It was necessary to underpin and lower the basement to accommodate for elderly parents and a live-in care provider. All of these constraints have been architecturally sculpted into a contextually sensitive and elegant design.

The home office is a minimal functional space. It is quite cozy, but also very efficient in design.

The homeowner wanted to maximize their views and fill their family room with warm, natural light.
Due to architectural constraints, opening the entire corner with two full-length bi-fold doors wasn’t an option. To overcome this challenge, the designer opted for a combination of one full bi-fold door and a large bi-fold window. This smart design choice worked around the constraints, opening up the side wall and providing uninterrupted views.

Rethinking a project midstream doesn’t mean starting over. Design Solutions leverages existing work and navigates budget or timeline constraints to find creative solutions, ensuring each space is both functional and exceptional.

This historic 1910 Federal style house was carefully renovated and decorated by SRA in phases while the family - including five children - lived there. Flow issues created by haphazard additions by previous owners were eliminated with a clear-cut circulation path. Today, perfectly proportioned rooms and open spaces are elegantly connected within the constraints of the existing 7-bedroom, 6-bathroom structure.

Working with space constraints, this backyard has a grill built into bar area. Along with a gorgeous pool and a utility shed, the backyard still has plenty of room for relaxation and sun tanning. Paver Designs made an intricate, flowing pattern on the stone floor to bring every element of this backyard together.

The project is subtly lit with strategically placed fixtures throughout. This constraint successfully created a very comfortable atmosphere. From the exterior, the house glows like a lantern from within.

The project encompassed design and build of the front and rear areas of the property as well as the building stone of the home. The project entailed front and rear hardscape, landscape, lighting, drainage, and irrigation.
The design was very challenging due to the size of the home and the overall space constraints of the lot and topography. The project was situated with a very severe slope in the rear yard with limited space as shown in the water feature area finished photography. Additionally, the project was challenging with respect to stormwater runoff and county specifics as it relates to infiltration requirements.
