This prefabricated 1,800 square foot Certified Passive House is designed and built by The Artisans Group, located in the rugged central highlands of Shaw Island, in the San Juan Islands. It is the first Certified Passive House in the San Juans, and the fourth in Washington State. The home was built for $330 per square foot, while construction costs for residential projects in the San Juan market often exceed $600 per square foot. Passive House measures did not increase this projects’ cost of construction. The clients are retired teachers, and desired a low-maintenance, cost-effective, energy-efficient house in which they could age in place; a restful shelter from clutter, stress and over-stimulation. The circular floor plan centers on the prefabricated pod. Radiating from the pod, cabinetry and a minimum of walls defines functions, with a series of sliding and concealable doors providing flexible privacy to the peripheral spaces. The interior palette consists of wind fallen light maple floors, locally made FSC certified cabinets, stainless steel hardware and neutral tiles in black, gray and white. The exterior materials are painted concrete fiberboard lap siding, Ipe wood slats and galvanized metal. The home sits in stunning contrast to its natural environment with no formal landscaping. Situated on the edge of New Hampshire’s beautiful Lake Sunapee, this Craftsman-style shingle lake house peeks out from the towering pine trees that surround it. When the clients approached Cummings Architects, the lot consisted of 3 run-down buildings. The challenge was to create something that enhanced the property without overshadowing the landscape, while adhering to the strict zoning regulations that come with waterfront construction. The result is a design that encompassed all of the clients’ dreams and blends seamlessly into the gorgeous, forested lake-shore, as if the property was meant to have this house all along. The ground floor of the main house is a spacious open concept that flows out to the stone patio area with fire pit. Wood flooring and natural fir bead-board ceilings pay homage to the trees and rugged landscape that surround the home. The gorgeous views are also captured in the upstairs living areas and third floor tower deck. It’s always a blessing when your clients become friends - and that’s exactly what blossomed out of this two-phase remodel (along with three transformed spaces!). These clients were such a joy to work with and made what, at times, was a challenging job feel seamless. This project consisted of two phases, the first being a reconfiguration and update of their master bathroom, guest bathroom, and hallway closets, and the second a kitchen remodel. In keeping with the style of the home, we decided to run with what we called “traditional with farmhouse charm” – warm wood tones, cement tile, traditional patterns, and you can’t forget the pops of color! The master bathroom airs on the masculine side with a mostly black, white, and wood color palette, while the powder room is very feminine with pastel colors. When the bathroom projects were wrapped, it didn’t take long before we moved on to the kitchen. The kitchen already had a nice flow, so we didn’t need to move any plumbing or appliances. Instead, we just gave it the facelift it deserved! We wanted to continue the farmhouse charm and landed on a gorgeous terracotta and ceramic hand-painted tile for the backsplash, concrete look-alike quartz countertops, and two-toned cabinets while keeping the existing hardwood floors. We also removed some upper cabinets that blocked the view from the kitchen into the dining and living room area, resulting in a coveted open concept floor plan. Our clients have always loved to entertain, but now with the remodel complete, they are hosting more than ever, enjoying every second they have in their home.

We planned a thoughtful redesign of this beautiful home while retaining many of the existing features. We wanted this house to feel the immediacy of its environment. So we carried the exterior front entry style into the interiors, too, as a way to bring the beautiful outdoors in. In addition, we added patios to all the bedrooms to make them feel much bigger. Luckily for us, our temperate California climate makes it possible for the patios to be used consistently throughout the year. The original kitchen design did not have exposed beams, but we decided to replicate the motif of the 30" living room beams in the kitchen as well, making it one of our favorite details of the house. To make the kitchen more functional, we added a second island allowing us to separate kitchen tasks. The sink island works as a food prep area, and the bar island is for mail, crafts, and quick snacks. We designed the primary bedroom as a relaxation sanctuary – something we highly recommend to all parents. It features some of our favorite things: a cognac leather reading chair next to a fireplace, Scottish plaid fabrics, a vegetable dye rug, art from our favorite cities, and goofy portraits of the kids. --- Project designed by Courtney Thomas Design in La Cañada. These elements are repeated again at the bar area where a bold backsplash and black fixtures link to the design of the bathroom, creating a consistent and fun feel throughout. The bar was designed to accommodate mixing up a post-workout smoothie or a post-hot tub evening beverage, and is oriented at the billiards area to create central focal point in the space. Conveniently adjacent to both the fitness area and the media zone it is only steps away for a snack.

It was a mutual love of Italy, specifically the Tuscan countryside, that inspired renowned architect Mark Scheurer and his wife, Jane, to build their dream home in a simplistic, but elegant style reminiscent of a centuries old Italian farmhouse. Scheurer’s aim was to bring light, air, and an indoor/outdoor feeling into the home while preserving privacy throughout this rustic Southern California home, all of which was achieved a lot in part due to the implementation of Eldorado Stone. The use of stone was a predominant element throughout the design. Scheurer used 2,800 square feet of a custom blend of Eldorado’s Veneto Fieldledge and Hillstone profiles, both of which were applied with an overgrout technique, creating a sense of ageless authenticity and textural beauty. Another 500 square feet was used in the interior to create a dramatic focal point of exposed stone in the living room and boast large, arching windows that open up the living room and filter in light. Upstairs, the master bedroom continues the home’s rustic Italian design with exposed stone walls that reach to the beamed ceiling above. Although Scheurer is in a neighborhood that request for real products to be used in home construction, he had no problem obtaining approval to use Eldorado Stone, which speaks volumes about Eldorado’s beauty and believability. No one doubted the authenticity of the product. In fact, Scheurer believes that Eldorado is even better than natural stone in that the color palette is easily controlled as well as consistent. With two different levels uniquely designed, this beautiful multi-level patio creates four different outdoor living spaces that blend together smoothly. The lower level consists of a dining area with space for a table and chairs as well as a section for entertaining at their new custom limestone bar. The second level has a space for grilling and a peaceful area for relaxing in the hot tub. The patio was created with Lafitt Pavers. A Holland Stone soldier’s course and circle inset add an attractive detail, and the Belair walls create a stunning effect while helping to define the different outdoor living spaces.

Kowalske Kitchen & Bath was hired as the bathroom remodeling contractor for this Delafield master bath and closet. This black and white boho bathrooom has industrial touches and warm wood accents. The original space was like a labyrinth, with a complicated layout of walls and doors. The homeowners wanted to improve the functionality and modernize the space. The main entry of the bathroom/closet was a single door that lead to the vanity. Around the left was the closet and around the right was the rest of the bathroom. The bathroom area consisted of two separate closets, a bathtub/shower combo, a small walk-in shower and a toilet. To fix the choppy layout, we separated the two spaces with separate doors – one to the master closet and one to the bathroom. We installed pocket doors for each doorway to keep a streamlined look and save space. BLACK & WHITE BOHO BATHROOM This master bath is a light, airy space with a boho vibe. The couple opted for a large walk-in shower featuring a Dreamline Shower enclosure. Moving the shower to the corner gave us room for a black vanity, quartz counters, two sinks, and plenty of storage and counter space. The toilet is tucked in the far corner behind a half wall. BOHO DESIGN The design is contemporary and features black and white finishes. We used a white cararra marble hexagon tile for the backsplash and the shower floor. The Hinkley light fixtures are matte black and chrome. The space is warmed up with luxury vinyl plank wood flooring and a teak shelf in the shower. This remodel consisted of a whole house transformation. We took this 3 bedroom dated home and turned it into a 5 bedroom award winning showpiece, all without an addition. By reworking the awkward floor plan and lowering the living room floor to be level with the rest of the house we were able to create additional space within the existing footprint of the home. What was once the small lack-luster master suite, is now 2 kids bedrooms that share a jack and jill bath. The master suite was relocated to the first floor, and the kitchen that was located right at the front door, is now located in the back of the home with great access to the patio overlooking the golf course.
