Landis Architects | BuildersThe owners of a Bethesda home purchased the property next door with the intent to combine the two lots and build an addition to their existing house. They wanted a swimming pool with an outdoor living area, a two-car garage, family room, kitchenette, and guest suite.
The client wanted a place to park two sports cars. The new garage is 625 sq.ft. We installed a heavy-duty elastomeric-coated floor that has a high polish.
Our team reviewed the site and what it would look like once the neighboring house was demolished. One of the crucial goals of the designers was to locate the pool behind the addition and keep the massing of the addition down to retain sunlight to the pool in the summer without the new structure or existing house shading the pool.
Framing. We ordered pre-built trusses for the roof of the addition. Pre-built trusses are more common in new house construction, but it was the most efficient way to frame the structure. The trusses were delivered to the jobsite and we hired a crane and operator to lift them onto the structure where our crew fit them in place. Though there is currently no connection between the second floor of the main house and the second floor of the addition, the trusses were designed to allow for a future connection, should the clients want. For the two openings that connect the main floor of the house to the main floor of the addition, we waited until we had almost completed the framing before we cut through the back wall of the house.
Exterior Finishes. For the siding, we used real stucco to match the stucco on the existing home. We added Hardipanel with a stucco pattern as an accent. We also matched the existing home’s roofing for the addition.
Upper level. The second floor of the addition is 632 sq.f.t and has a sitting area/exercise space, a full bath, bedroom and a storage closet. The trusses were designed so the clients can eventually connect the addition through the second floor of the main house. The railings on the stairs to this level match the railing in the main house.

Bellus & Aisthesis (B&A)Vicarage renovation and restoration project for St. Andrew’s Church. The vicarage had a flood damaging the entire 1st floor. Over the years the space had deteriorated and various tenants had painted over and over and even put stables into 120 year old moldings and other wood detail. We wanted to bring the original integrity back to the space by matching the original hardwood flooring, refinishing and staining moldings where possible, building & extending moldings to match where they could not be salvaged, such as the plate rail that was missing parts, and removing old gunky paint. It was also important to make the space feel fresh and beautiful. The church has Gothic elements so we wanted to bring that feeling along with the beauty of the church into the vicarage space.
The bathroom echoed the kitchen cabinetry in classic burgundy but we painted the moldings, including the plate rail which we built, in high gloss for an elevated look. The flooring in black & white checker pattern is a nod to flooring common in churches around the world. The arched mirror and sconces are reminiscent of the gothic elements at St. Andrew’s.

This project was designed and directly supervised by Unique Landscapes’ owner Chris Griffin. Griffin designed it for an MLB pitcher, who wanted to focus on clean lines and symmetry, while matching the Traditional Tuscan design of the home.
The customer’s requests were common ones included in backyard makeovers: he wanted to enjoy the pool and spa and be able to barbeque and sit around a barwith some shade. He also wanted a fire pit seating area, in which to relax after a full day of fun and sun.
The project was a new backyard installation, which gave the designer a blank canvas with which to work. Not having to deal with removing or working around existing items makes construction easier.
The custom built pool included many features, including remote controls, automation, saltwater, ozone, a PV3 cleaning system, Pentair variable speed pumps and filters, waterfalls and fountains.
The state-of-the-art hardscapes included an outdoor kitchen with a travertine counter-top, a custom ramada and fire pit, lots of bench seating and stone work, pavers, and an acrylic “lace” patio. Meanwhile, the beautiful softscapes included grass, plants and queen palm, sissoo and tipu trees.

Living in the home only part-time, spending their summers in Oconomowac, Wisconsin, John and Barb had an idea of what they wanted, but didn’t know how to bring it to fruition. They also needed someone who they could trust to renovate their home while they were away in Wisconsin.
Their vision for their home started with a new kitchen, family room and wet bar. Enjoying their time outdoors and on their lanai, they also envisioned improving their indoor-outdoor living space.
With the help of Progressive Design Build, this couple’s home was designed and completed remodeled while they were away, transforming the common area of their home into a more user friendly, functional space. Emphasis was placed on the kitchen and the open floor plan. New tile flooring was installed throughout the space, with all new painting that matched the homeowner’s style and taste. A new Anderson door was also installed from the kitchen to the outdoor living space, replacing heavy sliding glass doors and making access to the lanai easier and more functional.

Two bathrooms were added on the second floor, one in the master suite which has a double sink vanity, and a large family bath for common use. The first floor contained renovated powder room, a new bay in the family room, a widened foyer with new closet, and a completely new kitchen with island serving area.
