The 2,400 s.f. net-zero corten house occupies a quarter-acre site transected by a small creek. Platted as a legal lot-of-record in the area’s original subdivision in 1910, the site remained undeveloped due to steep terrain and difficulties crossing the creek for access. Additionally all areas of the site are within the creek’s 25’, 50’ and 75’ riparian stream buffers. By necessity, the house, with considerable jurisdictional involvement, was constructed entirely within the 75’ stream buffer. Bridge/drive design complying with City of Atlanta Watershed regulations and State of Georgia EPD criteria was an essential component in realizing the project.

What once was a sad duplex located along the quaint town of Stone Harbor, NJ is now a gorgeous single family home for renters to enjoy! This was a total renovation which consisted of lifting the existing structure higher to comply with local flood height requirements (since it's a block from the Atlantic Ocean), total gut of the home interior, new face-lift and curb appeal upgrade, new gable roof with access to a roof top deck in the rear, and loads of charm inside and out. If you saw the before and after, you'd swear it was a new house!

Challenge This 2001 riverfront home was purchased by the owners in 2015 and immediately renovated. Progressive Design Build was hired at that time to remodel the interior, with tentative plans to remodel their outdoor living space as a second phase design/build remodel. True to their word, after completing the interior remodel, this young family turned to Progressive Design Build in 2017 to address known zoning regulations and restrictions in their backyard and build an outdoor living space that was fit for entertaining and everyday use. The homeowners wanted a pool and spa, outdoor living room, kitchen, fireplace and covered patio. They also wanted to stay true to their home’s Old Florida style architecture while also adding a Jamaican influence to the ceiling detail, which held sentimental value to the homeowners who honeymooned in Jamaica. Solution To tackle the known zoning regulations and restrictions in the backyard, the homeowners researched and applied for a variance. With the variance in hand, Progressive Design Build sat down with the homeowners to review several design options. These options included: Option 1) Modifications to the original pool design, changing it to be longer and narrower and comply with an existing drainage easement Option 2) Two different layouts of the outdoor living area Option 3) Two different height elevations and options for the fire pit area Option 4) A proposed breezeway connecting the new area with the existing home After reviewing the options, the homeowners chose the design that placed the pool on the backside of the house and the outdoor living area on the west side of the home (Option 1). It was important to build a patio structure that could sustain a hurricane (a Southwest Florida necessity), and provide substantial sun protection. The new covered area was supported by structural columns and designed as an open-air porch (with no screens) to allow for an unimpeded view of the Caloosahatchee River. The open porch design also made the area feel larger, and the roof extension was built with substantial strength to survive severe weather conditions. The pool and spa were connected to the adjoining patio area, designed to flow seamlessly into the next. The pool deck was designed intentionally in a 3-color blend of concrete brick with freeform edge detail to mimic the natural river setting. Bringing the outdoors inside, the pool and fire pit were slightly elevated to create a small separation of space. Result All of the desirable amenities of a screened porch were built into an open porch, including electrical outlets, a ceiling fan/light kit, TV, audio speakers, and a fireplace. The outdoor living area was finished off with additional storage for cushions, ample lighting, an outdoor dining area, a smoker, a grill, a double-side burner, an under cabinet refrigerator, a major ventilation system, and water supply plumbing that delivers hot and cold water to the sinks. Because the porch is under a roof, we had the option to use classy woods that would give the structure a natural look and feel. We chose a dark cypress ceiling with a gloss finish, replicating the same detail that the homeowners experienced in Jamaica. This created a deep visceral and emotional reaction from the homeowners to their new backyard. The family now spends more time outdoors enjoying the sights, sounds and smells of nature. Their professional lives allow them to take a trip to paradise right in their backyard—stealing moments that reflect on the past, but are also enjoyed in the present.

The post in the middle made it difficult to use the garage on a daily basis so the post was removed to facilitate the use of the garage. The HOA wasn't too happy about the removal of the post as it was an essential part of the arches located right above the garage doors. You can clearly see how that would have been disruptive if the homeowner went with a regular wood door and not one custom designed and manufactured by Dynamic Garage Door. This garage door was specifically designed to address the HOA's concern about the center post removal and the effect it would have on the curb appeal of the home with the incomplete double arch look. So we addressed this by crafting the door with a false center post in the middle that was textured and painted the same color of the house to give off that illusion that the post is still there. Overall, it gives the home a complete finished appearance with two independent-looking doors and original post. The homeowner got the entire width of the opening to use at the push of a button so having a larger car won't be a problem anymore. This growing family needed more living space in their 1926 St. Paul, MN Bungalow, and had great potential in their unfinished attic for a new master suite. Castle began working with the city to grandfather some existing conditions in, like the steeper stairs and lower ceiling height to comply with building codes. New insulation, interior walls, electrical, heating, and a full interior finish was planned. The finished space incorporates traditional millwork matching the lower level of the home, a custom built-in bookshelf, new white doors, and pre-finished white oak hardwood floors in a rich Licorice stain. The dark floors and oil-bronze accents throughout the space really anchors the room and completes an overall bright color pallet with high contrast. In the new bathroom, a cement tile floor was selected to tie in the homeowner’s classy flair. Switching the finishes to polished brass inside the bathroom really brings a lux and regal feel to the space. Paired with traditional subway tile, white vanity, refurbished vintage medicine cabinet, and neutral walls, the new bathroom is elegant, yet understated. One of our favorite features is the use of the two existing dormers. One dormer was converted into a new walk-in closet with custom glass closet doors, so the light can still shine into the bedroom. The beauty is in the detail(ing). This wonderful commercial bathroom design by Denes Petoe, is decked out in luminous 3” x 12” Cambas Frosted Silk Finished Tohmai glass tiles, giving way to the ADA handrails. Denes designed these custom mounting pad details made of polished Thassos Marble to make commercial grab bar installations more upscale, yet still comply with the American Disability Association standards. The mounting pad detail can be made in any color/material. No longer do you need to compromise on good design and layout! The bathroom is grounded with our Offset 5/8” mosaic in polished Blue Celeste, Ming Green and Thassos for the floor to create an upscale look for not only commercial, but residential projects as well. The concept can also be adapted to towel bars, toilet paper holders and other mounted hardware. This Floating Amistire Vanity, also designed by Denes Petoe, is made out of honed Ming Green Marble (customizable to any color and size).

We began by creating a complete set of building plans detailing the renovation and remodeling of the building. We added new square footage to the master bedroom, reengineered and rebuilt the back half of the structure and then completely replaced all of the plumbing and electrical services. All of our construction on the exterior was required to match the original in order to comply with the historical status of the building. This project was conducted under the new green building guidelines established by the City of Santa Cruz. We were able to recycle nearly 80% of our demolition and construction refuse. We took care to preserve and renovate the existing redwood window casings and all of the original custom heart redwood doors in the home. These were planed, sanded and refinished to both save cost and maintain the vintage warmth of the original structure. The windows were recycled and new Marvin dual pane wood windows installed in their place. The original upstairs redwood flooring was preserved and the damaged sections replaced with material salvaged from the flooring at the first story. These surfaces were sanded and finished to recreate the look of the former flooring. We were also able to save and reuse the decorative fireplace mantle from the original construction.
