Example of a beach style living room design in Dallas

This spacious, yet extremely friendly and inviting home lacked a kitchen with personality and functionality for this growing family and their desire to entertain others. The goal for this renovation was to provide for new and larger appliances, maintain views to the rear yard, and provide family seating space within the kitchen.
The home’s existing exterior architecture provides references reminiscent Italian villas with terra cotta clay tile roofing, half-round steel windows and ornate stonework. The interior evokes similar images through the use of warm earth tone wall colors, hardwood floors, wrought-iron railings and plastered walls.
The home’s existing pallet of aged materials and their warm earth tones was reinforced with the selection of new finish materials such as: red brick, limestone veneer, linoleum flooring, African-mahogany cabinets, quartz perimeter countertops, copper sinks, exhaust hood and island counter, and oil-rubbed bronze hardware and fixtures. Because matching the exterior brick veneer was no longer a possibility, the combination of limestone veneer and copper sheet metal was selected for the new exterior; both being chosen for their warmth and timeless character. In addition, new hand-crafted wrought-iron doors and windows with energy-efficient insulated glass and ornate scrollwork were chosen in lieu of wood or clad-wood windows to replicate the home’s original steel and leaded-glass windows.
With time (and some patina), this inviting kitchen addition will blur the lines between “old” and “new.”
Project description written by Lee Constantine, Constantine Design Group.

Background/description: The house was built in 1908, my clients are only the 3rd owners of the house. The prior owner lived there from 1940s until she died at age of 98! The old home had loads of character and charm but was in pretty bad condition and desperately needed updates. The clients purchased the home a few years ago and did some work before they moved in (roof, HVAC, electrical) but decided to live in the house for a 6 months or so before embarking on the next renovation phase. I had worked with the clients previously on the wife's office space and a few projects in a previous home including the nursery design for their first child so they reached out when they were ready to start thinking about the interior renovations. The goal was to respect and enhance the historic architecture of the home but make the spaces more functional for this couple with two small kids. Clients were open to color and some more bold/unexpected design choices. The design style is updated traditional with some eclectic elements. An early design decision was to incorporate a dark colored french range which would be the focal point of the kitchen and to do dark high gloss lacquered cabinets in the adjacent coffee bar, and we ultimately went with dark green.

Location: Talking Rock, Georgia

Project Description:
Perched high above the flowing waters of Talking Rock Creek, Rivertop is a luxurious family mountain retreat nestled in the scenic landscapes of North Georgia. Designed by lead architect James Knight of Reynard Custom Homes, this bespoke getaway was born out of a profound sense of purpose. After a personal family tragedy struck, the owners sought a sanctuary—a place thoughtfully designed and built where the family could gather, heal, and create new memories.
The home embodies the essence of an elevated mountain lodge, blending creative passion with tranquil natural surroundings. Every detail was meticulously crafted to ensure the home serves as both a high-end luxury getaway and a comfortable, grounding family retreat.

Cohesively updating and modernizing this home built in the 1990s were the goal in this remodel. Several elements throughout the house like the traditional golden oak original stair railing in the main entry were too colonial for the homeowner as their taste was trending more modern. The golden oak used on trim, fireplace mantle, and baseboards trapped this home in a time warp. The original Kitchen had cabinetry with a traditional door style, painted cabinets, and laminate countertops which also caused it to look dated. The clients expressed a desire to integrate more modern elements into their home in a cost effective way without having to rip everything down to the studs. Our design/build team proposed and executed many elegant cost effective design solutions that involved changing paint, cabinetry, finishes, and fixtures to achieve the desired modern feeling throughout the home.
The Kitchen was completely remodeled. The traditional cabinetry was replaced by new frameless Décor cabinets with slab doors and drawers in a beautiful exotic walnut veneer with horizontal graining and soft closing hardware. To enhance the existing structure functionally the built in desk space in the Kitchen was removed and replaced by pantry cabinetry creating improved storage and flow in the new kitchen. The new large Cherry island, also by Décor, was finished in a dark charcoal stain and topped with a solid surface Cambria quartz countertop in Kingston which features a modern mix of black, white and olive tones. For the perimeter countertops Cambria Oakhampton was selected for its complimentary sleek dark chocolate color. Innovative use of materials was demonstrated by cutting linear strips of a pre-sheeted horizontal grey glass mosaic tile, staggering it, and running it vertically instead of horizontally on the backsplash. White Kitchen appliances were traded out for a more contemporary stainless steel.

As crazy as the couches are, every detail was hand-selected, custom made, collected and fine-tuned to let them just be what they are to the utmost.
I'll never forget the description Nancy gave for the frizz fringe the original upholstery featured lining every perimeter. "It's like you pull it up and it goes ... boiiiing" - and the look on her face when I found it.

DESCRIPTION: After an exhaustive facility study of three flood-damaged worship sites, the majority of the parish properties were closed while the historic Saint Luke’s church site was renovated and expanded, creating one central worship location. This site was designed to become an entire religious complex with room for education, socializing, and prayer.
JURY COMMENTS: This project is a clear strategic idea about how to engage the street and create a new presence for the church in the community.

Description: The Plane Cloud is a decorative pendant lamp shaped by the geometric play of 12 identical curls of steam-bent wood - reminiscent of the shaving curls off a well tuned plane.
Recognition: The Plane Cloud launched in January 2014 at the Toronto Interior Design Show. It was recognized as one of the top design finds of the show by Sarah Richardson, Blog TO, Livewithculture.ca and GalerieCO of Montreal. It has since been featured in countless design magazines and blogs internationally.

One side of the curl is finished with a Scandinavian traditional soap finish. The other side is coloured with liquitex professional colour fast spray paint, which is available in close to 100 colours. Our production models have white spun metal fittings, 8’ of white wire and a ceiling plate. All lamps are ESA certified.

A micro-addition and new layout turns 1980’s cramped kitchen into bright, light-filled collaborative kitchen space.
The cramped, isolated kitchen in this 1980’s era home did not fit our clients’ lifestyle nor take advantage of the beautiful views of the nearby pond and woods. They longed for a functional yet fabulous space to support collaborative cooking and family gatherings. A micro-addition facilitated a new layout that both opened to and enlivened their existing living and dining spaces. A bold tri-color palette along with pro-level appliances and impeccable finish detailing gives them everything they desired and more.
