12th Street Residence is a residential gut renovation in New York City. The project combined two existing apartments into one spacious, light-filled space, providing comfortable living areas as well as prominent surfaces for art display. The firm worked closely with the client to create moments throughout the residence that would best display their vast and sophisticated art collection. The client had a strong vision for clean and functional spaces that would balance the art, and our program proposal provided maximum efficiency while our details helped convey the simplicity desired. Our services included filing at the Department of Buildings for the combination of both apartments while maintaining the Certificate of Occupancy, and hands-on construction administration that helped the project meet its budget and schedule goals.

This kitchen not only lacked adequate storage and functionality but also did not convey the contemporary style & open, family-oriented concept they had envisioned. In addition, the current space was in much need of general repairs, more modern materials, updated electrical, lighting, plumbing lines & fixtures, and professional appliances that would better cater to the household and their love of cooking together as a family.

“Fashion is well known as a reliable reflection of cultural trends and historical events. On a personal level, it has become my creative vehicle for exploring the emotional roller coaster of life.
My inspiration arose from contemplating the dichotomy between the perception of women as fragile, delicate creatures, and the reality that most women are defined by resiliency and steely resolve. I employ a juxtaposition of extremes such as lightness and gravity, suppleness and intransigence, to convey feminine sensibilities.
Crafted of steel and embellished with flourishes of wire mesh, screening, cut-outs and bits of found objects, the dresses are at once both elegant and imposing. I like the duplicitous nature of steel which can be manipulated to appear feminine and soft while actually maintaining its strength and rigidity—an expression in contrasts and complements.”

A five story curtain wall of green glass and a steel structural frame allow breath-taking views of Seattle across Elliot Bay, lending a signature material to the building + drawing the viewer’s eye upward. Curved steel beams and heavy timber roofs convey the curves of the marine environment just steps away while giving a significant form to the top of the building and the meeting and deck spaces enclosed. A steel “torii” beam and column structure at the top roof deck suggests a gateway, a portal to the east and the wider world, reflecting the owner’s heritage. Interiors of bamboo flooring, light quarter-sawn oak cabinetry and doors, grass cloth, simple modern tile, trim, and fixtures reflect the clean, contemporary lighting.

Crown molding, paint, new flooring, and custom cabinets were used in the updating of this original 1980’s builder’s kitchen. What was once small and clunky has been transformed into warm, inviting, and wide open to the rest of life happening in the heart of this home. Mom, Dad, and two girls make for a very busy schedule, and with a large extended family, they needed a place for all to be able to gather and enjoy one another’s company. A Southwestern plant, ocotillos can reach 20 feet in height and have as many as 75 whip-like canes. Each year, bright red, flame-shaped blooms top these “branches” with tiny green leaves among its thorns. In this sculpture, steel railroad spikes, which evoke the romance of the building of the railroads to open the West, convey the grace of this desert plant. Different sizes available.

Working from the home outward is the screened porch addition. The screened porch was designed with a gable roof. We left the end of the gable open to bring the most benefit within the interior of the porch. The open end allows for air circulation and natural light to flow into the room. By using the Screeneze screening system, we were able to convey an open and airy feel within the porch. This is because Screeneze can span wider distances than traditional screening method delivering unobstructed views. Their tagline is Bringing the Outdoors In, and that is certainly what this screened method does.

Aesthetic Value: The subtle lines and light color of the radiata pine stringer model spiral provide nice contrast with the eccentric iron balustrade. Laser cut Tinkerbells and abstract Mickey Mouse and fireworks elements contribute unique detail.
Stair Safety: The balustrade rejects a 4" sphere in all areas despite the complex detail of the components and floating rail above the laser cut elements.
Quality: The balustrade features predominantly laser cut sections fabricated with minimal visible welds and custom finished in-house with a three step guilders paste application.
Technical Challenge: Creating the complex ironwork design in a way that has aesthetically pleasing sections that fit the theme and space. Attention to meticulous details that convey the theme even at deepest levels of observing the stair.

The waterfront can be seen from all the living areas in this stunning estate and serves as a backdrop to design around. Clean cool lines with soft edges and rich fabrics convey a modern feel while remaining warm and inviting. Beach tones were used to enhance the natural beauty of the views. Stunning marble pieces for the kitchen counters and backsplash create visual interest without any added artwork.
