This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Eric Roth Photo

As innkeepers, Lois and Evan Evans know all about hospitality. So after buying a 1955 Cape Cod cottage whose interiors hadn’t been updated since the 1970s, they set out on a whole-house renovation, a major focus of which was the kitchen. The goal of this renovation was to create a space that would be efficient and inviting for entertaining, as well as compatible with the home’s beach-cottage style. Cape Associates removed the wall separating the kitchen from the dining room to create an open, airy layout. The ceilings were raised and clad in shiplap siding and highlighted with new pine beams, reflective of the cottage style of the home. New windows add a vintage look. The designer used a whitewashed palette and traditional cabinetry to push a casual and beachy vibe, while granite countertops add a touch of elegance. The layout was rearranged to include an island that’s roomy enough for casual meals and for guests to hang around when the owners are prepping party meals. Placing the main sink and dishwasher in the island instead of the usual under-the-window spot was a decision made by Lois early in the planning stages. “If we have guests over, I can face everyone when I’m rinsing vegetables or washing dishes,” she says. “Otherwise, my back would be turned.” The old avocado-hued linoleum flooring had an unexpected bonus: preserving the original oak floors, which were refinished. The new layout includes room for the homeowners’ hutch from their previous residence, as well as an old pot-bellied stove, a family heirloom. A glass-front cabinet allows the homeowners to show off colorful dishes. Bringing the cabinet down to counter level adds more storage. Stacking the microwave, oven and warming drawer adds efficiency.

This master bathroom renovation transforms a builder-grade standard into a personalized retreat for our lovely Stapleton clients. Recognizing a need for change, our clients called on us to help develop a space that would capture their aesthetic loves and foster relaxation. Our design focused on establishing an airy and grounded feel by pairing various shades of white, natural wood, and dynamic textures. We replaced the existing ceramic floor tile with wood-look porcelain tile for a warm and inviting look throughout the space. We then paired this with a reclaimed apothecary vanity from Restoration Hardware. This vanity is coupled with a bright Caesarstone countertop and warm bronze faucets from Delta to create a strikingly handsome balance. The vanity mirrors are custom-sized and trimmed with a coordinating bronze frame. Elegant wall sconces dance between the dark vanity mirrors and bright white full height mirrors flanking the bathtub. The tub itself is an oversized freestanding bathtub paired with a tall bronze tub filler. We've created a feature wall with Tile Bar's Billowy Clouds ceramic tile floor to ceiling behind the tub. The wave-like movement of the tiles offers a dramatic texture in a pure white field. We removed the existing shower and extended its depth to create a large new shower. The walls are tiled with a large format high gloss white tile. The shower floor is tiled with marble circles in varying sizes that offer a playful aesthetic in an otherwise minimalist space. Over the Merrimack River and Through the Woods Set back from the road in a picturesque plush green setting flanked by towering 90’ pine trees with seasonal views of the Merrimack River, this 1960’s home was an ideal location to support this amazing kitchen transformation. The privacy, views, peaceful environment and very little traffic provides this family with the lifestyle they’ve grown to love and therefore decided was well worth the investment. Thoughtful space-planning solutions, creative layout and focus on function produced this aesthetically pleasing and sensible design. This new home near Crofton, NE was essentially designed by the homeowner herself. She wanted white to be the focus of her new kitchen and after a little bit of research she knew Cambria carried the best selection of white countertop designs. Her home features Cambria Ella in the large galley style kitchen on her island and perimeter which is accented with her slate appliances. The white farmhouse sink gives her kitchen a little bit of that country charm. So that the home was not white throughout she incorporated dark cabinetry in the bathrooms. A small powder bath on the main level features a Cambria Minera countertop; the master bath vanity countertops are Cambria Brittanicca and the children's bathroom showcases Cambria Berwyn. The home office brings some masculinity into the home with dark wood cabinets and Cambria Laneshaw.

The carriage doors offer the homeowner the dual opportunity to easily transport tools and large pieces of wood into the studio, and, also, experience the outdoors while carving. The natural lighting is excellent, but on overcast days or nighttime, the homeowner can make great use of the recessed lights and the pendant lights.

DOWNLOAD NOW   This homeowner’s daughter originally contacted us on behalf of her parents who were reluctant to begin the remodeling process in their home due to the inconvenience and dust. Once we met and they dipped their toes into the process, we were off to the races. The existing bathroom in this beautiful historical 1920’s home, had not been updated since the 70’/80’s as evidenced by the blue carpeting, mirrored walls and dropped ceilings. In addition, there was very little storage, and some health setbacks had made the bathroom difficult to maneuver with its tub shower. Once we demoed, we discovered everything we expected to find in a home that had not been updated for many years. We got to work bringing all the electrical and plumbing up to code, and it was just as dusty and dirty as the homeowner’s anticipated! Once the space was demoed, we got to work building our new plan. We eliminated the existing tub and created a large walk-in curb-less shower. An existing closet was eliminated and in its place, we planned a custom built in with spots for linens, jewelry and general storage. Because of the small space, we had to be very creative with the shower footprint, so we clipped one of the walls for more clearance behind the sink. The bathroom features a beautiful custom mosaic floor tile as well as tiled walls throughout the space. This required lots of coordination between the carpenter and tile setter to make sure that the framing and tile design were all properly aligned. We worked around an existing radiator and a unique original leaded window that was architecturally significant to the façade of the home. We had a lot of extra depth behind the original toilet location, so we built the wall out a bit, moved the toilet forward and then created some extra storage space behind the commode. We settled on mirrored mullioned doors to bounce lots of light around the smaller space. We also went back and forth on deciding between a single and double vanity, and in the end decided the single vanity allowed for more counter space, more storage below and for the design to breath a bit in the smaller space. I’m so happy with this decision! To build on the luxurious feel of the space, we added a heated towel bar and heated flooring. One of the concerns the homeowners had was having a comfortable floor to walk on. They realized that carpet was not a very practical solution but liked the comfort it had provided. Heated floors are the perfect solution. The room is decidedly traditional from its intricate mosaic marble floor to the calacutta marble clad walls. Elegant gold chandelier style fixtures, marble countertops and Morris & Co. beaded wallpaper provide an opulent feel to the space. The gray monochromatic pallet keeps it feeling fresh and up-to-date. The beautiful leaded glass window is an important architectural feature at the front of the house. In the summertime, the homeowners love having the window open for fresh air and ventilation. We love it too! The curb-less shower features a small fold down bench that can be used if needed and folded up when not. The shower also features a custom niche for storing shampoo and other hair products. The linear drain is built into the tilework and is barely visible. A frameless glass door that swings both in and out completes the luxurious feel. They were primarily focused on finding the right combination of cabinets, shelves, and drawers that fit all their cookware, flatware, and appliances. They wanted a brighter, bigger space with a natural cooking flow and plenty of storage. Soffits and crown molding needed to be removed to make the kitchen feel larger. Redesign elements included: relocating the fridge, adding a baking station and coffee bar, and placing the microwave in the kitchen island. Advance Design Studio’s Claudia Pop offered functional, creative, and unique solutions to the homeowners’ problems. Our clients wanted a unique kitchen that was not completely white, a balance of design and function. Claudia offered functional, creative, and unique solutions to Chad and Karen’s kitchen design challenges. The first thing to go was soffits. Today, most kitchens can benefit from the added height and space; removing soffits is nearly always step one. Steely gray-blue was the color of choice for a freshly unique look bringing a sophisticated-looking space to wrap around the fresh new kitchen. Cherry cabinetry in a true brown stain compliments the stormy accents with sharp contrasting white Cambria quartz top balancing out the space with a dramatic flair. “We wanted something unique and special in this space, something none of the neighbors would have,” said Claudia. The dramatic veined Cambria countertops continue upward into a backsplash behind three complimentary open shelves. These countertops provide visual texture and movement in the kitchen. The kitchen includes two larder cabinets for both the coffee bar and baking station. The kitchen is now functional and unique in design. “When we design a new kitchen space, as designers, we are always looking for ways to balance interesting design elements with practical functionality,” Claudia said. “This kitchen’s new design is not only way more functional but is stunning in a way a piece of art can catch one’s attention.” Decorative mullions with mirrored inserts sit atop dual sentinel pantries flanking the new refrigerator, while a 48″ dual fuel Wolf range replaced the island cooktop and double oven. The new microwave is cleverly hidden within the island, eliminating the cluttered counter and attention-grabbing wall of stainless steel from the previous space. The family room was completely renovated, including a beautifully functional entertainment bar with the same combination of woods and stone as the kitchen and coffee bar. Mesh inserts instead of plain glass add visual texture while revealing pristine glassware. Handcrafted built-ins surround the fireplace. The beautiful and efficient design created by designer Claudia transitioned directly to the installation team seamlessly, much like the basement project experience Chad and Karen enjoyed previously. “We definitely will and have recommended Advance Design Studio to friends who are looking to embark on a project small or large,” Karen said. “Everything that was designed and built exactly how we envisioned it, and we are really enjoying it to its full potential,” Karen said. Amber works from home and was sacrificing a dining room for her home office. By utilizing the double wide closet space in her guest bedroom, she now walks into her home without the reminder of work, and can have guests over for a meal in her dining room (dining room reveal coming soon). The walls were freshly painted Sea Salt by Sherwin Williams. This gives the room a fresh, clean look and also adds contrast to the beige carpet. Amber had her homework assignments cut out for her as she had to do some major purging in her throw all guest room. Once she started letting go, she was on a roll and continually surprised me as she cleaned out closets throughout the house. One dresser was filled with cds, dvds, books, albums, scrap-booking materials; items taking up precious real estate in her life that she didn't even know were there. There really wasn't a storage problem after-all, she was just holding on to a collection of things that no longer served her. Each time I would visit, and her space would become more open, I could see the weight lifting off her and her self love building. Amber had a recent breakup with her boyfriend and this makeover helped her not only focus on making a home sanctuary for herself, but helped her let go of the pains of the past and focus on the exciting future ahead. At one point when we were moving sofas in the living room (which we will also reveal soon), we found an ex's flip-flop. We were figuratively and literally sweeping away the past. I had to work on a tight budget, which meant really digging out the creativity and utilizing other items in the home. We wanted to save the closet doors in the event she sold her home or no longer needed an office someday. There wasn't any extra space to store these closet doors, so I used them as a headboard. This master bath ‘Renovision’ came with three main requests from the homeowner: more storage, a larger shower and a luxurious look that feels like being at an upscale hotel. The Renovisions team accomplished these wishes and exceeded the clients expectations. Request number 1: more storage. The existing closet was reconfigured to accommodate better storage for towels and bath supplies making it both functional and attractive. The custom built pull-out hamper was perfect. The long vanity and center tower offers much more cabinet space and drawer storage compared to what they had, especially with the increased vanity height. Request number 2: A larger shower. Working within the existing footprint we were able to build a shower that is nearly a foot deeper as space was available. Creating a large rectangular cubby provides plenty of space for shampoos and soaps. The frameless sliding glass shower enclosure keeps the space open and airy while allowing the beautiful Carrera-look porcelain wall tiles to be the focus of this master bath. Request number 3: a luxurious look. Turning their once boring, builder grade bathroom into an upscale hotel-like space was challenging, however, not a problem for the Renovisions team and their creative ways of resolving design snags along the way. Re-locating the doorway to the bathroom was one way to create a more spacious flow in and out of the space. Having the right design to start was half the battle – installing the beautiful products right the first time to ensure a proper fit and finish worthy of the upscale feel is the other half. The delicate tile detail in the shower cubby is the ‘jewelry’ in the room – the soft curves of this 2-tone wave design tile adds a dramatic feel and enlightened mood this client loves. Overall, the homeowner was happy with every solution-based approach to all requests – their once dated builders bath is now bright, open and airy with a soft grey wall color adding to the soothing feel of this master bath.

Five stars isn’t enough! Our project was to reconfigure and update the main floor of a house we recently purchased that was built in 1961. We wanted to maintain some of the unique feeling it originally had but bring it up-to-date and eliminate the closed-in rooms and downright weird layout that was the result of multiple, partial remodeling projects. We began with a long wishlist of changes which also required replacement of very antiquated plumbing, electrical wiring and HVAC. We even found a fireplace that had been walled in and needed major re-construction. Many other aspects and details on this incredible list we made included an all new kitchen layout, converting a bedroom into a master closet, adding new half-bath, completely rebuilding the master bath, and adding stone, tile and custom built cabinetry. Our design plans included many fixtures and details that we specified and required professional installation and careful handling. Innovative helped us make reasonable decisions. Their skilled staff took us through a design process that made sense. There were many questions and all were answered with sincere conversation and positive – innovation – on how we could achieve our goals. Innovative provided us with professional consultants, who listened and were courteous and creative, with solid knowledge and informative judgement. When they didn’t have an answer, they did the research. They developed a comprehensive project plan that exceeded our expectations. Every item on our long list was checked-off. All agreed on work was fulfilled and they completed all this in just under four months. Engineering, construction, supervision, and I cannot even begin to describe how much thanks we have for the demolition crew!
