HNA Hardscape Project Award Winner Carter Residence Council Bluffs, Iowa Paver Designs, LLC This project was built by Jim and Justin Hampton of Paver Designs LLC, a father and son company with no other employees. This multi-level patio/entertainment area is approximately 2,200 square feet. Pavers were placed over one inch of bedding sand and 9 in. of crushed, recycled concrete base. Designs were laid out on the pavers, all cut individually, then filled in with red and gold pavers. A sealer was the applied to the paver surface to enrich its colors. A polymeric joint sand stabilizer was used during the final compaction. A fireplace, wood boxes, and grill island were installed in lower patio area. The two level backyard patio is connected by sidewalks to a front courtyard.

The custom wine racking system connects horizontal metal storage rods with vertical supports mounted to the floor and ceiling. The system accommodates individual bottles, bulk storage and large formats bottles. The custom insulated glass windows and door complete the enclosure.

Set on ten acres abutting protected conservation land, the zoning for this site allowed for a creative multi-unit residential project. The design concept created a sustainable modern farm community of three distinct structures. A sense of individuality is established between the buildings, while a comprehensive site design references historic farms with a home-like, residential scale. An existing structure was renovated to house three condo units, featuring sliding barn doors and floor-to-ceiling storefront glass in the great room, with 25’ ceilings. Across a circular cobblestone drive, a new house and barn structure houses two condo units. Connecting both units, a garage references a carriage house and barn with small square windows above and large bays at ground level to mimic barn bays. There is no parking lot for the site – instead garages and a few individual parking spaces preserve the scale of a natural farm property. Patios and yards in the rear of each unit offer private access to the lush natural surroundings and space for entertaining.

Inspiration for an eclectic kitchen remodel in Denver

A jewel box townhouse with a high/low approach gave our busy working couple a design-forward space, arousing a new sense of happiness and pride in their home. With a love for entertaining, our clients needed a space that would meet their functional needs and be a reflection of them. They brought on Pulp to create a vision that would functionally articulate their style. Our design team imagined this edgy concept with lots of unique style elements, texture, and contrast. Pulp mixed luxury items, such as the bone-inlay cocktail table and textual black croc wall covering, and offset them with more affordable whimsical touches, like individual framed feathers. Beth and Carolina pushed their tastes to the limit with unexpected touches, like the split face bookends and the teak hand chair, to add a quirky layer and graphic edge that our homeowners would come to fall in love with.

This project found its inspiration in the original lines of the home. The original kitchen was small and cramped, and a secondary service staircase limited the placement of cabinets. By eliminating the staircase, and exposing some of the original brick, we were able to keep the charm of the home as well as updating to the conveniences of a modern kitchen. We wanted a connection with the great room, but also wanted to define the two individual spaces. We did this by creating this seating area with pendant lights. By reducing the amount of upper cabinets, we found an opportunity to create more of an open and light feeling in this very functional space. We were also able to keep some of the original tin ceiling by creating a coffered look.

This extensive renovation and addition created new bedrooms and bathrooms with the new Kitchen overlooking the rear patio and pool deck. The 1st floor open plan creates an expansive space that includes the kitchen, informal dining, living room and dining room using the main stair and high ceilings to articulate individual spaces. New window and glass door locations visually connect the inside with outside components including the pool and new landscaping features. The simple colors and architectural forms that step down to conform to the sloping site complete a stunning new home filled with natural light!
