This inner-city garden was designed to meet the needs of a young family who like to entertain but still required solutions for storage and off street parking. Key to the design was connecting the two different areas of the lower courtyard with the upper carstand area. A solution was obtained through constructing an intermediate landing with built in seating and a new gas BBQ. An open style steel balustrade allows for safety between the two areas and visually takes full advantage of the depth of the property. All-weather protection provided by retractable awnings to both upper and lower areas ensures year round enjoyment. Sliding doors in the garage help the generous storage recede into the design. Spotted gum hardwood timber decking extends the internal areas outside and the wrap around steps further connect the spaces by providing an inviting entry to the BBQ area. A large floating timber bench seat is both practical and breaks up the large retaining wall to the upper carport. A grey and white colour palette provides a sophisticated look whilst highlighting punctuations of playful colour and contemporary styling to link the children’s play areas with the home.

Their kitchen was dark and inefficient. The cabinets felt cluttered and the storage was there, but not functional for this family. They wanted all new finishes; especially new cabinets, but the floors were going to stay and be refinished. No wall relocation was needed but adding a door into the dining room to block the view from the front into the kitchen was discussed. They wanted to bring in more light somehow and preferably natural light. There was an unused sink in the butler’s pantry that they wanted capped, giving them more space and organized storage was a must! In their living room, they love their fireplace because it reminds her of her home in Colorado, so that definitely had to stay but everything else was left to the designers. After all decisions were made, this gorgeous kitchen and living space came to life! It is bright, open and airy, just like our clients wanted. Soft White Shiloh cabinetry was installed with a contrasting Cocoa island. Honed Levantina Taj Mahal quartzite was a beautiful countertop for this space. Bedrosians Grace 4”x 12” wall tile in Panna was the backsplash throughout the kitchen. The stove wall is flanked with dark wooden shelves on either side of vent-a-hood creating a feature area to the cook area. A beautiful maple barn door with seeded baroque tempered glass inserts was installed to close off the pantry and giving them more room than a traditional door. The original wainscoting remained in the kitchen and living areas but was modified in the kitchen where the cabinets were slightly extended and painted white throughout. LED tape lighting was installed under the cabinets, LED lighting was also added to the top of the upper glass cabinets, in addition to the grow lights installed for their herbs. All of the light fixtures were updated to a timeless classic look and feel. Imbrie articulating wall sconces were installed over the kitchen window/sink and in the butler’s pantry and aged brass Hood classic globe pendants were hung over the island, really drawing your attention to the kitchen. The Alturas fixture from SeaGull Lighing now hangs in the center of the living room, where there was once an outdated ceiling fan. In the living room, the walls were painted white, while leaving the wood and stone fireplace, as requested, leaving an absolutely amazing contrast! Our Seattle studio designed this stunning 5,000+ square foot Snohomish home to make it comfortable and fun for a wonderful family of six. On the main level, our clients wanted a mudroom. So we removed an unused hall closet and converted the large full bathroom into a powder room. This allowed for a nice landing space off the garage entrance. We also decided to close off the formal dining room and convert it into a hidden butler's pantry. In the beautiful kitchen, we created a bright, airy, lively vibe with beautiful tones of blue, white, and wood. Elegant backsplash tiles, stunning lighting, and sleek countertops complete the lively atmosphere in this kitchen. On the second level, we created stunning bedrooms for each member of the family. In the primary bedroom, we used neutral grasscloth wallpaper that adds texture, warmth, and a bit of sophistication to the space creating a relaxing retreat for the couple. We used rustic wood shiplap and deep navy tones to define the boys' rooms, while soft pinks, peaches, and purples were used to make a pretty, idyllic little girls' room. In the basement, we added a large entertainment area with a show-stopping wet bar, a large plush sectional, and beautifully painted built-ins. We also managed to squeeze in an additional bedroom and a full bathroom to create the perfect retreat for overnight guests. For the decor, we blended in some farmhouse elements to feel connected to the beautiful Snohomish landscape. We achieved this by using a muted earth-tone color palette, warm wood tones, and modern elements. The home is reminiscent of its spectacular views – tones of blue in the kitchen, primary bathroom, boys' rooms, and basement; eucalyptus green in the kids' flex space; and accents of browns and rust throughout.

Klopf Architecture and Outer space Landscape Architects designed a new warm, modern, open, indoor-outdoor home in Los Altos, California. Inspired by mid-century modern homes but looking for something completely new and custom, the owners, a couple with two children, bought an older ranch style home with the intention of replacing it. Created on a grid, the house is designed to be at rest with differentiated spaces for activities; living, playing, cooking, dining and a piano space. The low-sloping gable roof over the great room brings a grand feeling to the space. The clerestory windows at the high sloping roof make the grand space light and airy. Upon entering the house, an open atrium entry in the middle of the house provides light and nature to the great room. The Heath tile wall at the back of the atrium blocks direct view of the rear yard from the entry door for privacy. The bedrooms, bathrooms, play room and the sitting room are under flat wing-like roofs that balance on either side of the low sloping gable roof of the main space. Large sliding glass panels and pocketing glass doors foster openness to the front and back yards. In the front there is a fenced-in play space connected to the play room, creating an indoor-outdoor play space that could change in use over the years. The play room can also be closed off from the great room with a large pocketing door. In the rear, everything opens up to a deck overlooking a pool where the family can come together outdoors. Wood siding travels from exterior to interior, accentuating the indoor-outdoor nature of the house. Where the exterior siding doesn’t come inside, a palette of white oak floors, white walls, walnut cabinetry, and dark window frames ties all the spaces together to create a uniform feeling and flow throughout the house. The custom cabinetry matches the minimal joinery of the rest of the house, a trim-less, minimal appearance. Wood siding was mitered in the corners, including where siding meets the interior drywall. Wall materials were held up off the floor with a minimal reveal. This tight detailing gives a sense of cleanliness to the house. The garage door of the house is completely flush and of the same material as the garage wall, de-emphasizing the garage door and making the street presentation of the house kinder to the neighborhood. The house is akin to a custom, modern-day Eichler home in many ways. Inspired by mid-century modern homes with today’s materials, approaches, standards, and technologies. The goals were to create an indoor-outdoor home that was energy-efficient, light and flexible for young children to grow. While vaulted ceilings can often present design challenges - especially when it comes to window treatments - we found the perfect custom treatments to finish off the look. Alloy co-owner Zach Snider had a tiny second floor on his house. Being an expert builder, he thought he would just take that second floor right off and build a new one. And that he did, along with pushing the kitchen out to where the screened porch was, building a sauna, and re-thinking every other room in the house. The footprint of the house is the same, and it still fits in with the character of the neighborhood, even though Zach doubled the square footage. The house now has room for his two little kids to grow and to find their own space without everyone bumping into each other. And if that doesn’t work, you’ll probably find their parents down in the sauna.

This is an organic Lime Wash done with a true lime wash product as opposed to a brick mortar or concrete that is often seen on new houses. This product can be applied as a solid coating making the surface completely white, or can be applied and "washed off" in many artistic ways, as seen here. This kitchen was rearranged and opened up to allow a completely different way of living in the space. With the wall between the kitchen and family room removed, one window in the old eating area deleted and the doorway to the dining room moved over and enlarged, we were able to take a relatively small, closed off, u-shaped kitchen with a separate eating area and turn it into a large inviting kitchen with a huge island with room for stools, while improving traffic flow and sightlines at the same time. A pantry with roll outs, spice pull out, a double garbage pull out, lots of drawers for storage and an abundance of counter space make the space much more functional than the original kitchen! Renovation Highlights include: Complete re-arrangement of space Hardwood added to kitchen and remainder of main level hardwood was refinished Two colours for cabinetry plus a stained wood for the open shelving Hanstone Montauk countertops Layered lighting achieved with the use of pot lights in kitchen and family room, under cabinet puck lights and pendants over the island, all on dimmers to allow flexibility.

Dynamic Garage Door specializes in Tuscan Architectural beautification in the Newport Beach, CA through our custom designed and hand made architectural shutters, garden gates and garage doors. This Newport-Mesa Tuscan home was exquisitely decorated with a combination of custom gates, decorative shutters and balcony barn door style shutters all handcrafted out of authentic, century-old reclaimed barn wood specifically harvested for this custom project. Beginning with the balcony shutters which actually slide from side to side like a real barn door we worked a charming rustic shutter design that would typically be seen in the Tuscan Riviera. We opted for sliding shutters as the balcony spacing limited the swing action of even bi-folding shutters. Incorporating real barn door hardware railing and crowing it behind the faux reclaimed wood beam made an excellent statement while adding functional shutters that can be shut close for comfort during the summer morning when the sun beats down into the master suite. The four shutter leafs are decorated with real hand forged dummy straps that were hammered and crafted by hand to achieve that gorgeous rustic charm typical of Tuscan architecture. The reclaimed barn wood from a century-old barn gives off a timeless appearance that increase in characters as the years go by. Because rustic barn wood has already aged beautifully over hundreds of years, the next century will only increase its authentically gorgeous appearance. The culmination of this project has been a meticulous collaborative input of our in-house head designer and the clients themselves. Although the completion of this project is lengthy and intricate, the results speak volumes and the wait simply justifies the outcome. The rest of thew windows on this Tuscan home have been accessorized with rustic barn wood as well and accentuated with our custom designed and handmade dummy iron hinge straps. Our dummy hardware is so authentically done in the same tradition used for hundreds of years in Europe to create shutter hardware that looks authentic and functional although it is only decorative. The details of our custom shutters is evident in the slightest of details including the bolts used to hold the shutter straps in place. Each of the shutter also has a decorative ring pull with a hand-hammered back plate which enhances the appearance of true functional shutters and defining that authentic Tuscan look. The beauty of this Tuscan home is visible throughout the entire property including the garden gates, garage doors and entry door. Again, for the garden gates, we went with rustic barn wood carefully crafted to preserve the original surface that has aged over hundreds of years but building the gates on galvanized steel frames that will ensure structural durability for the next few hundred years. The gates are highly secure, sound and can definitely hold back a crowd with authentic rustic charm. Don't be fooled with the simple-looking gate design. It is quite intricate with its 45 degree angle cuts around the perimeter of the trim which deviates water away from crevices that would otherwise make the gates vulnerable to the accumulation of moisture from the elements, sprinkler system or simply air humidity since the home is located near the ocean. Each one of the garden gates is equipped with European style mortise lock mechanisms and roller catches. Inspiration for a rustic exterior home remodel in Other

Take a look at the latest home renovation that we had the pleasure of performing for a client in Trinity. This was a full master bathroom remodel, guest bathroom remodel, and a laundry room. The existing bathroom and laundry room were the typical early 2000’s era décor that you would expect in the area. The client came to us with a list of things that they wanted to accomplish in the various spaces. The master bathroom features new cabinetry with custom elements provided by Palm Harbor Cabinets. A free standing bathtub. New frameless glass shower. Custom tile that was provided by Pro Source Port Richey. New lighting and wainscoting finish off the look. In the master bathroom, we took the same steps and updated all of the tile, cabinetry, lighting, and trim as well. The laundry room was finished off with new cabinets, shelving, and custom tile work to give the space a dramatic feel.
