Solid-wood frame with Nozag-spring seat-base, covered with polyurethane foam in a 600 g pre-compressed, fibre-fill wrap. The free movable backs consists of 100% foam. Back cushion filling is 100% down and small duck feathers sewn into a ribbed, feather-proof cambric casing. This house was designed to maintain clean sustainability and durability. Minimal, simple, modern design techniques were implemented to create an open floor plan with natural light. The entry of the home, clad in wood, was created as a transitional space between the exterior and the living spaces by creating a feeling of compression before entering into the voluminous, light filled, living area. The large volume, tall windows and natural light of the living area allows for light and views to the exterior in all directions. This project also considered our clients' need for storage and love for travel by creating storage space for an Airstream camper in the oversized 2 car garage at the back of the property. As in all of our homes, we designed and built this project with increased energy efficiency standards in mind. Our standards begin below grade by designing our foundations with insulated concrete forms (ICF) for all of our exterior foundation walls, providing the below grade walls with an R value of 23. As a standard, we also install a passive radon system and a heat recovery ventilator to efficiently mitigate the indoor air quality within all of the homes we build.

A doctor in Dallas hired Mapos to design his dream home in the upscale neighborhood of Bluffview that would serve as both a haven from his hectic days at the hospital and a space to support his active outdoor lifestyle. Mapos was tasked with designing a modern home that would function as a definitive counterpoint to the new, yet traditional McMansions on adjacent properties. The client emphasized the necessity of informal living and dining areas for entertaining, spacious bedrooms, a home office, and plentiful storage space for his outdoor gear and automobiles. He also requested an outdoor pool, hot tub, and lush landscape to isolate the property and establish a sense of privacy. The two-story interior was designed as an open volume with the second floor inserted into a larger box, creating a dramatic interplay of double-height and compressed spaces on the lower level. For the exterior, Mapos composed the house out of four flat-roofed volumes, assembled to create welcoming front and rear outdoor spaces, intimate landscaped side gardens, and visual protection from the neighbors. The forms and proportions combined contain a rich assembly of indoor and outdoor spaces that will serve the client for years to come.

Seems like the ‘80s weren’t all that long ago. Reminiscing about music from the period harkens me back to all kinds of good feelings. The era’s kitchen and bath design, however, causes me to repress a bit of vomit. The lack of creativity, coupled with a love of beige and cheap brass, still makes my skin crawl. Some builder must have purchased entire container ships of that tile. Enter this bath. The homeowners did their best to add color, but nothing could hide the elements so popular in the day. In attempting to provide something outside the norm (the shower tower), yet warm and inviting, (curved half-wall behind the curved freestanding tub; compressed ceilings above smaller items), and safe (large, curbless shower with door wide enough for future wheelchair), I endeavored to create a bath that would stand time’s test. It didn’t hurt that the clients, second-timers (see Modern Walnut Kitchen and Great Room) and a delight to work with, had strong opinions. The photos will be retaken soon (we didn’t stage the shoot), but they give an idea of the space.

“Compelling.” That’s how one of our judges characterized this stair, which manages to embody both reassuring solidity and airy weightlessness. Architect Mahdad Saniee specified beefy maple treads—each laminated from two boards, to resist twisting and cupping—and supported them at the wall with hidden steel hangers. “We wanted to make them look like they are floating,” he says, “so they sit away from the wall by about half an inch.” The stainless steel rods that seem to pierce the treads’ opposite ends are, in fact, joined by threaded couplings hidden within the thickness of the wood. The result is an assembly whose stiffness underfoot defies expectation, Saniee says. “It feels very solid, much more solid than average stairs.” With the rods working in tension from above and compression below, “it’s very hard for those pieces of wood to move.” The interplay of wood and steel makes abstract reference to a Steinway concert grand, Saniee notes. “It’s taking elements of a piano and playing with them.” A gently curved soffit in the ceiling reinforces the visual rhyme. The jury admired the effect but was equally impressed with the technical acumen required to achieve it. “The rhythm established by the vertical rods sets up a rigorous discipline that works with the intricacies of stair dimensions,” observed one judge. “That’s really hard to do.”
