This stylish Brentwood home had recently been renovated while preserving the integrity of its original mid-century design, and architecture. With furniture and furnishings true to the stylish time period, this was a perfect yard to imitate the aesthetics of the infamous Brazilian Landscape Architect, Burle Marx. This family needed a fun, yet functional space to host friends and family; but wanted to preserve the timeless aesthetics of the stylish Mid-Century flare. Burle Marx is famous for his organic nature within modernist landscape architecture. We pulled inspiration from Marx, as one of the first people to call for the conservation of Brazil’s rainforests, to introduce a palette of native and beneficial plant materials to mimic his environmental efforts. We also pulled from his artistic expressions with our curved and dramatic garden bed lines, and placement of specimen plantings. Many people can’t see beyond the current aesthetics when looking to buy a house, but this innovative couple recognized the good bones of their mid-century style home in Golden’s Applewood neighborhood and were determined to make the necessary updates to create the perfect space for their family. In order to turn this older residence into a modern home that would meet the family’s current lifestyle, we replaced all the original windows with new, wood-clad black windows. The design of window is a nod to the home’s mid-century roots with modern efficiency and a polished appearance. We also wanted the interior of the home to feel connected to the awe-inspiring outside, so we opened up the main living area with a vaulted ceiling. To add a contemporary but sleek look to the fireplace, we crafted the mantle out of cold rolled steel. The texture of the cold rolled steel conveys a natural aesthetic and pairs nicely with the walnut mantle we built to cap the steel, uniting the design in the kitchen and the built-in entryway. Everyone at Factor developed rich relationships with this beautiful family while collaborating through the design and build of their freshly renovated, contemporary home. A little girls room with a pale pink ceiling and pale gray wainscoat This fast pace second level addition in Lakeview has received a lot of attention in this quite neighborhood by neighbors and house visitors. Ana Borden designed the second level addition on this previous one story residence and drew from her experience completing complicated multi-million dollar institutional projects. The overall project, including designing the second level addition included tieing into the existing conditions in order to preserve the remaining exterior lot for a new pool. The Architect constructed a three dimensional model in Revit to convey to the Clients the design intent while adhering to all required building codes. The challenge also included providing roof slopes within the allowable existing chimney distances, stair clearances, desired room sizes and working with the structural engineer to design connections and structural member sizes to fit the constraints listed above. Also, extensive coordination was required for the second addition, including supports designed by the structural engineer in conjunction with the existing pre and post tensioned slab. The Architect’s intent was also to create a seamless addition that appears to have been part of the existing residence while not impacting the remaining lot. Overall, the final construction fulfilled the Client’s goals of adding a bedroom and bathroom as well as additional storage space within their time frame and, of course, budget. Smart Media

Laser cut Tinkerbells and abstract Mickey Mouse and fireworks elements contribute unique detail. Stair Safety: The balustrade rejects a 4" sphere in all areas despite the complex detail of the components and floating rail above the laser cut elements. Quality: The balustrade features predominantly laser cut sections fabricated with minimal visible welds and custom finished in-house with a three step guilders paste application. Technical Challenge: Creating the complex ironwork design in a way that has aesthetically pleasing sections that fit the theme and space.
