This 5687 sf home was a major renovation including significant modifications to exterior and interior structural components, walls and foundations. Included were the addition of several multi slide exterior doors, windows, new patio cover structure with master deck, climate controlled wine room, master bath steam shower, 4 new gas fireplace appliances and the center piece- a cantilever structural steel staircase with custom wood handrail and treads. A complete demo down to drywall of all areas was performed excluding only the secondary baths, game room and laundry room where only the existing cabinets were kept and refinished. Some of the interior structural and partition walls were removed. All flooring, counter tops, shower walls, shower pans and tubs were removed and replaced. New cabinets in kitchen and main bar by Mid Continent. All other cabinetry was custom fabricated and some existing cabinets refinished. Counter tops consist of Quartz, granite and marble. Flooring is porcelain tile and marble throughout. Wall surfaces are porcelain tile, natural stacked stone and custom wood throughout. All drywall surfaces are floated to smooth wall finish. Many electrical upgrades including LED recessed can lighting, LED strip lighting under cabinets and ceiling tray lighting throughout. The front and rear yard was completely re landscaped including 2 gas fire features in the rear and a built in BBQ. The pool tile and plaster was refinished including all new concrete decking.

Remodeled Master Bathroom. Original layout consisted of a tiled tub/ shower & standard double sinks. The scope of work included conversion to shower only with 12" x 24" porcelain tile & glass mosaic liner. Client preferred to separate vanities with reeded glass front doors & matching mirrors. Our clients had just recently closed on their new house in Stapleton and were excited to transform it into their perfect forever home. They wanted to remodel the entire first floor to create a more open floor plan and develop a smoother flow through the house that better fit the needs of their family. The original layout consisted of several small rooms that just weren’t very functional, so we decided to remove the walls that were breaking up the space and restructure the first floor to create a wonderfully open feel. After removing the existing walls, we rearranged their spaces to give them an office at the front of the house, a large living room, and a large dining room that connects seamlessly with the kitchen. We also wanted to center the foyer in the home and allow more light to travel through the first floor, so we replaced their existing doors with beautiful custom sliding doors to the back yard and a gorgeous walnut door with side lights to greet guests at the front of their home. Living Room Our clients wanted a living room that could accommodate an inviting sectional, a baby grand piano, and plenty of space for family game nights. So, we transformed what had been a small office and sitting room into a large open living room with custom wood columns. We wanted to avoid making the home feel too vast and monumental, so we designed custom beams and columns to define spaces and to make the house feel like a home. Aesthetically we wanted their home to be soft and inviting, so we utilized a neutral color palette with occasional accents of muted blues and greens. Dining Room Our clients were also looking for a large dining room that was open to the rest of the home and perfect for big family gatherings. So, we removed what had been a small family room and eat-in dining area to create a spacious dining room with a fireplace and bar. We added custom cabinetry to the bar area with open shelving for displaying and designed a custom surround for their fireplace that ties in with the wood work we designed for their living room. We brought in the tones and materiality from the kitchen to unite the spaces and added a mixed metal light fixture to bring the space together Kitchen We wanted the kitchen to be a real show stopper and carry through the calm muted tones we were utilizing throughout their home. We reoriented the kitchen to allow for a big beautiful custom island and to give us the opportunity for a focal wall with cooktop and range hood. Their custom island was perfectly complimented with a dramatic quartz counter top and oversized pendants making it the real center of their home. Since they enter the kitchen first when coming from their detached garage, we included a small mud-room area right by the back door to catch everyone’s coats and shoes as they come in. We also created a new walk-in pantry with plenty of open storage and a fun chalkboard door for writing notes, recipes, and grocery lists. Office We transformed the original dining room into a handsome office at the front of the house. We designed custom walnut built-ins to house all of their books, and added glass french doors to give them a bit of privacy without making the space too closed off. We painted the room a deep muted blue to create a glimpse of rich color through the french doors Powder Room The powder room is a wonderful play on textures. We used a neutral palette with contrasting tones to create dramatic moments in this little space with accents of brushed gold. Master Bathroom The existing master bathroom had an awkward layout and outdated finishes, so we redesigned the space to create a clean layout with a dream worthy shower. We continued to use neutral tones that tie in with the rest of the home, but had fun playing with tile textures and patterns to create an eye-catching vanity. The wood-look tile planks along the floor provide a soft backdrop for their new free-standing bathtub and contrast beautifully with the deep ash finish on the cabinetry.

We planned a thoughtful redesign of this beautiful home while retaining many of the existing features. We wanted this house to feel the immediacy of its environment. So we carried the exterior front entry style into the interiors, too, as a way to bring the beautiful outdoors in. In addition, we added patios to all the bedrooms to make them feel much bigger. Luckily for us, our temperate California climate makes it possible for the patios to be used consistently throughout the year. The original kitchen design did not have exposed beams, but we decided to replicate the motif of the 30" living room beams in the kitchen as well, making it one of our favorite details of the house. To make the kitchen more functional, we added a second island allowing us to separate kitchen tasks. The sink island works as a food prep area, and the bar island is for mail, crafts, and quick snacks. We designed the primary bedroom as a relaxation sanctuary – something we highly recommend to all parents. It features some of our favorite things: a cognac leather reading chair next to a fireplace, Scottish plaid fabrics, a vegetable dye rug, art from our favorite cities, and goofy portraits of the kids. --- Project designed by Courtney Thomas Design in La Cañada. Inspiration for a kitchen remodel in Orange County

The palette consists of natural and sustainable materials such as cedar, stone, unpainted stucco and zinc panels. The house is an example of humane modern design employed in an urban infill setting, where the architecture works with the site to enhance its amenities while maintaining privacy. The client wanted a better flow throughout their landscape, as well as introduce straight lines to a space to modernize the irregular shaped pool. Their upper deck was where they did a majority of their entertaining so ensuring this space was large enough for both dining and lounge was the starting point of the design. Introducing privacy from the many on looking neighbours, without completely blocking it off from the rest of their own yard was important. Laser cut privacy screens added this filtered privacy. A round hot tub was added to the back corner of the property, which otherwise seemed like wasted space. Highlighted by the privacy panels in the same pattern used on the deck to create some consistency. Trees were both maintained and added where needs along the property to add greenery and privacy. The entire space now feels open within the backyard, but private from neighbours.

Situated on the edge of New Hampshire’s beautiful Lake Sunapee, this Craftsman-style shingle lake house peeks out from the towering pine trees that surround it. When the clients approached Cummings Architects, the lot consisted of 3 run-down buildings. The challenge was to create something that enhanced the property without overshadowing the landscape, while adhering to the strict zoning regulations that come with waterfront construction. The result is a design that encompassed all of the clients’ dreams and blends seamlessly into the gorgeous, forested lake-shore, as if the property was meant to have this house all along. The ground floor of the main house is a spacious open concept that flows out to the stone patio area with fire pit. Wood flooring and natural fir bead-board ceilings pay homage to the trees and rugged landscape that surround the home. The gorgeous views are also captured in the upstairs living areas and third floor tower deck. Based on extensive interviews with our clients, our challenges were to create an environment that was an artistic mix of traditional and clean lines. They wanted it dramatic and sophisticated. They also wanted each piece to be special and unique, as well as artsy. Because our clients were young and have an active son, they wanted their home to be comfortable and practical, as well as beautiful. The clients wanted a sophisticated and up-to-date look. They loved brown, turquoise and orange. The other challenge we faced, was to give each room its own identity while maintaining a consistent flow throughout the home. Each space shared a similar color palette and uniqueness, while the furnishings, draperies, and accessories provided individuality to each room. We incorporated comfortable and stylish furniture with artistic accents in pillows, throws, artwork and accessories. Each piece was selected to not only be unique, but to create a beautiful and sophisticated environment. We hunted the markets for all the perfect accessories and artwork that are the jewelry in this artistic living area. Some of the selections included clean moldings, walnut floors and a backsplash with mosaic glass tile. In the living room we went with a cleaner look, but used some traditional accents such as the embroidered casement fabric and the paisley fabric on the chair and pillows. A traditional bow front chest with a crackled turquoise lacquer was used in the foyer.
