For this classic two-story home in Arlington Virginia, the second story level completely redesigned to add extra rooms and storage space. The new second story is remodeled with three new bedrooms, two new bathrooms and closets, and upgraded entrance hall. Existing roof shingles and gutters were modified along entire existing home. New bathrooms are complete with wood vanity cabinets, toilets, glass showers, freestanding tub, and corresponding amenities. New recessed lights are placed throughout second story. Second story comes complete with a new laundry room besides the main hall. Plenty of windows throughout second story provide a feeling of brightness and warmth.

The amoebic shape as well as the façade with its significant projections make it virtually impossible for the onlooker to take in the whole building on first sight. But this fluid type of construction makes you want to see the inside: it is meant to make inhabitants want to leave their own apartments to get in touch with their neighbours. Our client’s charming cottage was no longer meeting the needs of their family. We needed to give them more space but not lose the quaint characteristics that make this little historic home so unique. So we didn’t go up, and we didn’t go wide, instead we took this master suite addition straight out into the backyard and maintained 100% of the original historic façade. Master Suite This master suite is truly a private retreat. We were able to create a variety of zones in this suite to allow room for a good night’s sleep, reading by a roaring fire, or catching up on correspondence. The fireplace became the real focal point in this suite. Wrapped in herringbone whitewashed wood planks and accented with a dark stone hearth and wood mantle, we can’t take our eyes off this beauty. With its own private deck and access to the backyard, there is really no reason to ever leave this little sanctuary. Master Bathroom The master bathroom meets all the homeowner’s modern needs but has plenty of cozy accents that make it feel right at home in the rest of the space. A natural wood vanity with a mixture of brass and bronze metals gives us the right amount of warmth, and contrasts beautifully with the off-white floor tile and its vintage hex shape. Now the shower is where we had a little fun, we introduced the soft matte blue/green tile with satin brass accents, and solid quartz floor (do you see those veins?!). And the commode room is where we had a lot fun, the leopard print wallpaper gives us all lux vibes (rawr!) and pairs just perfectly with the hex floor tile and vintage door hardware. Hall Bathroom We wanted the hall bathroom to drip with vintage charm as well but opted to play with a simpler color palette in this space. We utilized black and white tile with fun patterns (like the little boarder on the floor) and kept this room feeling crisp and bright.

The kitchen as the center of the home – that was something the whole family wanted. Relocated from Greece, they want to bring the same atmosphere in to Orange county. So there is no define space, simply casually positioned seating in a bar. The owner want to cook while interacting with the family, right when you walk in to the house, you’re in the kitchen opens up to the outside with floor-to-ceiling windows. We brought in two table lamps from another area in the house, straightened the bedding and positioned throw pillows that correspond with the art over the bed. A festive throw on the bench completes this Guest room.

The project consist in a renovation of a ex-commercial space characterized by only one big opening facing the street the goal was to create a little condo of 8 units, each one with view, light, aeration and privacy. The project is located in an industrial area, in the northern part of Playa del Carmen, on the ground level of a three storey building, in a space was previously a storage space and a carpentry. The challenge of this project was to find a plan that could fit all the apartments and satisfy all the basic needs of each one of the apartments. The area of the floor was only about 300m² and the internal height 5m. The only source of light was the front window that occupy almost all the front wall. On one side was possible to open some little windows and on the other two sides I had to find my way to do it as well, because those sides were in contact with other constructions or a different lot. Every unit has a mezzanine, that divides the living room and kitchen on the first floor and the bedroom and bathroom upstairs. Since the fan shape plan was choose as the best option, all the internal areas of the apartments doesn't correspond to a regular polygon. in order to solve the problematic of the reduced space every unit has a different design theme that fills this gap.

The residence was designed having several levels, thus corresponding to the uneven ground of the plot and ensuring the continuity between the building and its natural surrounding by a series of open spaces.

No greater compliment of a material is possible than when stone is selected for a historic property renovation within a home rich in tradition and with a celebrated past. This new feature stair addition to a private residence in Toronto, Canada, has an equally compelling story to tell. Originally envisioned as a wall-supported, cantilevered stone stair, the owner boldly accepted a unique solution for their showpiece element. The 19-tread stair would be designed with 550 lb. solid stone treads, and fully liberated from traditional supports and the adjacent rubble wall. To say, “it would float” is not an exaggeration. The stair would be designed as a monolithic beam spanning 16.5 feet, 10 feet high and 41 inches wide. Aesthetically bold, with a reduced tone from pure black, the basalt stone was the perfect contrast for the white modern interior of the home. The 3-1/2" tension cables played the most important role by resisting the large bending moment generated by the stone load and stair geometry. Fabrication required precise coordination and care to ensure perfect alignment of the interlocking key, and the corresponding cable holes. The fabrication challenge was achieving the highest level of accuracy in notching, coring, and replicating each tread identically. Expert precision and skill were key to nesting each tread in sequence and simultaneously with the strands. Meticulous alignment and exacting tolerance assured the true performance and aesthetics were delivered. Hydraulic post-tensioning pulled each cable to 120 kiloNewtons or 27,000 lbs, infusing strength and structural integrity. Removing the temporary support and testing was the last critical step—it was the first time the stone stair would be self-supporting. The “floating” stair is an ultimate achievement and example of innovation, material strength, fabrication quality, installation precision, and expert coordination. A perfect final chapter to a historical journey and modern ode to stone as structure.

Floral Court is a mixed-use development featuring a high-quality residential, retail and restaurant space located in London’s Covent Garden. The project has created a new public walkway between Floral Street and King Street, providing increased footfall levels that provide a vital link to the retail and restaurant units in the development. The mailboxes used in the Floral Court project are situated in internal lobby areas that residents pass through to access their apartment. Each bank of mailboxes is fitted into a bespoke timber frame with an internal steel frame support that ensures multiple mailboxes are securely installed in their respective locations. The chosen mailbox model for this development is the NW2 product, an item that is particularly popular with clients looking for a mailbox that has a minimalist design finish and where mail is to be both delivered and retrieved through the front face. This project uses a lateral variation of the NW2 mailbox, which allows for A4 sized flexible mail to be deposited and securely stored in the post box. The lateral type of post box typically features a shorter depth and larger width, which is ideal for installation areas that are relatively narrow. To reflect the number of residences that they service, the mailboxes are in a variety of different configurations across the site. Each post box has been engraved with corresponding residence numbers during the manufacturing process. To allow for a clean finish on the mailbox, the client opted for the engraving to be the same colour as the mailboxes themselves. Being used with the NW2 product, which has been specifically designed to have minimal features, this is the ideal mailbox and engraving combination for a sleek designer look. The mailbox is engraved with the front family ‘Calisto MT’, which is used in other locations on the site. This ensures a consistent mirroring of fonts used throughout the Floral Court development.

The Fucsia 3 pendant fixture provides both diffused and direct light. The fixture consists of three conical blown glass diffusers with 1.5" sandblasted edges and translucent silicone rings. He felt that Braen Supply was the most trustworthy and reliable source for materials as he designed his dream home. Mr. Bleeker was looking for a particular coloration of materials that Braen Supply would be providing. In order to meet the needs of the customer, a custom blend of granites were created providing him with the exact coloration that he was looking for. The remaining materials were selected to correspond with the custom blend, creating a home that anyone would dream to live in.
