In the back of this estate just outside of Omaha, Nebraska, Elite Landscaping designed a custom concrete swimming pool with a covered pool house and 360-degree, negative-edge spa.
The pool house features an outdoor kitchen and bar area, which rests on posts that adjoin the raised pool wall. The pool house was built as an exact architectural match to the house, from the stucco, to the cedar decking beams, down to the paint color. This covered outdoor entertaining area provides a shady spot in the afternoons, where guests can lounge on four in-pool, swim up bar stools. The rest of the pool remains in full sun. The sunken swim-up bar is adorned with glass tile accents, and the pool wall features natural stone. Oversized, UniLock bluestone pavers comprise the pool deck and patio.
The unique negative-edge spa sits above the pool, and was designed so one half of the spa flows into the pool while the other half flows back into the landscaping. The entire poolscape is automated by a Pentair IntelliTouch system that runs off of a smartphone or other device. With the touch of a button, the homeowners can adjust pool and spa temperatures, change water flow speed, program the FX color-changing LED lights, and even test the pool chemistry.

Livius and Andrea's existing property was a part of a large subdivision with several identical cookie-cutter homes built in the 1960s, and they were looking to do either a massive overhaul or a new build. Given that the existing home was situated quite well on the property it was decided to approach the new design as a significant structural remodel and addition.
A huge vaulted ceiling in the new great room leads the eye up towards a large storage loft with an array of clerestory windows. Two walls of the great room are comprised of sliding pocket doors that will hide away creating an incredible sense of opening and connection to the outdoor deck that connects to the new art studio.
The newly expanded master suite is quite special in that it has the rare condition of being naturally lit by windows on all 4 sides of the room.
Livius and Andrea both wanted to work from home without interrupting each other and this was achieved thru a home office at the front of the main home, and a new detached art studio at the back, opposite the expanded master suite.

We were given the challenge of designing a house overlooking a pond on a site constrained by wetlands. Our client had an interest in permanence and solidity and a desire to work with architectural concrete. Additionally, the client desired interiors that would showcase their substantial art collection. Our design approach began with the footprint of an L-shaped courtyard house, which in part, was determined by the limited buildable area. The house is sited on a natural rise in the land, allowing the first floor elevation to rise 15 ft above the pond’s surface; this height provides dynamic views through the trees that separate the house from the pond. Ultimately, our design leverages the inherent capabilities of architectural concrete i.e. its structural capacity; the material allows for bold cantilevers and expanses of glass, creating greater transparency between interior and exterior environments.
The interior palette is comprised of rift sawn oak with 16-inch wide oak plank flooring, oak casework and millwork, a stainless steel and glass main staircase, and minimalist concrete details throughout. On the upper level, the plan accommodates a master bedroom suite, three children’s bedrooms, and a family room. The first floor includes a guest bedroom, living room, kitchen, dining room, office, and family room. The ground level has a recreational room, a mudroom, and office/studio. The site plan employs native plantings and includes a small resistance pool in the courtyard.
Concrete will be utilized for all of the house’s structural and insulation components. This method modulates the fluctuation of interior temperature, creating both an energy-efficient envelope and enough concrete mass to keep temperatures moderate and consistent throughout a 24-hour day. The employment of triple-glazed windows and a triple-glazed aluminum curtain wall further increases the project’s energy efficiency and allows the house to have abundant glass. Natural light permeates the interior and affords spectacular view in all directions of both Todd Pond and the neighboring woodlands.

The lifestyle of living on Lake Washington is naturally inclined towards entertaining and outdoor living. However, the homeowners of this Kirkland residence found that occupying the exterior space was difficult in part because there were few spaces that were protected from the harsh western exposure. They longed for a covered patio and more.
Conversations and designs focused on creating a four-season space that addressed the high-exposure demands of the site while also providing a comfortable space to relax and entertain.
The concept of extending the existing second floor level deck as a way to provide protection emerged as an early solution in the process. With the use of natural stone pavers and treads, the existing lower level patio was nearly doubled in usable area with different zones for intimate or large gatherings. The stone treads transition gracefully into the landscaped portion of the site.
The deck above was expanded upon and resurfaced with a low maintenance porcelain pedestal paver system. A glass panel railing is constructed without a top rail, which allows for views of the water to remain unobstructed while sitting or standing.
A custom outdoor fireplace was designed to act as a central focal point and to provide definition for the gathering spaces. The concrete mass is punctured through with a two-way fireplace, providing visual and bodily warmth for
year-round comfort and use of the space.
An updated, modernized outdoor kitchen was a necessity for larger gatherings. Durable yet elegant surfaces were required for this high use area. Cabinetry incorporates Parklex wood panels that are sustainably sourced and finished for long-term durability. Countertops and backsplash were comprised of an exterior-grade porcelain slab. Stainless steel appliances complete a low maintenance workspace.
Energy efficient products were mindful components of this project. New and dimmable LED recessed and indirect lighting provides illumination for entertaining late into the night. Tread lighting provides a beacon of light for returning boaters coming in from the lake.
The homeowner shared their pleasure with their new spaces commenting that the design seamlessly integrates with the existing house. They find themselves enjoying and using their outdoor spaces more thoroughly and on a daily basis. The surprise for them was the unintended additional space resulting from the expanded deck above.

The Grasslands home was born out of and celebrates the beautiful but fragile grassland ecology of the Carmel Valley. Our client’s desire to actively simplify his lifestyle to the most essential elements inclusive of space clearly drove sensibilities in the design. In addition the home features a precision, derived from the client’s love of flight, a grounded-ness from his love of books and the love of his horse.
To meet the simplistic beauty of the scope, the home consists of three interconnected glass pavilions and a detached barn which wrap to the bowl shape of the land. The pavilions are comprised of a master suite, a library/living room, kitchen, and a meditation sanctuary; the barn, his horse and car.
The design focuses on preserving the delicate ecosystem of the surrounding grasslands, while concurrently incorporate views and maximize solar orientation. In support, the pavilions sit on the perimeter of an existing bowl shaped depression in the hillside. Three primary landscape walls run parallel to the topography, emphasizing the shape and spatial definition of the land as well as providing locations to anchor the structures. Pulled up and out of the landscape, the buildings jut over the anchor walls, hovering above the native grasses. In section, the land appears to flow through the pavilions, undisturbed and collaborative to the architecture.

fabricate many lights in styles ranging from classic to contemporary .My lights are not second hand nor a passing fad from a big box retailer. They’re different - I make them - I search out interesting vintage and modern fixtures, dismantle them and, from the newly refurbished elements, recreate entirely unique, and hopefully, beautiful pieces of illuminating art. They are comprised of considerable time, the creativity with which I’ve been blessed and significant effort - relevance more likely lost on most as an ordinary fixture will do just fine. But to some, their beauty, as it is said, is found in the eye of the beholder.

This residence, sited above a river canyon, is comprised of two intersecting building forms. The primary building form contains main living spaces on the upper floor and a guest bedroom, workroom, and garage at ground level. The roof rises from the intimacy of the master bedroom to provide a greater volume for the living room, while opening up to capture mountain views to the west and sun to the south. The secondary building form, with an opposing roof slope contains the kitchen, the entry, and the stair leading up to the main living space.

Magnolia takes the idea of indoor and outdoor living to a new level. The entire first floor of the residence is built on two sides of an outdoor entertainment lanai which features a summer kitchen for grilling and loads of space. An open plan kitchen, dining, and family room are on one side of the lanai and a large detached game/play room with separate bath is on the other side of the lanai. The game/play room has 90 degree, floor to ceiling stacking doors which pocket into the wall cavity making the game/pay room completely open to the lanai. The master bedroom and master bathroom, 100 square foot loft, and two additional bedrooms with a hall bath and laundry room comprise the entire second floor. A side entry, three car garage is attached to the front of the house which helps to define the courtyard entry. Our wine cellar builders utilized the space under the table for additional wine storage.
The result was a Dallas wine cellar design that is both aesthetically appealing and highly functional.
Specifically, case storage was placed beneath the tabletop.
