Set on ten acres abutting protected conservation land, the zoning for this site allowed for a creative multi-unit residential project. The design concept created a sustainable modern farm community of three distinct structures. A sense of individuality is established between the buildings, while a comprehensive site design references historic farms with a home-like, residential scale. An existing structure was renovated to house three condo units, featuring sliding barn doors and floor-to-ceiling storefront glass in the great room, with 25’ ceilings. Across a circular cobblestone drive, a new house and barn structure houses two condo units. Connecting both units, a garage references a carriage house and barn with small square windows above and large bays at ground level to mimic barn bays. There is no parking lot for the site – instead garages and a few individual parking spaces preserve the scale of a natural farm property. Patios and yards in the rear of each unit offer private access to the lush natural surroundings and space for entertaining.

This project was a complete renovation of a single-family residence perched on a mountain in Lake Tahoe, NV. The house features large expanses of glass that will provide a direct connection to the exterior for picture-perfect lake, mountain and forest views. Created for an art collector, the interior has all the features of a gallery: an open plan, white walls, clean lines, and carefully located sight lines that frame each individual piece. VanBrouck & Associates: Inspired by the classical architecture of Palladio, this Italian villa was designed with a procession of beautifully proportioned, ordered spaces, with strong axial sightlines, to draw the eye through the spaces and beckon the individual to explore. Beautifully sited on acreage, the interior and exterior spaces are thoughtfully orchestrated to interact together, and to connect to the land. Stone loggias, at the entry, rear, and side of the residence, visually and literally extend the interior living spaces. View-lines extend through the house from the open courtyard and infinite landscape vistas of the front to the wooded terrain of the rear. Gentle cross-breezes flow and natural light streams into the rooms from a series of French doors lyrically arranged throughout the spaces.

The homeowners desired a more usable layout with timeless appeal in keeping with their historic home. New vanity cabinets with smart storage replaced pedestal sinks. The custom built-in medicine cabinets provide additional spots for bathroom necessities. Classic finishes, black and white hex tile floors, and a soothing green keep the space looking fresh while tying it into the historic roots of the home.

In some older Parisian apartment buildings, the plumbing may be connected to a system known as a "collective meter." This means that the building as a whole pays for its water usage, rather than individual apartments being charged based on their usage. While this can be a cost-effective arrangement, it can also lead to some unique challenges, such as disputes over water usage and maintenance. Despite these challenges, however, Parisians have found ways to make the most of their bathroom facilities, adapting to the quirks and idiosyncrasies of their unique plumbing systems.

This Wallingford project has multiple “fronts”, to Wallingford Avenue N, internally between the structures and to each side defining the woonerf for shared access. The true front of the project is the one internal to the site, defining a centrally located outdoor space that is terraced and sheltered with direct views to and from each of the eleven homes. Accessed between the structures, the courtyard space connects to the lower outdoor multi-use spaces of the woonerfs. In addition each home has private decks accessible from upper floor living spaces and on the roof. All exterior spaces are shaped through the expression of each home’s individuality within the larger project. Formal and material variation combined with strategic window placement create opportunities for contrast, view and privacy.

Living room - shabby-chic style living room idea

Situated on this 2.5-acre lake site, four new structures have been created. A main residence, guesthouse, guest cabin, and a detached garage fully unite the site and support a strong desire for family fun and large gatherings. Kept in a similar material palette, each structure is clad in beautifully stained shingles and vertical board paneling, with natural timber brackets detailing the gable ends. Details throughout the residences mark each structure as uniquely connected, and yet provides individual characteristics; a fieldstone veneer was added to the base of the main house to create a hierarchy among the structures. This rustic gathering space boasts large roof overhangs and beautifully landscaped outdoor entertaining areas. Stunning views of the lake and distant mountains can be appreciated from the entire southern front of the site, whether through the large windows or from the comfort of the porch, moments of breathtaking beauty reconnect the spaces with the surrounding environment. The main residence hosts fully connected living room, kitchen, dining room and screened porch on the main level with a private master suite at the edge. Rising amidst the grand homes of North Howe Street, this stately house has more than 6,600 SF. In total, the home has seven bedrooms, six full bathrooms and three powder rooms. Designed with an extra-wide floor plan (21'-2"), achieved through side-yard relief, and an attached garage achieved through rear-yard relief, it is a truly unique home in a truly stunning environment. The centerpiece of the home is its dramatic, 11-foot-diameter circular stair that ascends four floors from the lower level to the roof decks where panoramic windows (and views) infuse the staircase and lower levels with natural light. Public areas include classically-proportioned living and dining rooms, designed in an open-plan concept with architectural distinction enabling them to function individually. A gourmet, eat-in kitchen opens to the home's great room and rear gardens and is connected via its own staircase to the lower level family room, mud room and attached 2-1/2 car, heated garage. The second floor is a dedicated master floor, accessed by the main stair or the home's elevator. Features include a groin-vaulted ceiling; attached sun-room; private balcony; lavishly appointed master bath; tremendous closet space, including a 120 SF walk-in closet, and; an en-suite office. Solid Apollo LED. In this stairwell lighting installation, the owners wanted to add modern indirect lighting for a amazing custom effect. Here warm white LED strip lights were placed under the lip of each individual step and waterproof LED strip lighting was added under the railing for added lighting and protection for the strip light. The entire installation was connected to two Gecko Wireless One Zone Dimmers (one at the top of the steps, and one at the bottom) for a completely wireless installation as the Gecko acts like a remote control but looks like a modern wall dimmer.
