Inspiration for a large timeless backyard patio remodel in Baltimore with no cover

Pairing their love of Mid-Century Modern design and collecting with the enjoyment they get out of entertaining at home, this client’s kitchen remodel in Linda Vista hit all the right notes. Set atop a hillside with sweeping views of the city below, the first priority in this remodel was to open up the kitchen space to take full advantage of the view and create a seamless transition between the kitchen, dining room, and outdoor living space. A primary wall was removed and a custom peninsula/bar area was created to house the client’s extensive collection of glassware and bar essentials on a sleek shelving unit suspended from the ceiling and wrapped around the base of the peninsula. Light wood cabinetry with a retro feel was selected and provided the perfect complement to the unique backsplash which extended the entire length of the kitchen, arranged to create a distinct ombre effect that concentrated behind the Wolf range. Subtle brass fixtures and pulls completed the look while panels on the built in refrigerator created a consistent flow to the cabinetry. Additionally, a frosted glass sliding door off of the kitchen disguises a dedicated laundry room full of custom finishes. Raised built-in cabinetry houses the washer and dryer to put everything at eye level, while custom sliding shelves that can be hidden when not in use lessen the need for bending and lifting heavy loads of laundry. Other features include built-in laundry sorter and extensive storage.

This study was completed in Nolensville, Tennessee after an in-depth discussion with the RSU Design Team. As you enter the room through the french doors your eyes are immediately drawn to the hardwood flooring which is accentuated by the wainscot panelling. The detailed craftsmanship of the custom molded mantel, showcasing the cambria hearth/ fireplace, provide this room with a formal yet cozy setting to encourage intimate discussions. Inspired by the client’s frequent trips to Martha’s Vineyard, this renovation project’s primary goal was to create a landscape complimentary of this Colonial Revival style home, reminiscent of Edgartown, Massachusetts. The front landscape was specifically designed to offer expansive views of a layered horizontal foundation planting that nestled itself around the base of the home, allowing the home itself to be the star of the show. Flowering borders that rotate with the seasons create a strong foreground while a clipped yew hedge forms the barrier needed to separate the billowing panicle hydrangeas in the background. The axial design of the herringbone front walk, punctuated by a bluestone transitional space and formal cast limestone urn, create an axis by which all other landscape elements are symmetrically mirrored. Desiring a rear entertainment space separated from the adjacent 4 car garage and recreational lawn, a series of intimate gathering spaces were designed to include Edgartown inspired architectural features that would establish the character of the garden while setting the backdrop for a robust mix of perennials, grasses, hedges and annuals. Mimicking the pattern and detail previously established on the stone base of the home, individually hand chiseled pieces of Valders veneer were used to construct the garden walls. Reclaimed street pavers border a reconfigured bluestone patio and create a garden walk that separates the garden into 4 equal quadrants; each section of the walk connecting itself to a prominent feature of the garden. The central paver transition space is backed by a concentric hedge of low growing boxwoods, delineating annual and perennial. The relocation of an arbor, in conjunction with a new evergreen hedge, creates the desired partition between relaxed conversation and open lawn activities. A brick masonry water feature with reclaimed 1916 antique cast iron tub anchors the garden and terminates the perennial adorned paver walk opposite the home’s fireplace centered within the main seating area. Whether spending an evening with friends or a quiet moment alone, this quaint garden space offers our clients the perfect ambiance to pause and reflect on life’s special treasures.

Details below of a Grout colouring job I recently completed at a house in Morecambe. In this instance, the grout had become stained, and my client was no longer happy with it. There are a number of reasons grout can lose its appearance including the build-up of mould in damp and unvented areas, staining from liquids accidentally spilt on the floor and surprisingly if you have a coloured grout it can lose its colour due to the bleach found in common types of household cleaning products. Grout contains lime which is acid-sensitive and will react to acidic cleaning products so for general cleaning do use a pH Neutral Cleaning product. To tackle the stained grout I first tried Tile Doctor Pro-Clean which can be used at different levels of concentration to increase its potency. In this case however when this grout dried it went back to being patchy so then the only answer was to restore its appearance using a Grout Colouring kit. To form a better bond with the Grout Colourant I first treated the grout with a Tile Doctor Pre-Treat Cleaner, which is very slightly acidic and effectively etches the grout. If you have a particularly acid-sensitive stone tile (Limestone, for example), it is recommended to use Tile Doctor Oxy-Pro cleaner instead as this won’t upset the stone, yet still clean the Grout ready for colouring. Once the Grout had dried (which is some cases can be several hours), I applied a thin coating of the Grout Colourant, as a thin coat dries quicker and provides a more even finish. A second coat was then added, before polishing off the excess from the edges of the tiles. After about half an hour the Grout Colourant was dry to the touch (at this stage you should be able to walk on the floor). Note that if you are Grout colouring a wall tile in a shower cubicle, it is best to leave the area for 24 hours before using the shower. As you can see from the photographs, the result was very effective, and needless to say my client was very happy with the rejuvenated appearance of her grout. Russell Taylor Lancashire Tile Doctor
