The main stair of this beachfront island home is comprised of a steel center stringer with 4” thick white oak treads and landings with custom stain and a glaze finish. Stair and balcony balustrades are welded aluminum posts and rails with clear, tempered glass infill and white oak cap rail with custom stained and glazed finish.

This recently completed pool is comprised of a large 10' x 50' long lap pool, with the shape of Germany laid over the top of the rectilinear form, and a large 27.5' x 4' x 2.5" acrylic panel separating the pool and spa areas. The objective is to not see a barrier wall between the pool and spa. The water level in the pool will be set to just three millimeters below the level in the spa. The shallow end is a large Baja shelf with the stairs pushed out toward the lap pool portion. This shallow shelf has an acrylic-encased piece of the Berlin Wall set in the exact location of the aforementioned City. The pool has seven color changing lights, three Swim Jets driven by two 4 h.p. German-designed Speck pumps, two large underwater speakers and 30 small color changing lights around the entire rim of the pool and spa ledges, and the entire equipment set in an underground vault. The pool has been specifically designed for alternative sanitation and will likely have three different types of sanitation not centered on a salt or chlorine environment. The spa has been designed around the exact size of the owner. As the pool has two complete sets of equipment, heating both the pool and spa requires less than half the time of a normal pool and spa of this magnitude. Additionally, the pool and spa walls, and part of the floor, are all clad in Kirkstone (an amazingly dense stone that will stand any chemical or etching environment), and the rest of the pool and spa surface will be done in matching Hydrazzo (a form of underwater Terrazzo).

The stone accent wall behind the staircase starts at the Lower level and continues up to the 2nd floor ceiling. Stone wall finishes continue down the hallway with timber door trims and jambs. The staircase railings like the Balcony and Catwalk railings above are comprised of Custom Steel Railing Sections and Brackets with Fir Top Rails. Carpeted Treads and Risers, Fir Timber Skirt Boards and Hickory Flooring at the underside of the stair flights and landings round out the Staircase finishes.

Awarded by the Classical institute of art and architecture , the linnean house has a restrained and simple elevation of doors and windows. Nestled in the Forest Hills neighborhood of Washington, D.C., the Linnean House is classical in both plan and elevation throughout its award-winning house plans. The main mass, comprising of the most formal and public spaces, is a spatial triptych along a symmetrical main axis. Inside the luxury home, the limestone façade, simple but well-proportioned with classical elements, extends itself into both the entry portico and main foyer with consistent proportions and materiality. This introduction allows the flanking living and dining rooms to be perceived as separate pavilions, each equipped with eight equal-proportioned French doors symmetrical of the main axis.

Livius and Andrea's existing property was a part of a large subdivision with several identical cookie-cutter homes built in the 1960s, and they were looking to do either a massive overhaul or a new build. Given that the existing home was situated quite well on the property it was decided to approach the new design as a significant structural remodel and addition.
A huge vaulted ceiling in the new great room leads the eye up towards a large storage loft with an array of clerestory windows. Two walls of the great room are comprised of sliding pocket doors that will hide away creating an incredible sense of opening and connection to the outdoor deck that connects to the new art studio.

In the back of this estate just outside of Omaha, Nebraska, Elite Landscaping designed a custom concrete swimming pool with a covered pool house and 360-degree, negative-edge spa.
The pool house features an outdoor kitchen and bar area, which rests on posts that adjoin the raised pool wall. The pool house was built as an exact architectural match to the house, from the stucco, to the cedar decking beams, down to the paint color. This covered outdoor entertaining area provides a shady spot in the afternoons, where guests can lounge on four in-pool, swim up bar stools. The rest of the pool remains in full sun. The sunken swim-up bar is adorned with glass tile accents, and the pool wall features natural stone. Oversized, UniLock bluestone pavers comprise the pool deck and patio.
The unique negative-edge spa sits above the pool, and was designed so one half of the spa flows into the pool while the other half flows back into the landscaping. The entire poolscape is automated by a Pentair IntelliTouch system that runs off of a smartphone or other device. With the touch of a button, the homeowners can adjust pool and spa temperatures, change water flow speed, program the FX color-changing LED lights, and even test the pool chemistry.

The existing excavated limestone boulders were strategically repositioned to not only serve as functional components but also as visually striking features to the modified design of the dry creek pathways and planted areas.
The trees are viewed as an opportunity to utilize dark Whittlesey mulch to provide contrast, water retention, and tie in to other defined beds and oak clusters on the property.
The front walk is comprised of sawn limestone pavers surrounded by crushed limestone rock mulch and accented by river rock dry creek bed that follows through to the backyard. The pavers lead down to a poured-in-place concrete path that grants access to outdoor utilities and matches the driveway seamlessly.

This paved driveway is part of a project completed by Gary Duff Designs which secured and strengthened this home’s existing old-world charm. By building on the original color palette comprised of beautiful reds and browns, the team incorporated natural stones to enhance the look. The renovated walkway can now be summed up in one word: classic. The new and beautiful courtyard was completed by a flowing fountain as the focal point. Fun finishing touch: a basketball half-court with the same beige coloring, because even the most elegant backdrops deserve some whimsy.
