California cool is the most appropriate description for this bathroom. Light and airy, this bathroom transformation took on new paint, tile, cabinet finishes, and plumbing. In this kitchen the original cabinets were refaced with two different color pallets. On the base cabinets, Medallion Stockton with a flat center panel Harbor Mist and on the wall cabinets the color Divinity. New rollout trays were installed. A new cabinet was installed above the refrigerator with an additional side door entrance. Kichler track lighting was installed and a single pendent light above the sink, both in brushed nickel. On the floor, Echo Bay 5mm thick vinyl flooring in Ashland slate was installed.

A Southwest style courtyard was designed for family and critters to enjoy an enclosed outdoor space. The 'elk mountain' flagstone path winds thru a cactus garden featuring a 'mancave macho mocha, 'old man cactus and euphorbia tirucali. The perennial garden has a 'caesalpinia pulcherrima', vitex purpurea', cuphea ignea. The sitting garden includes a Furcrea mediopicta (mexico), Leucophyllum frutescens silver leaf (Rio Bravo), and Grevillea'long john' Sitting at the mesquite table one can enjoy the re-circulating boulder fountain which attracts hummingbirds and butterflies. Brightly colored mexican tile enhances the barbecue. The fireplace with built-in light box has a private sitting area surrounded by an Aloe tree, acacia cultriformis and strelitzia juncea (South Africa)

PROJECT DESCRIPTION: The client requested a large (19 foot wide by 15 foot projection) two-span retractable waterproof patio cover system to provide heavy rain, hail, heat, sun, glare and UV protection. This would allow our client to sit outside and enjoy their garden throughout the year, extending their outdoor entertainment space. For functionality they requested that water drain from the rear of the system into the front beam and down inside the right end post, exiting at the bottom from a tiny hole and draining into the flower beds thus preventing rain water from simply dropping off the front of the unit. The entire system used one continuous piece of fabric and one motor. The uprights and guides meet together at a smooth L-shaped angle, flush at the top for a perfectly smooth profile. The system has a Beaufort wind load rating Scale 10 (up to 63 mph) with the fabric fully extended and in use. A grey hood was also used to prevent rain water, debris and snow from collecting in the folds of fabric when not in use. A running profile from end to end in the rear of the unit was used to attach the Somfy RTS motor which is installed inside a motor safety box. Circular concrete footers were installed in the grassy area in front of the unit for mounting the 3 posts. To allow for a flat vertical mounting surface, a ledger board using pressure-treated wood was mounted the full 19-foot wall width, as the client’s house was made of uneven, thick stone. PURPOSE OF THE PROJECT: The client’s intention was for installation of a retractable waterproof patio cover system to provide heavy rain, hail, heat, sun, glare and UV protection for their backyard patio area. What is unique or complex about the project? This project was difficult for two main reasons: 1. Very large installation fasteners needed to be used to install through the above referenced ledger board and deep in to the stone structure of the house. 2. The motor cable needed to be placed through deeply drilled holes as the stone wall house wall is 15” thick. Drilling through en-even stone was definitely a challenge. PROJECT RESULTS The client was delighted with the results. The retractable patio cover system now makes it possible for the client to use a very large area in the rear of their house 24/7, 365 with the exclusion of snow. Since the client was very happy, they will be covering the ends, front and sides with our motorized vertical drop zippered awnings. Gable ends will also be covered with fixed fabric panels. Enclosing the entire area will allow the customer to heat the space in the winter and air condition the space in the summer.

Using various online photos and DIY descriptions, I laid these out and, with the help of two friends, built them. Woman Power! I think my total expense was about $400. I had pipe sections cut at the store and used pine stepping (nice and thick and has the bullnose) that I bought from my local hardware store (under $200). I degreased the pipe (did not paint it) and used a prestain (essential for pine) and stain on the wood, followed by linseed oil. I love the shelves!

Water was an issue flowing down the mountain, so many rocked swales divert the flow. The area which we are presenting is the rear of the house that will be used to entertain family and friends, a place to unwind in the evenings and weekends. We designed the outdoor areas to meet the needs and desires of the owners. When one walks through the breezeway not only to see an expansive valley view, but a relaxing fireplace and living area below where relaxing begins. Walk down the stairway of natural cut stone, you wonder through a landscaped garden onto the living area patio. Summary of Scope: gut renovation/reconfiguration of kitchen, coffee bar, mudroom, powder room, 2 kids baths, guest bath, master bath and dressing room, kids study and playroom, study/office, laundry room, restoration of windows, adding wallpapers and window treatments Background/description: The house was built in 1908, my clients are only the 3rd owners of the house. The prior owner lived there from 1940s until she died at age of 98! The old home had loads of character and charm but was in pretty bad condition and desperately needed updates. The clients purchased the home a few years ago and did some work before they moved in (roof, HVAC, electrical) but decided to live in the house for a 6 months or so before embarking on the next renovation phase. I had worked with the clients previously on the wife's office space and a few projects in a previous home including the nursery design for their first child so they reached out when they were ready to start thinking about the interior renovations. The goal was to respect and enhance the historic architecture of the home but make the spaces more functional for this couple with two small kids. Clients were open to color and some more bold/unexpected design choices. The design style is updated traditional with some eclectic elements. An early design decision was to incorporate a dark colored french range which would be the focal point of the kitchen and to do dark high gloss lacquered cabinets in the adjacent coffee bar, and we ultimately went with dark green.
