Leave the brick exposed, the concrete floors as is, and the wood unfinished and it costs more? The sophisticated older brother of the shabby-chic trend, urban industrial style, is taking over. Real estate agents are able to tack on a few extra grand to a flat if they can include “exposed brick” in their advertisements, and designer chefs and master mixologists are moving into warehouses and industrial districts in urban areas across the nation. A friend recently invited me to dinner at Portland, Oregon’s newest, hippest charcuterie spot, and when we pulled up to the building it was in a warehouse where I used to go to underground raves in high school. These industrial style spaces that were once seen as unfinished or lacking in coziness are now seriously coveted. Their rawness is considered authentic, their grit a mark of character. But if you’re a homeowner, there’s a good chance you already have one of them built right into your house: your garage. I like to preach about how much people underutilize their garage spaces, piling them full of storage bins they never touch. Whether you turn it into a workspace or a playroom, there’s a lot of value in a creatively-used garage space. For the overly ambitious, the design lover, or the hostess with the mostess, here’s one idea that blows the rest out of the water. The heart of your space.Build along worktable that doubles as a table for your guests right in the center of your garage. Our client’s charming cottage was no longer meeting the needs of their family. We needed to give them more space but not lose the quaint characteristics that make this little historic home so unique. So we didn’t go up, and we didn’t go wide, instead we took this master suite addition straight out into the backyard and maintained 100% of the original historic façade. Master Suite This master suite is truly a private retreat. We were able to create a variety of zones in this suite to allow room for a good night’s sleep, reading by a roaring fire, or catching up on correspondence. The fireplace became the real focal point in this suite. Wrapped in herringbone whitewashed wood planks and accented with a dark stone hearth and wood mantle, we can’t take our eyes off this beauty. With its own private deck and access to the backyard, there is really no reason to ever leave this little sanctuary. Master Bathroom The master bathroom meets all the homeowner’s modern needs but has plenty of cozy accents that make it feel right at home in the rest of the space. A natural wood vanity with a mixture of brass and bronze metals gives us the right amount of warmth, and contrasts beautifully with the off-white floor tile and its vintage hex shape. Now the shower is where we had a little fun, we introduced the soft matte blue/green tile with satin brass accents, and solid quartz floor (do you see those veins?!). And the commode room is where we had a lot fun, the leopard print wallpaper gives us all lux vibes (rawr!) and pairs just perfectly with the hex floor tile and vintage door hardware. Hall Bathroom We wanted the hall bathroom to drip with vintage charm as well but opted to play with a simpler color palette in this space. We utilized black and white tile with fun patterns (like the little boarder on the floor) and kept this room feeling crisp and bright.

We created a transitional design for their home that incorporates modern touches and classic lines to tie the spaces together. Our primary focus was to update the home and keep things feeling clean and fresh while making it comfortable for everyone in the family. We started by painting every room in their home, replacing all of their interior doors, and updating all of their light fixtures. One of the most transformative elements was the updated flooring throughout the home. We removed the oak floors and replaced them with a wide plank solid hickory which removed the yellow undertones and gave them a clean backdrop for the rest of the design. The clients really wanted to freshen up their kitchen and incorporate new appliances without starting from scratch, so we rearranged a few of their existing cabinets to make room for their new stove and range hood. We also lowered the original bar-height counter to make the kitchen feel more open to their family room. We then painted all of their cabinets a crisp white, replaced the crown molding, updated the hardware, replaced their counter top with a marble look quartz, and used a soft green mosaic tile on their backsplash. This home has a large family room, and the original fireplace was far too small and seemed to disappear under the 20 foot ceilings. So we removed the old square fireplace, replacing it with a linear gas fireplace and a floor-to-ceiling tiled surround with a custom wood mantle. This created a real focal point and helped to anchor the space. We then brought in a cozy blue sectional and a soft new rug to make this the perfect place for a family movie night. The clients have a real love of music, and wanted to create a space where they could lay back and enjoy their vinyls. So in their family room we created a custom stereo wall with floating cabinets and shelves to house all of their audio equipment and showcase a few of their favorites. We then furnished the room with clean and classically inspired pieces to tie in with the aesthetics in the rest of the home.

This gorgeous summer retreat was in need of a complete overhaul! After SuperStorm Sandy renovations to the lower level, my clients were ready to tackle the 3 upper floors. The home is chock full of original beauty with its custom bead board and moldings. Walnut banisters and solid five panels interior doors - adorned with crystal knobs. We took advantage of the amazing exposed ceiling beams in living and dining rooms. Incredible wavy leaded glass doors are found in both the foyer and bar rooms. Imposing interior walls were removed to make way for this dream kitchen! A classic 9" subway tile sets the tone for the white shaker front cabinets and quartz counter top. While the contrasting soft gray island carries an almost black dropped miter edge quartz top. For that old world charm, we added a pair of open shelves to showcase the dinnerware and glasses. Custom furnishings and window treatments are found through the home. Our goal was to create an amazingly cozy home that our clients could enjoy for generations to come!!

Level One is a 7,100 SF haven for a family of five, blending green building with light and views to create a space that's efficient, joyful, and perfectly tied to the land. Our clients dreamed of a bright, open home like an Apple Store, with big glass walls to soak in the scenery. They wanted mass-timber for a natural look, exposed systems to show the home's smart inner workings, and room for guests, fitness, and relaxation. A sloped site can complicate building and efficiency, but we used insulated foundations and smart insulation to keep energy use low and the structure solid. Exposed elements saved on finishes while adding a unique, honest charm. The concept mixes strength and whimsy – timber panels for walls and floors that double as decor, with a sloped ceiling framing epic views. Playful additions like a slide and climbing walls turn everyday spaces into adventures for the whole family. Mass-timber builds a sturdy core, with charred wood siding for weather and fire protection. Triple windows, extra insulation, and solar panels make it energy-smart, cutting bills and boosting sustainability in Boulder's climate. Warm and functional, with custom wood storage that flows naturally. Open main areas connect living with views, while bedrooms offer cozy lofts. A pool, steam room, and gym bring wellness home in a fun, engaging way. Since early 2023, Level One has been a lively family retreat that saves energy and sparks joy.
