2011 NARI CAPITAL COTY FINALIST AWARD WINNER The homeowners purchased this 6,000 square foot Mount Vernon home as they were about to retire. While spacious, it was in desperate need of renovating. High on their list of goals for the project was having a large, contemporary master bathroom. To get extra space for the new bathroom, the designer borrowed some space from an existing closet. Eliminating the tub—the owners preferred a larger shower—also provided some “added” space. The new bathroom consists of a very large walk-in shower with double entry, built-in benches, multiple shower heads and a dramatic curved glass block partition wall. Inspiration for a mid-sized contemporary open concept light wood floor living room remodel in Boston with white walls, a ribbon fireplace and a wall-mounted tv

What simply started out as the purchase of a 30” Wolf gas stove to replace the old, turned into a complete kitchen renovation. The original intent was to replace the existing stove with the new. The new Wolf came other issues one being installing an adequate exhaust system to meet the needs of the stove. One thing led to the next and with that a new kitchen. The renovation included removing all existing fixtures, cabinetry and lighting. The existing tile floor remained the same but with some added area that was previously under existing base cabinets. The goal of the project, once the decision was made to do a complete renovation, was to update the kitchen creating an eclectic aesthetic with all new fixtures of the best quality that could be afforded. Listed below are the changes that were made. All fixtures remained in their existing locations other than removing small piece of wall that allowed an extended length of the new bakers table to extend 24” into the existing dining and living room space to pull the spaces together and provide a small eating bar with adjoining bar stools. One stool was a custom design and fabrication (Marlin Stool) Fixtures 1. Existing gas stove replaced with new 30” gas Wolf stove. 2. Existing Refrigerator replace with new 36” stainless steel Jen-Air refrigerator with bottom freezer. 3. Existing Dishwasher replace with new Jen-Air stainless steel interior and exterior dishwasher. 4. Existing base cabinets replaced with a combination of open and closed tables and cabinets. Two stainless steel commercial kitchen tables with an open bases and shelving. One with a stainless steel top the other a bakers table with a wood butcher block top. The cabinets were Kraft Made traditional wood base cabinets with a Kaffe finish and Fireslate counter surface. These cabinets were customized with stainless steel perforated door inserts and Mockett stainless steel drawer and door pulls. 5. Surface counter and table material included wood butcher block, stainless steel and Fireslate. 6. Overhead shelving included open commercial kitchen stainless steel shelves and open Appleply wood shelves with Rakks aluminum shelf brackets. 7. Existing lighting was replaced with Zumtobel track lighting with Ushio lamps, Lutron dimmers and an up lighted coffered ceiling (see Superman). 8. Existing kitchen sink was replaced with a large single compartment sink from Kindred with an In-Sinkerator Evolution garbage disposal. Filter water tap was added that connects to an Everprue water filter system. 9. Walls were tiled with Bottle Green 4 1/4” x 4 1/4” Daltile to staying consistent with existing original house tile. 10. The ceiling was reworked as required with a plaster finish 11. Marine grade caulk was used as required. 12. A soffit with up lighting was added to the periphery of kitchen facing the adjoining living and dining rooms. 13. Silver Masonite peg board storage wall adjacent to refrigerator. This backyard and landscaping was designed by Giuseppe Abbrancati and is located in Plainview, Nassau County NY. The challenge was to deal with a very small backyard having a deep slope in a newly constructed residential site. The backyard was built in two levels, with a stoop and platform built by the sliding doors leading down to the patio area. The gunite swimming pool is built on one side and with a large patio on the opposite side, for the main dining table and bbq grill area. A set of wide stairs lead further down to the natural gas fire pit and a grass play area. A sheer descent water feature was built with 3 waterfalls and lighting accents were installed on steps and throughout the backyard. All patios and walls were paved and veneered with Moca travertine selected from the Gappsi showroom. The gunite swimming pool built by Gappsi has many options and was built with the highest quality materials and equipment. Starting with 10 inch thick gunite walls and ½ inch rebar 12 on center, 2 inch PVC plumbing for high volume water flow. The overall size of the swimming pool is 20x40. In the shallow area, a sundeck and the spa were built side by side with steps leading down in to the pool shallow area and a bench in front of the spa. LED lights were also installed, along with an automation system that allows the customer to control the lights, the water feature bubbler, spa jets, and the gas heater, with his or her smartphone. The gunite swimming pool also has a salt-chlorine generator system, an ozone system, a pressure driven Aqua clean robot pool cleaner, variable speed pumps, and an oversize cartridge filter. The finish of the pool shell consists of Pennsylvania bluestone coping for the pool and spa, and a Diamond Brite midnight blue color for the inside pool shell plaster finish. The most important feature suggested and loved by the homeowner that was installed, is the safety automated pool cover. Being in a such tight backyard, it would have been impossible to fence the pool area to keep the their children safe, without distorting the backyard layout.

A master bedroom and bathroom suite were planned to make better use of the second level. To accomplish these goals, a 20’ x 20’ two-story addition was designed by Michael Nash Design, Build & Homes. The new expanded kitchen and family room features limestone floors, a new gas fireplace surrounded with built-ins and glass stone hearth to complement the kitchen countertops and backsplash. Use of espresso colored cabinetry topped by a light granite countertop with brown veins running through it is one of the decorative touches that make this project stunning.
