During demolition, we discovered an original brick wall behind layers of drywall. The AC ducts were re-routed to integrated wood registers on the floor in order to free up this wall to become the main feature of the master bedroom. The impressions on the brick about seven feet off the floor convey where the original beams used to rest.

From the street, it’s an impeccably designed English manor. Once inside, the best of that same storied architecture seamlessly meshes with modernism. This blend of styles was exactly the vibe three-decades-running Houston homebuilder Chris Sims, founder and CEO of Sims Luxury Builders, wanted to convey with the $5.2 million show-home in Houston’s coveted Tanglewood neighborhood. “Our goal was to uniquely combine classic and Old World with clean and modern in both the architectural design as well as the interior finishes,” Chris says. Their aesthetic inspiration is clearly evident in the 8,000-square-foot showcase home’s luxurious gourmet kitchen. It is an exercise in grey and white—and texture. To achieve their vision, the Sims turned to Cantoni. “We had a wonderful experience working with Cantoni several years ago on a client’s home, and were pleased to repeat that success on this project,” Chris says. Cantoni designer Amy McFall, who was tasked with designing the kitchen, promptly took to the home’s beauty. Situated on a half-acre corner lot with majestic oak trees, it boasts simplistic and elegant interiors that allow the detailed architecture to shine. The kitchen opens directly to the family room, which holds a brick wall, beamed ceilings, and a light-and-bright stone fireplace. The generous space overlooks the outdoor pool. With such a large area to work with, “we needed to give the kitchen its own, intimate feel,” Amy says. To that end, Amy integrated dark grey, high-gloss lacquer cabinetry from our Atelier Collection. by Aster Cucine with dark grey oak cabinetry, mixing finishes throughout to add depth and texture. Edginess came by way of custom, heavily veined Calacatta Viola marble on both the countertops and backsplash. The Sims team, meanwhile, insured the layout lent itself to minimalism. “With the inclusion of the scullery and butler’s pantry in the design, we were able to minimize the storage needed in the kitchen itself,” Chris says. “This allowed for the clean, minimalist cabinetry, giving us the creative freedom to go darker with the cabinet color and really make a bold statement in the home.” It was exactly the look they wanted—textural and interesting. “The juxtaposition of ultra-modern kitchen cabinetry and steel windows set against the textures of the wood floors, interior brick, and trim detailing throughout the downstairs provided a fresh take on blending classic and modern,” Chris says. “We’re thrilled with the result—it is showstopping.” They were equally thrilled with the design process. “Amy was incredibly responsive, helpful and knowledgeable,” Chris says. “It was a pleasure working with her and the entire Cantoni team.” Check out the kitchen featured in Modern Luxury Interiors Texas’ annual “Ode to Texas Real Estate” here.

Every culture has multiple ways of saying hello. Greetings are an essential, and important, human interaction. Smiles, handshakes, high fives, and hugs all convey welcome; but, as I tell our three boys, your choice of greeting, sends a greater message than just, “hi”. A firm handshake and eye contact says a lot about you and how you regard the other person. Homes greet us, too. A home’s entrance sends a message, whether formal like a handshake or warm like a hug, it greets guests and owners with the same message. A mudroom entrance might invite a guest into the heart of the home like an old friend, or a formal entry may give a guest pause to look around and gauge the home’s owner by the impression left on the guest. One of our Red House “clients for life” is a couple that bought a builder grade development home in RI. After taking care of some high priority functional & aesthetic remodeling (a new master bathroom and walk-in closet), the owners contacted Red House again to finally upgrade the front door & entry to the home. The original, a low-end entry door from a big box store, had finally reached the end of its’ usable life. It was leaking air and starting to rust. It didn’t live up to the aesthetic improvements the owners had made in other areas of the home, and, it no longer served its purpose to shelter and protect or to welcome and greet. After gauging the space, we realized that with a few minor adjustments to the entry area, we could add some paneling above the door and center a window feature in the foyer. These details created a elegant, yet warm, formality. A three-quarter glass door with a unique window patter provides warm light and an openness that creates the friendly invitation of a true home. The newly remodeled space speaks to the quality standards of the owners of the home, and, in turn, it will continue to inform the identity of the family while they live there. But more than that, the new entry foreshadows the quality and aesthetics of the other rooms in the house, just like a firm handshake and eye contact is a preview of what to expect. - Justin Zeller owns a design-build remodeling firm, Red House Custom Building, serving RI and MA. This contemporary conservatory located in Hamilton, Massachusetts features our solid Sapele mahogany custom glass roof system and Andersen 400 series casement windows and doors. Our client desired a space that would offer an outdoor feeling alongside unique and luxurious additions such as a corner fireplace and custom accent lighting. The combination of the full glass wall façade and hip roof design provides tremendous light levels during the day, while the fully functional fireplace and warm lighting creates an amazing atmosphere at night. This pairing is truly the best of both worlds and is exactly what our client had envisioned. Acting as the full service design/build firm, Sunspace Design, Inc. poured the full basement foundation for utilities and added storage. Our experienced craftsmen added an exterior deck for outdoor dining and direct access to the backyard. The new space has eleven operable windows as well as air conditioning and heat to provide year-round comfort. A new set of French doors provides an elegant transition from the existing house while also conveying light to the adjacent rooms. Sunspace Design, Inc. worked closely with the client and Siemasko + Verbridge Architecture in Beverly, Massachusetts to develop, manage and build every aspect of this beautiful project. As a result, the client can now enjoy a warm fire while watching the winter snow fall outside. The architectural elements of the conservatory are bolstered by our use of high performance glass with excellent light transmittance, solar control, and insulating values. Sunspace Design, Inc. has unlimited design capabilities and uses all in-house craftsmen to manufacture and build its conservatories, orangeries, and sunrooms as well as its custom skylights and roof lanterns. This stylish Brentwood home had recently been renovated while preserving the integrity of its original mid-century design, and architecture. With furniture and furnishings true to the stylish time period, this was a perfect yard to imitate the aesthetics of the infamous Brazilian Landscape Architect, Burle Marx. This family needed a fun, yet functional space to host friends and family; but wanted to preserve the timeless aesthetics of the stylish Mid-Century flare. Burle Marx is famous for his organic nature within modernist landscape architecture. We pulled inspiration from Marx, as one of the first people to call for the conservation of Brazil’s rainforests, to introduce a palette of native and beneficial plant materials to mimic his environmental efforts. We also pulled from his artistic expressions with our curved and dramatic garden bed lines, and placement of specimen plantings. This stair is one of our favorites from 2018, it’s truly a masterpiece! Custom walnut rails, risers & skirt with wrought iron balusters over a 3-story concrete circular stair carriage. The magnitude of the stair combined with natural light, made it difficult to convey its pure beauty in photographs.
