The 800 square-foot guest cottage is located on the footprint of a slightly smaller original cottage that was built three generations ago. With a failing structural system, the existing cottage had a very low sloping roof, did not provide for a lot of natural light and was not energy efficient. Utilizing high performing windows, doors and insulation, a total transformation of the structure occurred. A combination of clapboard and shingle siding, with standout touches of modern elegance, welcomes guests to their cozy retreat. The cottage consists of the main living area, a small galley style kitchen, master bedroom, bathroom and sleeping loft above. The loft construction was a timber frame system utilizing recycled timbers from the Balsams Resort in northern New Hampshire. The stones for the front steps and hearth of the fireplace came from the existing cottage’s granite chimney. Stylistically, the design is a mix of both a “Cottage” style of architecture with some clean and simple “Tech” style features, such as the air-craft cable and metal railing system. The color red was used as a highlight feature, accentuated on the shed dormer window exterior frames, the vintage looking range, the sliding doors and other interior elements. Complete overhaul of the common area in this wonderful Arcadia home. The living room, dining room and kitchen were redone. The direction was to obtain a contemporary look but to preserve the warmth of a ranch home. The perfect combination of modern colors such as grays and whites blend and work perfectly together with the abundant amount of wood tones in this design. The open kitchen is separated from the dining area with a large 10' peninsula with a waterfall finish detail. Notice the 3 different cabinet colors, the white of the upper cabinets, the Ash gray for the base cabinets and the magnificent olive of the peninsula are proof that you don't have to be afraid of using more than 1 color in your kitchen cabinets. The kitchen layout includes a secondary sink and a secondary dishwasher! For the busy life style of a modern family. The fireplace was completely redone with classic materials but in a contemporary layout. Notice the porcelain slab material on the hearth of the fireplace, the subway tile layout is a modern aligned pattern and the comfortable sitting nook on the side facing the large windows so you can enjoy a good book with a bright view. The bamboo flooring is continues throughout the house for a combining effect, tying together all the different spaces of the house. All the finish details and hardware are honed gold finish, gold tones compliment the wooden materials perfectly.

The design of this home was driven by the owners’ desire for a three-bedroom waterfront home that showcased the spectacular views and park-like setting. As nature lovers, they wanted their home to be organic, minimize any environmental impact on the sensitive site and embrace nature. This unique home is sited on a high ridge with a 45° slope to the water on the right and a deep ravine on the left. The five-acre site is completely wooded and tree preservation was a major emphasis. Very few trees were removed and special care was taken to protect the trees and environment throughout the project. To further minimize disturbance, grades were not changed and the home was designed to take full advantage of the site’s natural topography. Oak from the home site was re-purposed for the mantle, powder room counter and select furniture. The visually powerful twin pavilions were born from the need for level ground and parking on an otherwise challenging site. Fill dirt excavated from the main home provided the foundation. All structures are anchored with a natural stone base and exterior materials include timber framing, fir ceilings, shingle siding, a partial metal roof and corten steel walls. Stone, wood, metal and glass transition the exterior to the interior and large wood windows flood the home with light and showcase the setting. Interior finishes include reclaimed heart pine floors, Douglas fir trim, dry-stacked stone, rustic cherry cabinets and soapstone counters. Exterior spaces include a timber-framed porch, stone patio with fire pit and commanding views of the Occoquan reservoir. A second porch overlooks the ravine and a breezeway connects the garage to the home. Numerous energy-saving features have been incorporated, including LED lighting, on-demand gas water heating and special insulation. Smart technology helps manage and control the entire house. The goal for this Point Loma home was to transform it from the adorable beach bungalow it already was by expanding its footprint and giving it distinctive Craftsman characteristics while achieving a comfortable, modern aesthetic inside that perfectly caters to the active young family who lives here. By extending and reconfiguring the front portion of the home, we were able to not only add significant square footage, but create much needed usable space for a home office and comfortable family living room that flows directly into a large, open plan kitchen and dining area. A custom built-in entertainment center accented with shiplap is the focal point for the living room and the light color of the walls are perfect with the natural light that floods the space, courtesy of strategically placed windows and skylights. The kitchen was redone to feel modern and accommodate the homeowners busy lifestyle and love of entertaining. Beautiful white kitchen cabinetry sets the stage for a large island that packs a pop of color in a gorgeous teal hue. A Sub-Zero classic side by side refrigerator and Jenn-Air cooktop, steam oven, and wall oven provide the power in this kitchen while a white subway tile backsplash in a sophisticated herringbone pattern, gold pulls and stunning pendant lighting add the perfect design details. Another great addition to this project is the use of space to create separate wine and coffee bars on either side of the doorway. A large wine refrigerator is offset by beautiful natural wood floating shelves to store wine glasses and house a healthy Bourbon collection. The coffee bar is the perfect first top in the morning with a coffee maker and floating shelves to store coffee and cups. Luxury Vinyl Plank (LVP) flooring was selected for use throughout the home, offering the warm feel of hardwood, with the benefits of being waterproof and nearly indestructible - two key factors with young kids! For the exterior of the home, it was important to capture classic Craftsman elements including the post and rock detail, wood siding, eves, and trimming around windows and doors. We think the porch is one of the cutest in San Diego and the custom wood door truly ties the look and feel of this beautiful home together.

This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Eric Roth Photo

The shape of the angled porch-roof, sets the tone for a truly modern entryway. This protective covering makes a dramatic statement, as it hovers over the front door. The blue-stone terrace conveys even more interest, as it gradually moves upward, morphing into steps, until it reaches the porch. Porch Detail The multicolored tan stone, used for the risers and retaining walls, is proportionally carried around the base of the house. Horizontal sustainable-fiber cement board replaces the original vertical wood siding, and widens the appearance of the facade. The color scheme — blue-grey siding, cherry-wood door and roof underside, and varied shades of tan and blue stone — is complimented by the crisp-contrasting black accents of the thin-round metal columns, railing, window sashes, and the roof fascia board and gutters. This project is a stunning example of an exterior, that is both asymmetrical and symmetrical. Prior to the renovation, the house had a bland 1970s exterior. The front of the house features an open porch, a common feature in the neighborhood. Stairs leading up to it are tucked behind one of a pair of brick walls. The brick was installed with raked (recessed) horizontal joints which soften the overall scale of the walls. The clerestory windows topping the taller of the brick walls bring light into the foyer and a large closet without sacrificing privacy. The living room windows feature a slight tint which provides a greater sense of privacy during the day without having to draw the drapes. An overhang lined on its underside in stained cedar leads to the entry door which again is hidden by one of the brick walls.

A prominent feature is the built-in window seat with Serena and Lilly pillows, which offers a sunny and comfortable spot to relax and read. The window seat is framed by built-in bookshelves, providing both a classic aesthetic and practical storage for books and decorative items.
