach in Devonport, Auckland. We went to have a look at the stairs and soon realised they were on the verge of collapsing due to advanced corrosion in both the steel stringers and the concrete tread reinforcements.
As the stairs were the only access for some of the apartments, we decided to do the work in stages to lessen the impact for the residents. Initially, we removed the balustrade and erected temporary barriers, as well as provided temporary treads to replace the most dangerous and broken ones.
We were asked to make the new stairs as close to the original ones as possible. In order to achieve this, we chose to renovate the existing balustrade, and took samples of the broken treads to a concrete paving specialist for the closest match.
The frame of the stairs, all the concrete treads, and the landings needed to be replaced entirely, so we fabricated four new stairs in more robust material. We also made sure there were no areas for water to pool, which future proofed them for the next 50 years.
Finally, when it came to the installation, we removed the old stairs and installed each new staircase with the refurbished balustrade in a single day to ensure the residents could access their homes when they got home from work.

Following an architectural renovation of this Arlington home by McInturff Architects, the owner hired us to design a seating area and terrace in the back yard. The lounge seating is integrated directly into the rear deck and a new bluestone terrace creates an opportunity to lounge around a Corten steel fire pit.

Many of my Winning Awards for my "State of the Art Bathrooms", most of them were huge.
It is far harder to Create a Beautiful Bathroom that is 5' x 6" and not make it look cluttered, where the client can retreat, from their stress of the day. Even though small, this bath has many of the features of my large bathrooms. The judges commented, that they couldn't believe how many things, I had put in this bath & it wasn't cluttered at all. Every inch counts!
Firstly, the heavy cast iron tub was probably 60-70 years old. When we removed it, the back wall collapsed as they obviously used inferior products back then, behind the tile, which rotted. Then we removed the old vanity & found a heater under it, which had to be removed to accomodate the wall hung vanity.
To make matters worse , when you sat on the commode your knees practically hit the opposite wall & the ceiling was only 7' instead of 8' high which made you feel very
claustrophobic.
The first thing we did, was move the wall across from the
vanity back 1' taking the space from the linen closet and Master Bedroom Closet, which made all the difference in the world. Now we were able to move the bath door back, so you had more room on the commode and we were able to put a larger low rise commode & a wall to block it from the foyer.
It the client had agreed, I would have mirrored the ceiling to give the illusion of a much taller & larger space!
We deliberately selected soft light colors, recessed cabinets to increase the much needed storage
for her bathroom items. She actually has 25+ times the storage space, organized with the 2 draws in the wall hung vanity, mirrored inside/out recessed medicine & storage cabinet, with de-foggers, GFI plugs, & even a soft night light that emanates from an opening at the bottom of the medicine cabinet, that eliminates you turning on a bright light and waking you up, in the middle of the night!
