Located in McLean, Virginia, this contemporary residence was conceived as a study in contrast, an intentionally restrained street façade paired with a dramatically open rear elevation. The architecture balances privacy and openness through controlled volumes, warm materiality, and expansive glazing that connects interior living spaces to the surrounding landscape.

Set in the garden beside a traditional Dutch Colonial home in Wellesley, Flavin conceived this boldly modern retreat, built of steel, wood and concrete. The building is designed to engage the client’s passions for gardening, entertaining and restoring vintage Vespa scooters. The Vespa repair shop and garage are on the first floor. The second floor houses a home office and veranda. On top is a roof deck with space for lounging and outdoor dining, surrounded by a vegetable garden in raised planters. The structural steel frame of the building is left exposed; and the side facing the public side is draped with a mahogany screen that creates privacy in the building and diffuses the dappled light filtered through the trees. Vistafolia's innovative and flexible Artificial Green Wall design offers real customer value, providing excellent customized solutions for any client requirement. This Seattle roof terrace had a very long, south-facing space with walls clad in metal sheeting, creating an environment too hot and inhospitable for real planting. The limited area coverage was also a big issue, as putting in living plant systems would significantly reduce the floor space and hinder mobility. Our Vistafolia Panels, which can be customized to fit any conceivable dimension, fulfilled the client’s desire to look out to beautiful greenery by creating a simple solution to the problem with our versatile system and design expertise.

Bellevue, WA In this West-facing terrace, SZ widened the original space to create a more gracious outdoor living room. From here this family can entertain, dine, play and watch their children in the pool, or in the garden below - all while taking in the beauty of the water and carefully landscaped garden. The floors were clad with a light, neutral porcelain tile with a slight texture. SZ designed a long bench of darkened steel, which houses brown velvet cushions that can be stored in an concealed compartment. Two cubic corners of cast concrete at each end match the dark brown hue of the metal. This long bench, which runs the perimeter of the terrace, is secured by a wooden ledge of varying depth - the perfect drink ledge. Conceived of with the planter below, together both elements form a perfect rectangle. Spanning the length of the terrace, a slightly lowered wooden soffit pulls the design together. The lighting is housed on a sliding track to afford different settings. The fixtures, selected from Seattle-based Resolute Lighting, are the poetic Bloom & the Precious rigid stem pendants. The large scale of the Bloom fixture beautifully and organically adds to the terrace experience. The golden glow emanating from this flower-like pendant - made of 12 leaves of fabric enclosed in a resin - is seen through the treas on the boat dock below. The soffit also houses infrared heat panels, so the entire family can enjoy their outdoor terrace, even on a chilly evening, s they sip a drink and seep in the sunset.

Situated on a heavily wooded site at the edge of the Housatonic river, this 3,000 square foot house is conceived as a fragment of a New England village. While each room is connected to the rest of the house through interior hallways, the house appears from the outside to be a cluster of small buildings. Clad in weathered wood, the house seems to emerge naturally from the landscape. Shaded by a simple cedar pergola, a path runs along the front of the house, connecting the garage to the entry. A second pergola defines the edge of a formal parterre garden, creating a courtyard that seems to have been carved from the surrounding forest. Through the woods it is possible to catch glimpses of the river below.

Jardinier du Roi ®, manufacture French planters designed during the 17th century by André Le Notre, the gardener of King Louis 14th, originally conceived for the orangerie of the “Chateau de Versailles”. These planters are hand made, and made of cast aluminum alloy in combination with steel and the side panels are made of wood.

This bachelor's wall hung vanity has lighting underneath and was designed in ebonized quarter sawn oak to match the walk in closets of this closet-master bath suite. The closet-master bath suite was conceived by melding an existing bathroom and two closets in this East Bay penthouse along the San Francisco Bay. The new construction luxury home was designed by our Carmel design-build studio with the concept of 'hygge' in mind – crafting a soothing environment that exudes warmth, contentment, and coziness without being overly ornate or cluttered. Inspired by Scandinavian style, the design incorporates clean lines and minimal decoration, set against soaring ceilings and walls of windows. These features are all enhanced by warm finishes, tactile textures, statement light fixtures, and carefully selected art pieces. In the living room, a bold statement wall was incorporated, making use of the 4-sided, 2-story fireplace chase, which was enveloped in large format marble tile. Each bedroom was crafted to reflect a unique character, featuring elegant wallpapers, decor, and luxurious furnishings. The primary bathroom was characterized by dark enveloping walls and floors, accentuated by teak, and included a walk-through dual shower, overhead rain showers, and a natural stone soaking tub. An open-concept kitchen was fitted, boasting state-of-the-art features and statement-making lighting. The client’s brief was to create a space reminiscent of their beloved downtown Chicago industrial loft, in a rural farm setting, while incorporating their unique collection of vintage and architectural salvage. The result is a custom designed space that blends life on the farm with an industrial sensibility. The new house is located on approximately the same footprint as the original farm house on the property. Barely visible from the road due to the protection of conifer trees and a long driveway, the house sits on the edge of a field with views of the neighbouring 60 acre farm and creek that runs along the length of the property. The main level open living space is conceived as a transparent social hub for viewing the landscape. Large sliding glass doors create strong visual connections with an adjacent barn on one end and a mature black walnut tree on the other. The house is situated to optimize views, while at the same time protecting occupants from blazing summer sun and stiff winter winds. The wall to wall sliding doors on the south side of the main living space provide expansive views to the creek, and allow for breezes to flow throughout. The wrap around aluminum louvered sun shade tempers the sun. The subdued exterior material palette is defined by horizontal wood siding, standing seam metal roofing and large format polished concrete blocks. The interiors were driven by the owners’ desire to have a home that would properly feature their unique vintage collection, and yet have a modern open layout. Polished concrete floors and steel beams on the main level set the industrial tone and are paired with a stainless steel island counter top, backsplash and industrial range hood in the kitchen. An old drinking fountain is built-in to the mudroom millwork, carefully restored bi-parting doors frame the library entrance, and a vibrant antique stained glass panel is set into the foyer wall allowing diffused coloured light to spill into the hallway. Upstairs, refurbished claw foot tubs are situated to view the landscape. The double height library with mezzanine serves as a prominent feature and quiet retreat for the residents. The white oak millwork exquisitely displays the homeowners’ vast collection of books and manuscripts. The material palette is complemented by steel counter tops, stainless steel ladder hardware and matte black metal mezzanine guards. The stairs carry the same language, with white oak open risers and stainless steel woven wire mesh panels set into a matte black steel frame. The clients vision was to convert two closets into one master walk in closet. I worked closely with them on the design until they were confident. We then proceeded with the demolition, rewiring for new lighting, installing salvaged french bi-fold doors, replicating flooring and threshold to match the original pine flooring, and building out their newly conceived wardrobes. The project went swimmingly and they are very happy with their results!

Inside and out, Victorian details are playfully reinterpreted and celebrated in fabulous and whimsical spaces for a growing family - Double story kitchen with open cylindrical breakfast room Parents' and Children's libraries Secret playspaces Top floor sky-lit courtyard Writing room and hidden library Basement parking Media Room Landscape of exterior rooms: The site is conceived as a string of rooms: a landscaped drive-way court, a lawn for play, a sunken court, a serene shade garden, a New England flower garden. The stair grows out of the garden level ordering the surrounding rooms as it rises to a light filled courtyard at the Master suite on the top floor. On each level the rooms are arranged in a circuit around the stair core, making a series of distinct suites for the children, for the parents, and for their common activities.

In the center of this design, conceived as the hub of daily life, is a handleless island block with an integrated seating area, to which the successful real wood surface program BOSSA in walnut lends a special structure all around. The protruding, linear bars of the multi-award-winning BOSSA front create a warm, uniform overall appearance and give the kitchen a three-dimensional, vibrant effect - a conscious planning decision to create an elegant and lively effect.

Conceived of as a C-shaped house with a small private courtyard and a large private rear yard, this new house maximizes the floor area available to build on this smaller Palo Alto lot. An Accessory Dwelling Unit (ADU) integrated into the main structure gave a floor area bonus. For now, it will be used for visiting relatives. One challenge of this design was keeping a low profile and proportional design while still meeting the FEMA flood plain requirement that the finished floor start about 3′ above grade. The new house has four bedrooms (including the attached ADU), a separate family room with a window seat, a music room, a prayer room, and a large living space that opens to the private small courtyard as well as a large covered patio at the rear. Mature trees around the perimeter of the lot were preserved, and new ones planted, for private indoor-outdoor living. We conceived the stairs as heavy, but floating wood planks that defy gravity. Glass guardrails were used to maintain the openness of the modest sized space and further highlight the treads. MAKE Architecture | www.makearch.com | 323-669-0278

Every inch of the inside and outside living areas are re-conceived in this full house and guest-house renovation in Berkeley. In the main house the entire floor plan is flipped to re-orient public and private areas, with the formerly small, chopped up spaces opened and integrated with their surroundings. The studio, previously a deteriorating garage, is transformed into a clean and cozy space with an outdoor area of its own. A palette of screen walls, Corten steel, stucco and concrete connect the materiality and forms of the two spaces.
