Perched above the beautiful Delaware River in the historic village of New Hope, Bucks County, Pennsylvania sits this magnificent custom home designed by OMNIA Group Architects. According to Partner, Brian Mann,"This riverside property required a nuanced approach so that it could at once be both a part of this eclectic village streetscape and take advantage of the spectacular waterfront setting." Further complicating the study, the lot was narrow, it resides in the floodplain and the program required the Master Suite to be on the main level. To meet these demands, OMNIA dispensed with conventional historicist styles and created an open plan blended with traditional forms punctuated by vast rows of glass windows and doors to bring in the panoramic views of Lambertville, the bridge, the wooded opposite bank and the river. Mann adds, "Because I too live along the river, I have a special respect for its ever changing beauty - and I appreciate that riverfront structures have a responsibility to enhance the views from those on the water." Hence the riverside facade is as beautiful as the street facade. A sweeping front porch integrates the entry with the vibrant pedestrian streetscape. Low garden walls enclose a beautifully landscaped courtyard defining private space without turning its back on the street. Once inside, the natural setting explodes into view across the back of each of the main living spaces. For a home with so few walls, spaces feel surprisingly intimate and well defined. The foyer is elegant and features a free flowing curved stair that rises in a turret like enclosure dotted with windows that follow the ascending stairs like a sculpture. "Using changes in ceiling height, finish materials and lighting, we were able to define spaces without boxing spaces in" says Mann adding, "the dynamic horizontality of the river is echoed along the axis of the living space; the natural movement from kitchen to dining to living rooms following the current of the river." Service elements are concentrated along the front to create a visual and noise barrier from the street and buttress a calm hall that leads to the Master Suite. The master bedroom shares the views of the river, while the bath and closet program are set up for pure luxuriating. The second floor features a common loft area with a large balcony overlooking the water. Two children's suites flank the loft - each with their own exquisitely crafted baths and closets. Continuing the balance between street and river, an open air bell-tower sits above the entry porch to bring life and light to the street. Outdoor living was part of the program from the start. A covered porch with outdoor kitchen and dining and lounge area and a fireplace brings 3-season living to the river. And a lovely curved patio lounge surrounded by grand landscaping by LDG finishes the experience. Oakland, CA: Addition and remodel to a rustic ranch home. The existing house had lovely woodwork but was dark and enclosed. The house borders on a regional park and our clients wanted to open up the space to the expansive yard, to allow views, bring in light, and modernize the spaces. New wide exterior accordion doors, with a thin screen that pulls across the opening, connect inside to outside. We retained the existing exposed redwood rafters, and repeated the pattern in the new spaces, while adding lighter materials to brighten the spaces. We positioned exterior doors for views through the whole house. Ceilings were raised and doorways repositioned to make a complicated and closed-in layout simpler and more coherent.

The Timothy Hyde House, c. 1729, dear to the homeowners for its historic details, but long-lacking the family oriented spaces and living areas essential for today’s extended family lifestyle. Unwilling to compromise an ounce of character, this growing family longed for more practical amenities like a visitor’s private retreat with bedroom, living room and bath, garage parking, a proper master bedroom layout with full bath and walk-in closet, in addition to a new kitchen that would function as the heart of the home. Ultimately the total square footage was doubled and the entire flow of the home was reworked keeping all of the character details intact. The kitchen is the hub, serving up its center island topped off with reclaimed white oak once belonging to a barn built in the 1880’s; jet mist leather granite tops off the remainder of the kitchen. Custom cable lighting was the ingenious solution for the complicated preservation of the original exposed beams and posts in the kitchen. The barn door was custom crafted from original timbers. Many cups of coffee will be enjoyed at the cozy, sun-filled dining nook overlooking the family room and new adjacent deck. The rear, separate entry mudroom with step-up laundry was a long awaited luxury over the previous basement facilities. Moving upstairs, a centrally located bathroom was removed to create a wheelhouse style landing/passage hall, now home to a quiet workspace, featuring original wide plank floors and tailor-made sconces. Baths were added and upgraded including soapstone tops, marble, a glorious soaker tub in the generous master bath, all giving the home a taste of luxury. Bathing in sunlight rests the master suite starring the original beams, cathedral ceilings, and well-suited chandelier. Throughout the home strategically designed built-ins provide a plethora of storage and organization. This 280 year-old Colonial shines on brighter than ever. Designed by Darcie Duncan of Reico Kitchen & Bath in Salem, VA in collaboration with Interiors Unlimited, this multi-room condo remodeling project features a rustic contemporary style inspired design with Merillat Masterpiece cabinets in two styles and three finishes. The kitchen design features Merillat Masterpiece Martel in a Dove White finish on the base kitchen cabinets. For the kitchen island and the wall cabinets, the cabinets are also Martel in an Onyx finish. The perimeter countertop is LG Carbo Brushed, while the island countertop is MSI Q Calacatta Laza with a waterfall edge. The bathroom designs both feature Merillat Masterpiece Epic in a Cherry Baltic finish. Appliances and tile were provided by others. “We are thrilled with the renovation of our condo. The main living area was a very unconventional shape, making the design challenging. The condo location further complicated things, i.e. service elevator, parking garage and an HOA,” said the client. “Darcie and the Reico team took our vision for the space and made it into a reality. The kitchen and bathroom are stunning! The project was completed on time and Darcie’s team was attentive to our needs throughout the entire process. This four-story Victorian revival was amazing to see unfold; from replacing the foundation, building out the 1st floor, hoisting structural steel into place, and upgrading to in-floor radiant heat. This gorgeous “Old Lady” got all the bells and whistles. This quintessential Victorian presented itself with all the complications imaginable when bringing an early 1900’s home back to life. Our favorite task? The Custom woodwork: hand carving and installing over 200 florets to match historical home details. Anyone would be hard-pressed to see the transitions from existing to new, but we invite you to come and try for yourselves!

Residence in Sunset SC Designed & built by Studio Kunstwerke, who unfortunately is no long is business Roof installed by a group of university student as a holiday project Tile: Pantile in Weathered Grey blend This was the second project we worked on with the designer and it certainly provided a number of challenges with curved eaves, raking gables and ridge tiles that were not parallel to the eaves. Northern met up with the installers who had zero experience of roofing or the installation of tiles, which it turned out was a huge advantage because they followed our instructions to the letter. The fact that one of the crew was a calculus major also helped when it came time to calculate the gauge for the battening. All in all they did an amazing job and it is only unfortunate that very few people who see the roof actually realize just how complicated some of the detailing was!

A luxurious en suite bath was created within this classic 1925 Portland bungalow by reconfiguring the second story’s original small bedrooms and tiny half bath. In this welcoming new urban boho space, eclectic finishes mingle harmoniously, integrated through subtle repetition of shapes and materials. A furniture-style vanity sets the tone for this luxurious space, introducing materials, colors, shapes, and textures that repeat throughout. Individual walnut hexagons join to create distinctive vanity doors, offset beautifully by horizontal-grain drawers. Topping the cabinetry is a simple concrete countertop with integral sinks. An expansive framed mirror above enlarges and brightens the room. Within the mirror, sconces float, their globes a nod to the hexagons below. Champagne bronze fixtures reflect the warm walnut glow. Nestled into the back corner, a stunning shower features waterjet tiles in a double herringbone pattern, each precisely cut and laid to maintain design integrity at every surface transition. Teak floor tiles and a pebbled niche hint at the classic spa experience. Across from the shower, a large hexagonal window provides a treetop view from the free-standing tub below. The gentle oval of the tub and the beaded chandelier above provide a pleasing contrast to the strong lines surrounding it, as do the softly-shaded pebbles in the full-length niche. Shiplap wainscotting wraps the room, creating an illusion of height in the compact space. Subtle flooring and soft green walls create an understated backdrop for the bold mix of materials, unifying them into a serene oasis. Asking a century-old home to accommodate a modern luxury bath is a tall order. Asbestos-laden plaster and flooring had to be abated. The subfloor had to be leveled and reinforced to increase strength and prevent deflection. Water lines and multiple electrical circuits had to be brought across and up without disturbing a beautifully-paneled ceiling, something we accomplished by firring out stair walls to hide the chases. Our client had visions of a leafy view from her tub, but the new layout eliminated existing windows. Placing a new window was complicated by deep eaves and flat soffits. By pushing the header into the roofline, however, we were able to accommodate a picture window. The flat soffit was replaced by an inverse hip lined with stained tongue and groove cedar, tying it to the bathroom finishes. Bringing materials up a narrow staircase became truly challenging when it was time to install the big items. However, strategic removal of drywall around the landing got the job done. Our attention to detail is showcased in the shower tile, where precise cuts were required at surface transitions to maintain the integrity of a complex double herringbone lay. The project was delivered on time. Savvy layout choices minimized spending on structural changes. Because we were dealing with dormer space, head height was an issue. Raising the ceiling would have been complex and expensive so our design accommodated the constraints – tub on the low outside wall, shower on the full-height interior wall. The vanity spanned the spread, accommodating our petite client on the exterior side and her taller husband on the interior side. An under-eave closet was closed off to create room for both a freestanding tub and a separate shower. Rather than building replacement storage elsewhere, we simply added a new door into the closet from the primary bedroom. This was made possible by absorbing the short hallway separating the existing bed and bathroom into the primary bedroom. This new layout also created an en suite relationship between the primary bedroom and the new bath. We saved additional dollars by selecting a furniture-style vanity rather than using custom cabinetry, and the countertop with integral sinks provided a cost savings over a more traditional quartz countertop with undermount sinks. Affordable shower tiles allowed us to put more money into a dynamic tile layout. The project was delivered within budget.

D&G managed the entire project under a single Design-Build process: design, material selections, engineering, permitting, construction, and final quality control handled by one team with one point of accountability. The Kitchen The galley kitchen was opened into an adjacent dining area to improve flow and natural light. Soft white cabinetry pairs with quartz countertops and a full-height marble-look quartz backsplash behind the induction cooktop, creating a clean, uninterrupted surface that's as practical as it is refined. A vertical shiplap accent wall introduces subtle texture and depth, balanced by a floating natural maple shelf that echoes the wood tones throughout the home. Integrated appliance placement — a wall oven, concealed microwave shelf, and under-cabinet ventilation — keeps countertops clear and sightlines uncluttered. Adjacent to the kitchen, a custom built-in storage wall blends natural maple upper cabinetry with white base cabinetry, delivering pantry-level capacity without the visual weight of a closed pantry. Timeless, functional, and designed to age well. The Bathroom The bathroom carries the same design language as the kitchen: a natural maple vanity with raised-panel doors, brushed nickel hardware, quartz countertop with integrated backsplash, and an undermount sink. A recessed medicine cabinet extends storage without intruding on the room, while a glass-enclosed shower with a low-threshold base and window-driven natural light keeps the space open, bright, and easy to maintain.
