20th Street in Brooklyn is a new townhouse building housing 5 luxury apartments each with access to a back garden, balcony and rooftop terrace. Currently under construction (completion in summer of 2023). — The proposal reinterprets city living - maximizing the smaller spaces with cohesive architecture and a more expansive interior living experience. The use of floor to ceiling windows to allow light to flood in and a connection to the outdoors provides a modern take on city living. The original scope of the project was limited to supporting in the redesign of the backyard and gardens and helping to define finishes. However, after demonstrating opportunities for creating a greater sense of luxury by expanding the existing interior floor plans - a whole-sale redesign of each apartment was committed to. A considered approach sees the new settle in within its older surrounding - giving context to a modern way of city living. The use of natural materials - such as stained or natural oak, honed limestone and marble - in crafted millwork moments allow for a timeless aesthetic that ages gracefully over time - calm simplicity and refined luxury. Kitchens were designed in collaboration with Reform CPH.

This classic Portland bungalow in the highly desirable Irvington neighborhood has been in the family for generations and lovingly cared for and updated throughout the years. It was now the main floor’s primary bathroom that needed to be addressed. A tight footprint made for some space planning challenges, but what we love so much about this project is that it demonstrates that so much can be done with a small space! Designing a shallower than typical vanity allowed us to extend the cabinetry and countertop as far as the door swing into the room would allow, adding much needed storage to the room. A narrow undermount sink combined with wall mount faucet ensures the vanity remains extremely functional. A tower cabinet at the end frames the sink and mirror, bringing an appreciated moment of symmetry while providing space for electric bathroom products and so much more. Where a two sided tub/shower once lived, now a walk in shower framed in glass makes the space feel, and live, significantly larger than its modest square footage. The use of glass on only the long side, and pony wall with glass above on the short end, visually expands the space allowing the eye to move freely around the room while still providing privacy at the toilet. Marmoleum flooring makes for easy cleaning while mosaic tile on the shower floor ensures traction in the wet environment. A classic penny tile accent around the shower walls, combined with the tile wainscot around the room speak to the classic architecture of the home. The bright and fresh palette is at once lively and calming, youthful and sophisticated, current and timeless!

This 5466 SF custom home sits high on a bluff overlooking the St Johns River with wide views of downtown Jacksonville. The home includes five bedrooms, five and a half baths, formal living and dining rooms, a large study and theatre. Handmade in San Diego, California. Be inspired when you work at the beautiful Origins Desk. This is shown in a gorgeous and rare domestic hardwood called sweetgum but is also available in walnut. The footprint is small so it fits into a variety of spaces but the workspace is large enough to afford all creature comforts one is accustomed to when working. The drawer is 41L x 18D offering plenty of room to keep your workspace clear of clutter. Mitered edge joints highlight the continuous grain that flows from the top of the piece down the side. Contrasting maple dovetails add strength and demonstrate the precision and craftsmanship in the construction of this piece.

Historic Victorian Reconstruction and Companion Residence This project involved the reconstruction and restoration of a historic Victorian residence in Santa Barbara, California, along with the design and construction of a new companion residence carefully crafted to reflect the architectural character and detailing of the original home. The project focused on preserving and celebrating the qualities that make Victorian architecture enduringly appealing: rich exterior detailing, proportioned massing, decorative trim elements, covered porches, and a strong relationship between the home and surrounding landscape. While modern building systems and construction methods were incorporated throughout the project, the design intent remained rooted in the craftsmanship and architectural traditions that defined the original residence. Special attention was given to maintaining visual continuity between the historic structure and the new residence. Exterior materials, roof forms, window proportions, trim profiles, and architectural details were carefully coordinated to create a cohesive property that feels authentic to its historic context while meeting the needs of contemporary living. The result is a property that honors the architectural heritage of Santa Barbara while demonstrating how thoughtful design and quality craftsmanship can successfully bridge historic character and modern construction.

Sometimes the best solution isn't finding a bigger home, it's reimagining the one you already love. This Portland second-story addition demonstrates how strategic design-build planning can help a growing family gain the space they need while remaining in the neighborhood they never wanted to leave. Originally, this home was a modest single-level residence with three bedrooms and two bathrooms. As the family's needs evolved, the layout no longer offered the functionality they required. Visiting relatives from California frequently stayed with them, yet the existing floor plan lacked a dedicated guest bathroom. The primary suite was undersized, storage was limited, and the main living room felt cramped for everyday family life. Complicating matters further, the narrow lot provided virtually no opportunity for expansion to the front, sides, or rear of the property. To create meaningful additional square footage, the only option was to build upward. The transformation began with a complete rethinking of the home's interior organization. An existing bedroom, which had already transitioned into a home office, was removed to make way for a new staircase connecting the first and second floors. Rather than treating the staircase as simply a circulation element, the redesign used it to create a new living area while adding valuable storage beneath. The formerly enclosed dining room was opened to the kitchen and living spaces, resulting in a bright, cohesive great room that dramatically improved both sightlines and daily functionality. The newly added second floor became the centerpiece of the project. On one side of the addition, a spacious bonus room with vaulted ceilings provides a flexible space for family gatherings, movie nights, homework sessions, and creative projects. Dedicated workstation areas ensure the room can evolve alongside the family's needs while taking advantage of abundant natural light from multiple windows. On the opposite side, the homeowners finally gained the private retreat they had been missing. The new primary suite features soaring vaulted ceilings, expansive windows, and a walk-in closet approximately six times larger than the home's original primary closet. The adjoining bathroom was designed to balance comfort, practicality, and timeless style, with a double vanity, dedicated linen storage, a separate tiled shower, and a soaking tub that creates a true spa-like experience within the home. Throughout the renovation, a contemporary transitional aesthetic guided the design selections. New luxury vinyl plank flooring was installed across both the existing first floor and the newly constructed second level, creating visual continuity throughout the home. Matching custom stair treads provide a seamless transition between floors, while updated baseboards and door casings help unify the original structure with the addition so the entire home feels intentionally designed rather than pieced together over time. The staircase became an architectural focal point, featuring warm wood handrails stained to complement the flooring and black metal balusters that introduce a subtle modern influence. This combination successfully bridges the homeowners' appreciation for contemporary design while respecting the overall character of the home. Material selections in the primary bathroom create depth through texture rather than bold color contrasts. Softly varied white wall tile ranges from crisp bright whites to subtle cloudy tones, while a gentle watercolor-like surface texture captures and reflects natural light throughout the day. Extending the same tile across both the shower walls and tub surround establishes clean architectural lines and emphasizes the room's spaciousness. Black marble pebble flooring in the shower, paired with matte black plumbing fixtures, mirrors, lighting, and trim details, adds contrast and sophistication without overwhelming the palette. What makes this project especially meaningful is its ability to solve multiple challenges through a single integrated design-build solution. Through close collaboration with the homeowners and our architectural partner, Candid Design, every square foot was carefully considered to maximize functionality, comfort, and long-term livability. By building upward rather than outward, the homeowners gained a spacious primary suite, an additional living area, improved storage, a dedicated guest bath, and flexible family spaces while preserving the location, character, and community they already loved. The result is a home that feels larger, brighter, and better suited for the next chapter of family life without sacrificing the qualities that made it special in the first place.

Travertine floor tiles are very appealing and very hardwearing, but without the protection of a sealer to stop dirt becoming ingrained in the pores of the stone their appearance will degrade. Fortunately, this can be remedied as demonstrated in these pictures of a Travertine floor I recently polished at a house in Weston Favell, Northampton. This owner of the property had called me out as their kitchen floor was looking very sorry for itself and he was concerned that a lot of holes were appearing which was making cleaning the floor difficult as dirt was getting trapped in the holes. I went over and carried out a test clean on two separate tiles in the kitchen and the customer was amazed at how clean they came up and especially the grout. The kitchen was stunning, but unfortunately the state of the Travertine tiled floor was bringing down its overall appearance. Impressed with the test clean they were keen to get the whole floor renovated so we agreed a price and I scheduled the work in for the following month. I returned on the agreed data and made a start by protecting the kitchen units by removing the plinths and covering base units and the appliances with a protective film. We then commenced the cleaning process to remove surface dirt by cleaning with Tile Doctor Pro-Clean paying special attention to the grout lines. The holes in the Travertine were filled with a stone resin, mixing it to closely match the colours of the stone. The resin was allowed to dry before starting to re-polish the Travertine using a set of Tile Doctor Diamond encrusted burnishing pads. These pads are applied individually to each tile in sequence starting with a coarse 400-grit pad before moving onto the 800-grit and finishing with the fine 1500 grit pad. A little water is used to lubricate the process along the way and the floor is rinsed in between each pad with the resulting residue extracted from the floor using a wet vacuum. The process takes some time, but it really brings up the polished appearance of the stone and the results are well worth the effort. After a final rinse the floor was inspected and then left to dry off fully overnight. When we returned the next day, the floor had dried, and we were able to give the floor a final polish with a very fine 3000-grit burnishing pad applied with a little water sprayed onto the tile. Finally, the floor was then sealed with two coats of Tile Doctor Ultra-Seal which provides excellent protection without changing the colour of the stone to provide a natural look. The client was over the moon with the outcome and surprised at the improvement. They were left with a floor that would be easy to clean and maintain. Phil Vissian Northamptonshire Tile Doctor

The brief was to update a tired kitchen, which doubled as a conference room, along with a waiting room, entrance hall, stairs and first floor landing. The beautiful Georgian building retained many of its original features. The scheme highlighted these where possible, using a Farrow and Ball palette. Modern door handles were replaced with authentic brass handles, and beading was added to modern doors to help blend them with original doors still in situ. Care had to be taken to balance the period details with the needs of a modern brand.

Hygge – pronounced "hoo-ga" – is coziness. A way of living that emphasizes the importance of simplicity and unwinding. It's hospitality and warmth. But at DIRTT, it also means a living lab. The home of co-founder and DIRTT CEO, Mogens Smed, is a giant test subject for the possibilities of prefabricated construction. The home demonstrates what's possible when traditional craftsmanship and modern technology combine. Complex angles and curves become a possibility. Exquisite finishes become reality when labor costs are flipped on their head. The home has become what it was meant to be all along; a place to gather with colleagues, Clients, family and friends to break bread and get to know one another.

This 80-year-old neighbourhood character home became a model of environmental awareness when it successfully demonstrated how recycling, energy efficiency and "healthy-home" features could be retrofitted. Several innovative environmental features, not yet in the marketplace were incorporated into this cozy vintage home. Harald Koehn Construction won a British Columbia Home Builders' Association Gold Georgie and a Canadian Home Builders national award for this renovation.
