When the owner of this petite c. 1910 cottage in Riverside, RI first considered purchasing it, he fell for its charming front façade and the stunning rear water views. But it needed work. The weather-worn, water-facing back of the house was in dire need of attention. The first-floor kitchen/living/dining areas were cramped. There was no first-floor bathroom, and the second-floor bathroom was a fright. Most surprisingly, there was no rear-facing deck off the kitchen or living areas to allow for outdoor living along the Providence River. In collaboration with the homeowner, KHS proposed a number of renovations and additions. The first priority was a new cantilevered rear deck off an expanded kitchen/dining area and reconstructed sunroom, which was brought up to the main floor level. The cantilever of the deck prevents the need for awkwardly tall supporting posts that could potentially be undermined by a future storm event or rising sea level. To gain more first-floor living space, KHS also proposed capturing the corner of the wrapping front porch as interior kitchen space in order to create a more generous open kitchen/dining/living area, while having minimal impact on how the cottage appears from the curb. Underutilized space in the existing mudroom was also reconfigured to contain a modest full bath and laundry closet. Upstairs, a new full bath was created in an addition between existing bedrooms. It can be accessed from both the master bedroom and the stair hall. Additional closets were added, too. New windows and doors, new heart pine flooring stained to resemble the patina of old pine flooring that remained upstairs, new tile and countertops, new cabinetry, new plumbing and lighting fixtures, as well as a new color palette complete the updated look. Upgraded insulation in areas exposed during the construction and augmented HVAC systems also greatly improved indoor comfort. Today, the cottage continues to charm while also accommodating modern amenities and features.

The existing floor, partitions, ceiling, and lighting were all demolished. They wanted an updated space that allowed for more flexibility between sections in the office. In order to create a flexible space, I designed accordion doors that were fitted for the meeting room spaces, and designed an open floor plan to encourage collaboration in the office. The accordion style doors and glass/steel mullion partitions were based off of the designs from the Anomaly Door Designs 2017. For the eleventh year in a row, the Epcot International Flower & Garden Festival partnered with ForeverLawn to create colorful, safe, and fun play areas for children and their families visiting the popular annual festival. The Epcot International Flower & Garden Festival is an annual spring event that took place March 1 to May 29, 2017 at Walt Disney World Resort in Florida. This year the resort chose Playground Grass Extreme to create Music Garden Melodies Playground featuring interactive chimes, xylophones, and drums. Visitors can romp and play on a musical note mural made of multicolored Playground Grass, and ascend innovative outdoor climbing structures. Playground Grass has been a festival favorite of organizers and visitors alike, for its natural appearance, durability, and safety features.

A 1700 Sq deck overlooks beautiful Sam Rayburn and garage doors open across front and rear elevations to create open breeze ways throughout all downstairs areas. Second floor includes living dining and master suite .an enclosed screen porch extends all the way across the lake side with an old wooden cistern structure which houses an outdoor hot tub. The screen porch has it own 5 ton central unit which is only shared with the downstairs shop area.it also has a 50,000 but ventless fireplace on one end which creates a ( winter area ) on the screen porch. The open spaces of living/dining also share aux heating via early 1900's Wood stove (pot belly) which was refurbished and was originally used in a girls dormitory somewhere in Colorado. Kitchen amenities include professional series equipment, a baking center, dumb waiter to downstairs kitchen, pressed tin ceilings. The entire structure touts custom made knotty alder moldings cabinets and doors. The interior walls are also slatted knotty alder with paint stained finishes. The third floor houses 3 guest bedrooms 1 full bath 1 jack and Jill bath, a 10 x 10 sleeping tent with chandelier, queen mattress, and lake view window. Attic does not exist, instead we incorporated open air vaulted ceilings with turnbuckle collar ties and an upper sleeping loft for kids accessed by custom ships ladder. Other areas of interest include front open air materials lift, 100 ft redneck water slide assembled during summertime and rolling boat dock for lake activities.

Leuders limestone, perma-columns, stained pine ceiling, and salt finished and scored pattern concrete were utilized to create a well detailed addition to this home. The existing roof produced a particular challenge but every consideration was taken to ensure the addition blended with the existing house to appear as though it was original. Structural connections were utilized due to the recent concerns of high winds in the Texas climate. THE SETUP When we first encountered this basement for a family with three boys, we saw a space with untapped potential. Though previously remodeled, it lacked a cohesive design strategy. The expansive area housed various entertainment pieces (a shuffleboard table, air hockey, foosball, etc.) scattered haphazardly throughout the space. While the basement included a workout room and a rudimentary kitchen area, it lacked a dedicated game room or proper bar. Excessive storage closets along the back wall consumed valuable real estate that could be repurposed for more engaging uses. In essence, the basement was spacious but disjointed—functional for family use but falling short as an entertainment hub. It didn’t align with the sophistication of the rest of the home. Our clients envisioned a transformation: a fresh, organized space that would not only serve their family’s needs but also shine as an inviting arena for entertaining friends and hosting gatherings – especially sports-focused gatherings! Design Objectives: Reimagine the basement layout, creating distinct zones for varied activities. Expand the workout area to accommodate new equipment, including a Smith machine. Implement a multi-screen setup inspired by high-end sports bars, allowing guests to follow multiple games while socializing. Enhance existing features while developing new areas: Optimize a workout space for all equipment needs Establish a dedicated children’s space with guest room capabilities Create an integrated bar and entertainment area Retain and incorporate the existing projector setup Design Challenges: Navigate layout constraints in the new workout room due to fixed utility areas. Carve out a distinct space for kids within the open plan. Revitalize an underutilized section of the basement. Elevate the existing big screen area with purposeful design elements. Develop a full-fledged bar area while maintaining kitchen functions applicable for hangout snacking. Work around immovable structural elements (soffits, load-bearing support columns) THE RENEWED SPACE Design Solutions: Install a stylish barn door for the utility area of the new workout space, improving aesthetics and accessibility. Repurpose the former workout room into a dedicated game room for kids, utilizing couches with pull-out beds so the area can double as overflow guest accommodations. Transform the unused area into a vibrant pub-style area for card and table games. Enhance the big screen area with elegant wainscoting and ambient theatre-style lighting. Design a multi-functional wet bar area featuring varied seating, prep areas, and a microwave. Base the bar sink area width off the soffit above it. In the big screen area, use the soffit to inform the width of a wainscoting section. For the immovable support columns, dress one up to match the wainscoting of the nearby big screen wall. Hide the other one in a new wall. Final Thoughts: The reimagined basement has exceeded our clients’ expectations, evolving into the ultimate entertainment hub. With seven strategically placed screens, it’s perfect for gatherings focused on major sporting events and casual gatherings, as well. The space strikes a balance between adult sophistication and family-friendly functionality, featuring distinct zones for various activities. The new design not only maximizes functionality for modern, multi-screen entertainment but also elevates the aesthetic appeal. It integrates flawlessly with the rest of the home’s transitional style while allowing each basement section to maintain its unique character. The result is a versatile space that caters to both intimate family time and large-scale entertaining.

AVENTURA MAGAZINE selected our client’s luxury 5000 Sf ocean front apartment in Miami Beach, to publish it in their issue and they Said: Story by Linda Marx, Photography by Daniel Newcomb Light & Bright New York snowbirds redesigned their Miami Beach apartment to take advantage of the tropical lifestyle. WHEN INTERIOR DESIGNER JENNIFER CORREDOR was asked to recreate a four-bedroom, six-bath condominium at The Bath Club in Miami Beach, she seized the opportunity to open the rooms and better utilize the vast ocean views. In five months last year, the designer transformed a dark and closed 5,000-square-foot unit located on a high floor into a series of sweeping waterfront spaces and updated the well located apartment into a light and airy retreat for a sports-loving family of five. “They come down from New York every other weekend and wanted to make their waterfront home a series of grand open spaces,” says Corrredor, of the J. Design Group in Coral Gables, a firm specializing in modern and contemporary interiors. “Since many of the rooms face the ocean, it made sense to open and lighten up the home, taking advantage of the awesome views of the sea and the bay.” The designer used 40 x 40 all white tile throughout the apartment as a clean base. This way, her sophisticated use of color would stand out and bring the outdoors in. The close-knit family members—two parents and three boys in college—like to do things together. But there were situations to overcome in the process of modernizing and opening the space. When Corredor was briefed on their desires, nothing seemed too daunting. The confident designer was ready to delve in. For example, she fixed an area at the front door that was curved. “The wood was concave so I straightened it out,” she explains of a request from the clients. “It was an obstacle that I overcame as part of what I do in a redesign. I don’t consider it a difficult challenge. Improving what I see is part of the process.” She also tackled the kitchen with gusto by demolishing a wall. The kitchen had formerly been enclosed, which was a waste of space and poor use of available waterfront ambience. To create a grand space linking the kitchen to the living room and dining room area, something had to go. Once the wall was yesterday’s news, she relocated the refrigerator and freezer (two separate appliances) to the other side of the room. This change was a natural functionality in the new open space. “By tearing out the wall, the family has a better view of the kitchen from the living and dining rooms,” says Corredor, who also made it easier to walk in and out of one area and into the other. “The views of the larger public space and the surrounding water are breathtaking. Opening it up changed everything.” They clients can now see the kitchen from the living and dining areas, and at the same time, dwell in an airy and open space instead of feeling stuck in a dark enclosed series of rooms. In fact, the high-top bar stools that Corredor selected for the kitchen can be twirled around to use for watching TV in the living room. In keeping with the theme of moving seamlessly from one room to the other, Corredor designed a subtle wall of glass in the living room along with lots of comfortable seating. This way, all family members feel at ease while relaxing, talking, or watching sporting events on the large flat screen television. “For this room, I wanted more open space, light and a supreme airy feeling,” she says. “With the glass design making a statement, it quickly became the star of the show.”……. ….. To add texture and depth, Corredor custom created wood doors here, and in other areas of the home. They provide a nice contrast to the open Florida tropical feel. “I added character to the openness by using exotic cherry wood,” she says. “I repeated this throughout the home and it works well.” Known for capturing the client’s vision while adding her own innovative twists, Corredor lightened the family room, giving it a contemporary and modern edge with colorful art and matching throw pillows on the sofas. She added a large beige leather ottoman as the center coffee table in the room. This round piece was punctuated with a bold-toned flowering plant atop. It effortlessly matches the pillows and colors of the contemporary canvas. This was a much needed and long overdue remodel of the lodge for a local chapter of an internationally recognized organization. I was brought in during the demo phase of the build out to work with the building committee on the overall aesthetic which included space planning, finishes, fixtures, furniture and lighting throughout the space. The kitchen area has two cooking stations, two sinks and tons of prep area, as well as an eat-in bar. The wet bar is located near the lounge area and the dining area, with high top cafe style tables, can also be used for overflow at the lounge. The cafe tables can be lined up together to create one long dramatic dining table when needed for events. This all lends itself to the space being quite versatile, which works well for the various events hosted at the lodge.

It’s all about the vase. No makeover is complete without the accessories. In keeping with an underlying gold and silver theme, Ferrer found an elegant silver bowl with bronze beading from Beatriz Ball collection, which complemented other metallic décor in the room including gold-accented vases and geometric shapes from Gold Leaf Design Group and unique Wall Play wire designs she used to sculpt and frame the projection “screen” to create anticipation on the wall. Adorning another wall were two bird prints by Wooden Pencil Company, featuring a California quail and Virginia red cardinal, representing family member’s two home states. Across one wall Ferrer displayed a collection of black and white family photos created on aluminum by WhiteWall, a German company specializing in gallery-quality prints. Ferrer softened the room with geometric-patterned pillows from Fab and luxurious linen and wool throw blankets from COAST New Zealand. She picked up all the remaining tchotchkes she needed, including silk flower arrangements, at HomeGoods.
