A screened-in porch creates a relaxing and welcoming environment while the large windows flood the house with natural lighting. The large overhangs keep the hot Texas heat at bay. Onsite rainwater capture has become an issue of ever-increasing importance in semi-arid California, particularly as we realize the need to conserve water on a ongoing basis. This project employs the use of rainwater infiltration by diverting existing downspouts into a dry creek. Instead of being diverted into the storm drain system and wasted, the water is recharged back into the ground. Soils are able to hold the moisture and plant watering needs decrease. In addition to being functional, rock features such as dry creeks contribute to the aesthetic and create a beautiful contrast to the plant material.

To match the stunning architectural features of this modern property in Kirkland, we designed and installed massive steel retaining walls that when rusted will match the color of the cedar siding. With understated plant choices that ranged from grasses to evergreen trees, this landscape really tries to emphasize the level changes achieved by the large plates of steel.
One of the goals of this project was to conserve water and help maintain as many native trees as possible. Kirkland Land Care installed a rubber sidewalk as requested by the city to allow for this magnificent London Plane Tree to grow. LED landscape lights and a permeable driveway with recharge sub grade were also installed to decrease the building's footprint.

The Garnet is small in size, but big on performance. It’s the perfect option for your bedroom, den or dining room. This attractive, economical unit is designed to heat the area you’re in—maximizing your comfort while decreasing your heating bill.

Completely remodeled this master bathroom. Increased the size of the shower depth and width by decreasing the size of the tub. Installed a top mount acrylic tub with a hand-held faucet. The shower has a separate adjustable hand-held shower mounted on a bar. Frameless glass door and panels.

The Craftsman's style inspiration derived from the Gamble House. The fireplace wall was decreased in size for an open-concept spacious grand room. The custom stained cabinetry graciously flows from the kitchen, laundry room, hall, and primary bathroom. Two new hutches were added to the dining room area for extra storage. The sizeable wet island serves as an entertaining hub. We spared no unused space to accommodate the families' needs. Two-tone quartz countertops provide a transitional design. The quartz white countertops serve as a grout-free backsplash.

Decreased the size of this closet so as to increase the size of the bathroom. Installed a mirrored pocket door, new hinged door from the master bedroom, new crown molding, baseboard, and 12" x 24" porcelain floor tile. Installed new rockery style switches with decorative plates.
