With soaring ceilings and beautiful lake views, this custom build is just over 4400 square feet of spacious living, not including the multiple outdoor entertaining areas. Working alongside with their local custom builder, my clients brought me in to design and furnish the interior and exterior and confirm specifications along the way. With so much natural light and their gorgeous surroundings, we wanted to bring the outdoors in for a warm and welcoming California aesthetic of blues, greens, and textured neutrals, as well as design rooms their children would love! Their indoor-outdoor living is perfect for entertaining and provides them with their own getaway!

The homeowners were preparing for design-build and permitting conversations and needed clear, realistic visuals to judge curb appeal and proportions before committing to construction. The owner needed 3D visualization to solve zoning setback flexibility, site conditions and design integration. We first modeled the entire house front and produced a couple of clay shots. Seeing them the owners decided that they have to go with a 30 feet setback. After confirming the 30-foot setback option, we moved forward with a full set of colored visuals. These showed the new porch integration, the garage interior, the updated driveway layout, and a few exterior color options so the homeowners could compare finishes and make confident decisions.

This 1901 Victorian was a long awaited dream home. The owners wanted a house that was comfortable, yet retained an historic feel. From a complete kitchen remodel to the new master suite, every aspect of this 3,300 SF house now confirms its Victorian roots. "The result", stares owner Willie Simmons, "is a true melding of what I wanted and her (Heather's) absolute incredible design knowledge."

  Free ebook, Creating the Ideal Kitchen. DOWNLOAD NOW   Our clients came to us looking to do some updates to their new condo unit primarily in the kitchen and living room. The couple has a lifelong love of Arts and Crafts and Modernism, and are the co-founders of PrairieMod, an online retailer that offers timeless modern lifestyle through American made, handcrafted, and exclusively designed products. So, having such a design savvy client was super exciting for us, especially since the couple had many unique pieces of pottery and furniture to provide inspiration for the design. The condo is a large, sunny top floor unit, with a large open feel. The existing kitchen was a peninsula which housed the sink, and they wanted to change that out to an island, relocating the new sink there as well. This can sometimes be tricky with all the plumbing for the building potentially running up through one stack. After consulting with our contractor team, it was determined that our plan would likely work and after confirmation at demo, we pushed on. The new kitchen is a simple L-shaped space, featuring several storage devices for trash, trays dividers and roll out shelving. To keep the budget in check, we used semi-custom cabinetry, but added custom details including a shiplap hood with white oak detail that plays off the oak “X” endcaps at the island, as well as some of the couple’s existing white oak furniture. We also mixed metals with gold hardware and plumbing and matte black lighting that plays well with the unique black herringbone backsplash and metal barstools. New weathered oak flooring throughout the unit provides a nice soft backdrop for all the updates. We wanted to take the cabinets to the ceiling to obtain as much storage as possible, but an angled soffit on two of the walls provided a bit of a challenge. We asked our carpenter to field modify a few of the wall cabinets where necessary and now the space is truly custom. Part of the project also included a new fireplace design including a custom mantle that houses a built-in sound bar and a Panasonic Frame TV, that doubles as hanging artwork when not in use. The TV is mounted flush to the wall, and there are different finishes for the frame available. The TV can display works of art or family photos while not in use. We repeated the black herringbone tile for the fireplace surround here and installed bookshelves on either side for storage and media components. Kitchen - modern kitchen idea in Miami

Stepping stones in a minimal gravel paved area lead past two lounge chairs to the intimate dining area. The herringbone-patterned limestone patio dissipates into a lush planting bed filled with loose swaths of shade-loving perennials and seasonal bulbs. Beech hedging, and formal clipped evergreens, surround the space and provide privacy, structure and winter interest to the garden. On axis to the main interior living space of the home, the fountain, is the focal point of the garden. A limestone water wall featuring an engraved pattern of fallen Honey Locust leaves nods to the centrally located mature Honey Locust tree that anchors the garden. Water, flowing down the wall, falls a short distance into a pool with a submerged limestone panel. The light noise of the falling water helps soften the sounds of the bustling downtown neighbourhood, creating a tranquil back drop for living and entertaining.
