There were many constraints with this small bath, both plumbing and spatial. We could not expand it, and there was no storage. We built in large medicine cabinets mirrored both walls, and used a frosted glass panel in the door to give the room a feeling of more space.

An island was previously situated between the sink and fireplace, causing major interruptions in the kitchen work-flow & blocking the fireplace. After removing the island and replacing it with an L-shaped peninsula, the clients can now enjoy meals by the fire or entertain without constraint.

Designed and installed new bathroom, utilizing existing half bath and walk in closet. The size constraints of the space required a creative layout and optimal use of space. Not pictured is the all new black and white vanity with inset medicine cabinet.

An unusual constraint on this project was discovered during the exterior brick install. The existing home was built a few decades back and matching the existing brick to the addition was a challenge. Especially considering the brick match was no longer available within hundreds of miles of New Orleans. These constraints were overcome by creating a custom color pallet with variations of different bricks and applied paint with a wired brush to create an aged look.

Overlooking of the surrounding meadows of the historic C Lazy U Ranch, this single family residence was carefully sited on a sloping site to maximize spectacular views of Willow Creek Resevoir and the Indian Peaks mountain range. The project was designed to fulfill budgetary and time frame constraints while addressing the client’s goal of creating a home that would become the backdrop for a very active and growing family for generations to come. In terms of style, the owners were drawn to more traditional materials and intimate spaces of associated with a cabin scale structure.

Because of space constraints and the desire to be able to seat all eight in the family at once, I designed the end tables into the sectional; taking up less floor space and allowing for more seating space..... Added bonus was making them into bookcases for additional storage.

The expansive property held an existing sandstone dwelling ‘Hy Brasil’ designed and built by Alexander Jolly in 1934 and was subject to a Permanent Conservation Order (under NSW Heritage Act 1977) in recognition the integrity of the setting and the preservation of vegetation on the prominent ridge.
Commissioned by the Client to provide a primary family dwelling and working artists studio on the site, the planning of the new pavilion style home was heavily influenced by the rich setting - within the constraints of Bushfire and site access constraints.
