Our busy Silicon Valley clients asked us to convert their tight-quartered 1960’s ranch house to a gracious family home that would meet their long term needs. Ease of living was paramount, both in functionality and in ordered design. The project was completed on a moderate budget. While retaining most of the structure of the existing house to avoid costly structural changes, we opened walls to improve the sight lines and flow of the house and bring in more light. We made small additions at the front and back bedrooms to gain space for the family and relatives. An existing underused patio area was improved with a simple outdoor kitchen and overhang to extend the living space to the outside. Costs were kept down with choices of modest materials. Everything was made to be functional. Ample storage has been built into the right places. The details of the kitchen were carefully worked out to accommodate all the wishes of the various cooks in the family. The house is set up to be easy to keep clean. Acoustic walls separate living from bedroom spaces so adults can enjoy time together while children sleep. The outdoor kitchen has easy access to the indoor kitchen and the garage, and its setup promotes socializing while cooking outdoors. A large part of the narrow back yard was previously unusable space due to a steep slope up to a neighbor’s higher fence. With a new retaining wall and some re-grading we took back more of the yard for the patio and play space on a new lawn. The remodeled house is a mix of contemporary and traditional elements. Cool colors have a calming effect. Traditional items such as prairie style windows, trellis, mosaic tiles, and Shaker style cabinets, break down the scale in an otherwise streamlined, contemporary design. A new gabled roof with a broad arch at the front of the house marks the entry and resolves a challenging form where the central entry is set back from walls on both sides. This space was In dire need of a remodel, with old brown wall to wall tiles and a dated bulky yellow brown single sink vanity. Storage was a must, lighting a necessity, and proper accessibility to the shower bath area. We had a tight budget to respect, but a full gut of this bathroom was required. And a good thing too, once we started doing the demolition we noticed that mildew and rotting floors and walls had accumulated throughout the years. Doing it right the first time is no joke when dealing with water and electrical issues. We discarded all reminisce of old and built from scratch, new walls, new plumbing, new electrical ,new insulation and a new window, a new fan that actually exhausted outside ( I say this laughing as you would be amazed at how many fans are installed but don’t exhaust outside, and you the client would never know unless you go inside the attic space. Once all the hard stuff was done, the rest is just a matter of smart design. In bathrooms with small footprints, opt for a clear glass sliding shower door that doesn't require the clearance of one with a hinged design. Or as shown in this design and for fraction less expensive a half hinged panel installed on a fixed tempered glass panel. If you're embarking on a big remodel, create the illusion of more space by using same tile in the shower that's used throughout; instead of seeing them as two separate zones, the eye will read them as one. 7 - Discover the treasure of hidden storage Work with a contractor, and you just might find some serious storage potential hidden behind your walls. Whether it's utilizing space between the studs for shallow shelving or a creating a small linen closet by annexing space from an adjacent room, even small additions can make a big difference. 8 - Focal Point Tile is a beautiful, durable addition to any bathroom. For dainty spaces, consider installing tile at a diagonal to accentuate the focal point or as in this bathroom I used an oversized textured pattern to bring depth to the space at the window wall. 9 - Choose the right lights Strategically install light to reflect and brighten a small bathroom to make it appear larger. Recessed lighting is an affordable solution for tiny rooms, offering ample light while taking up little space. Wall sconces alongside a mirror also reflect off the walls and make a room feel bright and airy. I always recommend going with LED lighting at 2800 to 3000K. 10 – Accessorize This is your time to shine in your decorating skills, have fun with your towels, you can change the color scheme daily just by adding pops of color in your accessories, make sure to get items that serve a dual purpose, like baskets, boxes they can always be used as hampers, storing of towels and even a nice display for your guest.

Light and Airy shiplap bathroom was the dream for this hard working couple. The goal was to totally re-create a space that was both beautiful, that made sense functionally and a place to remind the clients of their vacation time. A peaceful oasis. We knew we wanted to use tile that looks like shiplap. A cost effective way to create a timeless look. By cladding the entire tub shower wall it really looks more like real shiplap planked walls. The center point of the room is the new window and two new rustic beams. Centered in the beams is the rustic chandelier. This fun 11yr old boys room was designed around this custom canvas. Upon working with the canvas & his favorite color teal as inspiration- he chose bedding for its soft quality which is reversible and cost effective. To pull the room together we mocked the Chevron pattern on the back wall, painted the old wood armoire shiny white, added the white leather headboard, mirrored night table & finished with touch lite lamps. While creating kids rooms a budget & guide lines are created with the parent(s) & my favorite part is engaging with the kids to give them a voice & decision making skills in the space. This creates balance between the child & parent. A parent wants the space to be everlasting from a monetary value, as well want their child to be happy in their space. This dream bathroom has everything one can wish for an ideal bathroom escape. It doesn’t just look fabulous – it works well and it is built to stand the test of time. This bathroom was designed as a private oasis, a place to relax and unwind. Spa-like environment is created by expansive double-sink custom vanity, an elegant free standing tub, and a spacious two-person barrier-free shower with a floating bench. Toilet is concealed within a separate nook behind a pocket door. Main bathroom area is outlined by a tray ceiling perimeter. The room looks open, airy and spacious. Nothing interferes with the ceiling design and overall space configuration. It hasn’t always been that way. Former layout had serious pitfalls that made the room look much smaller. The shower concealed behind solid walls protruded into the main area clashing with the tray ceiling geometry. Massive shower stall took up significant amount of the room leaving no continuous wall space for a double sink vanity. There were two separate vanities with a dead corner space between them. At the same time, the toilet room was quite spacious with just one fixture in the far end. New layout not only looks better, it allows for a better functionality and fully reveals the space potential. The toilet was relocated to occupy the former linen closet space slightly expanded into adjacent walk-in closet. Shower was moved into the bigger alcove, away from the tray ceiling area. It opened up the room while giving space for a gorgeous wall-to-wall vanity. Having a full glass wall, the shower extends the space even further. Sparkling glass creates no barrier to the eyesight. The room feels clean, breezy and extra spacious. Gorgeous frameless shower enclosure with glass-to-glass clamps and hinges shows off premium tile designs of the accent shower wall. Free standing tub remained in its original place in front of the window. With no solid shower walls nearby, it became a focal point adorned with the new crystal chandelier above it. This two-tier gorgeous chandelier makes the bathroom feel incredibly grand. A touch of luxury is showing up in timeless polished chrome faucet finish selections as well. New expansive custom vanity has his and her full height linen towers, his and her sink cabinets with two individual banks of drawers on the sides and one shared drawer cabinet in the middle containing a charging station in the upper drawer. Vanity counter tops and floating shower seat top are made of high-end quartz. Vessel sinks resemble the shape and style of the free-standing tub. To make the room feel even more spacious and to showcase the shower area in the reflection, a full size mirror is installed over the vanity. Crystal sconces are installed directly into the mirror. Crisp classic white tile gives the room a timeless sense of polish and luxury. Walls around the perimeter of the entire bathroom are tiled half way. Three rows of 12”x 24” porcelain tile resembling white marble are crowned with a thin row of intricate glass tiles with marble accents, and a chair rail tile. Tile design flows into a spacious barrier-free two-person walk-in shower. Two more tile patterns of the same tile collection are brought into play. Rear wall is adorned with a picture frame made out of 12”x12” tiles laid at 45 degree angle within the same chair rail and glass tile border. Shower floor is made of small hexagon tiles for proper drainage. Shower area has two hidden from plain sight niches to contain shampoo bottles and toiletries. The rear side of the niches is made of glass mosaics for a waterfall effect. To showcase the picture frame inside the shower, the accent shower wall is washed with cascading light from a discrete LED strip tucked in a cove behind “floating” shower ceiling platform. Multiple shower heads (two ceiling-mount rain heads, one multi-functional wall mount shower head, and a handheld shower) are able to provide a fully customizable shower experience. Despite of many hard surfaces and shiny finishes, which can sometimes lead to a cold impersonal feeling, this bathroom is cozy and truly welcoming. This sense of warms is maintained by exclusive multi-functional layered lighting. Carefully designed groups of lights (all having a dimmer control) can be used simultaneously, in various combinations, or separately to create numerous different effects and perfect atmosphere for every mood and occasion. Some lights have smart controls and can be operated remotely. Amazing effect can be achieved by dimmable toe kick perimeter lighting. With the ceiling lights turned off, the vanity looks as if it is floating in the air. Multifaceted crystal fixtures produce cascades of sparkling rainbow reflections dancing around the room and creating an illusion of a starry sky. Programmable radiant heating floor offers additional warmth and comfort to the room. This bathroom is well suited for either a quick morning shower or a night in for ultimate relaxation with a champagne toast and a long soak in the freestanding tub.

Jennifer and Dan have lived in their Deer Park Illinois home for 15 years, slowly making minor fixes like painting and decorating; but they had a new plan for their kitchen the entire time. An awkwardly placed garage door, and an island cooktop with a terrible downdraft made a full-scale kitchen remodel an absolute must. Jennifer had many ideas in mind and wanted to work with a company that could provide high-end work, while partnering with a designer that would tailor the kitchen to her ideas. Soon after the meeting Jennifer began working with Michelle on the project design. They quickly developed chemistry. Jennifer loved how Michelle researched and located every detail that Jennifer wanted for the kitchen. Between the two of them, every concept and idea was worked through and perfected. “Jennifer had definite ideas about what she wanted the new kitchen to look like, she just didn’t know how to bring it all together. We worked together really well to make her ideas into the practical reality necessary for a well-functioning kitchen, with the look and feel that she had envisioned”, says Michelle. “Michelle was wonderful in using the CAD system she would show me new drawings every time we changed the layout while working through the design,” Jennifer said. “She was a really wonderful partner in execution, she made sure everything happened quickly and easily.” The finished design drew out elements of Jennifer’s style and personality. The pair call the look “sophisticated farmhouse” to describe the kitchen renovation to family and friends. The result was a beautifully crafted, authentic-feeling space that satisfied Jennifer’s dreams 15 years in the making. The whole project consisted of a kitchen remodel, mudroom upgrade with powder room, and garage entry relocation. “The projects I personally like the best, are the ones that put the client’s dreams on display,” Project Designer Michelle said. “And this is one of those projects.” The main focal point of the kitchen is custom zinc and brass ventilation hood with a vintage sheen, which was hand made to order by a small company in Indiana named Vogler Metalworking. “It’s like sculpture, a true work of art”, says Jennifer. Your eye is immediately drawn towards this elegant yet practical hood that eliminated the home’s downdraft problem and added a striking conversation piece at the same time. The carpenters had to use special gloves when transporting and installing it, so they didn’t smudge it with fingerprints. The beautiful hood centers proudly over the stunning black enamel and brass LaCornue Range. “I had a friend who had a LaCornue range and after learning how easy it was to cook perfect meals, I was convinced I wanted to have one”, says Jennifer. This unique, breathtaking combination anchors the entire kitchen and is apparent immediately as you walk into the great room the surrounds the space. A custom gray paint color paired with a storm blue was developed so that the new kitchen looked like it belonged to the existing space. Unlacquered brass faucets and hardware were important to Jennifer because she wanted the living finishes to age over time. Jennifer and Michelle fell in love with the Limestone Grey Stone while they were investigating unique island countertop ideas. They liked the fact that the limestone as a living finish will age and change over time. Calcutta Miel Quartz countertops made for an excellent pairing around the perimeter, as it’s durable and perfect for cooking preparations. A textured white subway tile backsplash that runs to the ceiling keeps your eye moving towards the open shelving, and to the main focal point of the stunning range hood combination. “The kitchen functions beautifully, and it’s gorgeous,” beams Jennifer as she gestures with both hands while smiling ear to ear. “The most important thing was I wanted a kitchen that had a wonderful flow, cooked beautiful meals and was a great gathering place for family and friends, and this space does that perfectly! Beauty wise, it turned out exactly how I had envisioned. I felt the function part was the hardest part, and that was nailed”! Relocating the garage entry to the new mudroom was a huge priority and has finally separated the family’s arriving home functions from their kitchen. They were so fast and really good, it didn’t take as long as even planned” reported Jennifer. “I would text Justin and he always responded almost immediately. I got to know all the guys who were working in our house and they were all wonderful people”. Details in a customized kitchen like this one require skill and care from the people who install it. “All the guys on the job were skilled at what the did. I wanted small details like little feet to look like furniture, that is where their carpentry skill came in to make these all perfect”, said Jennifer. “The tile guys were wonderful. They even let me determine how I wanted the texture with the grout to appear for a salt and pepper look; now that is a very skilled trade person making it custom”. In Jennifer’s interview, she continued to reference Advance Design’s “Common Sense Remodeling”, so I took a minute to ask her exactly what that phrase meant to her and how it played out in her experience with her project and the Advance Design team. Project by Studio H:T principal in charge Brad Tomecek (now with Tomecek Studio Architecture). This project tests the theory of bringing high quality design to a prefabricated factory setting. Enrolled in the LEED-Home Pilot, this residence completed certification. The modular home was conceived as two boxes that slide above one another to create outdoor living space and a lower covered rear entry. The passive solar design invites large amounts of light from the south while minimizing openings to the east and west. Factory construction saves both time and costs while reducing waste and using a controlled labor force. Built in a factory north of Denver, the home arrived by flatbed truck in two pieces and was craned into place in about 4 hours providing a fast, sustainable, cost effective alternative to traditional homebuilding techniques. Upgraded lighting fixtures, plumbing fixtures, doors, door hardware, windows, tile and bamboo flooring were incorporated into the design. 80% of the residence was completed in the factory in less than 3 weeks and other items were finished on site including the exterior stucco, garage, metal railing and stair. Stack-Slide-Stitch describes the conceptual process of how to tie together two distinct modular boxes. Stack refers to setting one modular directly on top of the other. Slide refers to the action that creates an upper southern deck area while simultaneously providing a covered rear entry area. The stitching or interlocking occurs with the upward extension of the lower volume with the front deck walls and with the rear two story vertical.

After their Niwot, Colorado, home was inundated with floodwater and mud in the historic 2013 flood, the owners brought their “glass is half full” zest for life to the process of restarting their lives in a modest budget-conscious home. Susan chose the profession of Landscape Architecture at the young age of 16. It was the perfect blend of her interests and passions…design, nature, art, and architecture. She studied landscape architecture at Penn State, gaining an appreciation for the rural landscape of central Pennsylvania and ultimately earned her degree at Cal Poly San Luis Obispo. After beginning her career in a traditional landscape architecture office, she was soon drawn to landscape design/build, gaining valuable experience with her own Seattle firm for many years and then again with a local East Bay firm. Today, she leads a growing collective of exceptional women, providing forward thinking design solutions aligned with MLA values. Susan is grateful for her team of professionals with big hearts, bold ideas, and brilliance. Susan looks forward to growing relationships with clients, offering solutions for challenging, complex sites, and helping clients visualize the opening of their home to the landscape.
