If you’ve decided that you want a natural looking wooden floor that is lacquer-free, then the likelihood is that you’ve chosen oil as your way of protecting your wood and making your floor look great at the same time. WOCA for wood flooring comes in various forms and is a great way of making sure that your wood is protected, but at the same time looks natural. A highly popular as well as effective way of treating wood floors, oils effectively penetrate into the wood and in some cases harden into the surface of the floor to stop damage and to maintain the wood in its optimum condition. Here are some of the most common questions we have regarding this type of finish which we will I’m to answer in today’s my blog: Is oil finish as durable as traditional factory urethane finishes with aluminum oxide? When it comes to durability, oil finish flooring tackles the issue with a completely different method. The penetrating oil serves as protection from moisture and wear while allowing the user to feel the wood grains in their bare feet. If compared directly to factory finished aluminum oxide finish, the oil finish flooring will not perform as well to abrasion and impact. However, the beauty of this finish is the fact that it will camouflage any scratches which will inevitably accumulate over time. Will this finish evaporate over time and will this be harmful for indoor air quality? Another concern for oil finished floors its effect on indoor air quality. For on-site applications, some varieties suggest several coats which typically require the residents to be out of the home due to mild odors. However, there are factory finished UV-cured or single coat applications which lessen the downtime. Despite the odors produced during the drying process, oil finish floors rank amongst the lowest for VOC (volatile organic compound) emissions. Certain brands even boast true zero VOC. This fact alone makes oil finished floors one of the best options for green building solutions. “WOCA products are certified by independent laboratories, the German Institute for Biological Building Materials, and are in accordance with DIN–Norm 53–160. WOCA WoodCare Denmark products meet or exceed the most stringent U.S. standards for volatile organic compounds.” –WOCA Oil Finish Manufacture Does this type of finish require additional maintenance which I am not familiar with? For weekly cleaning, oiled floors use a special cleaner which contains an oil and soap mixture. After a period of 12-18 months some oil may evaporate causing the wood grains to appear dry. An additional layer of oil can be reapplied to keep the floor looking fresh. Although oil finished floors require more involvement in periodic maintenance in high traffic areas, this maintenance can be done much easier than the equivalent of an onsite sand and refinish. This new construction residence in the prestigious Stonebriar Creek Estates embraces refined rustic elements with transitional styling to create a beautiful classic home full of luxury features. We designed this home from the ground up, selecting all finishes and fixtures. We had a blast co-creating with the homeowners to attain their perfectly designed dream home. One of our favorite parts in the home are the exquisite Panoramic doors which span across the back of the house to let the outdoors in with visual impact and allow viewing the beautiful backyard from all of the first floor main rooms. Even better, the door panels can be positioned in a variety of ways to allow a completely open back of the house or in strategic ways to direct traffic flow when entertaining a large number of guests. Another show stopper is the kitchen island stone, a semi-precious find that uniquely captures all of the homeowners’ favorite colors and will be leveraged throughout the future furnishings.

When our client contacted us, they wanted to completely renovate their condo to accommodate a much better use of their space, which included a new kitchen, bathroom, bedroom, and den/office. There were some limitations with placement, given this home was a condo, but some key design changes were made to dramatically improvement their home. Firstly, after demolition it was discovered that there was lots of ceiling space that was unused and empty. So we all decided to raise it by almost 2 feet - almost 4' in the bathroom and bedroom. This probably had the most dramatic impact of all the changes. Our client also decided to have polished concrete floors and this was done everywhere, and incorporate custom cabinetry in all rooms. The advantage of this was to really maximize and fully utilize every possible area, while at the same time dramatically beautify the condo. Of course the brushed brass finishes and minimal decorating help direct the to key focal places in the condo including the mural of wallpaper in the bathroom and entertainment in the living room. We love the Pentax backsplash in the kitchen!

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. The client wanted to update this 1950's home into something more modern; with high efficiency windows, air conditioner, and functionality, as she was planning to sell. The floor plan changed slightly & made a huge impact. The most notable was the kitchen opening up into the living room. This allowed light to enter the kitchen & make a more cohesive floor plan where all family members could enjoy the space. The other big change was the Front door entered directly into the stove. We closed that in and created a much needed pantry. Another area is the living/dining room entry into the great room. It went from a small single doorway into a large entry way. This enabled the fireplace to be enjoyed from most of the home. There was a strange window cut-out / pass through in the middle of the wall between the dining room and family room, this was closed off. In the end the client was overjoyed and received her full asking price after less than one month on the market.

Context Norbert and Robin had dreamed of retiring in a Passive House-certified home overlooking the Lubberland Creek Preserve in Southeastern New Hampshire, and they’d done their homework. They were interested in using four integrated Zehnder America (www.zehnderamerica.com) technologies to make the 1,900 square foot home extremely energy efficient. They didn’t miss any opportunity to innovate or raise the bar on sustainable design. Our goals were focused on guaranteeing their comfort in every season, saving them money on a fixed income, and reducing the home’s overall impact on the environment as much as possible. Response The home faces directly south and captures sunlight all winter under tall and vaulted ceilings and a continuous band of slim-lined, Italian triple-pane windows and doors that provide gorgeous views of the wild preserve. A second-story office nook and clerestory provide even deeper views, with a little more privacy. Zehnder, which previously sold its innovative products only in Europe, took on the project as a test house. We designed around Zehnder’s vent-based systems, including a geothermal heat loop that heats and cools incoming air, a heat pump cooling system, electric towel-warmer radiators in the bathrooms, and a highly efficient energy recovery ventilator, which recycles heat and minimizes the need for air conditioning. The house effectively has no conventional heating system—and doesn’t need it. We also looked for efficiencies and smart solutions everywhere, from the lights to the windows to the insulation. The kitchen exhaust hood eliminates, cleans, and recirculates cooking fumes in the home’s unique kitchen, custom-designed to match the ways Norbert likes to prepare meals. There are several countertop heights so they can prep and clean comfortably, and the eat-in kitchen also has two seating heights so people can sit and socialize while they’re working on dinner. An adjacent screened porch greets guests and opens to the view. A roof-mounted solar system helps to ensure that the home generates more energy than it consumes—helped by features such as a heat pump water heater, superinsulation, LED lights and a polished concrete floor that helps regulate indoor temperatures.

WILD AFRICA Door is a magnificent display of craftsmanship and artistry. The rich, warm tones of the wood, combined with the intricate carvings of African wildlife, create a striking visual impact. It serves as both a functional entryway and a captivating piece of decorative art, acting as a centerpiece for a home or building they adorn. Detailed Features: Material: The doors are constructed from Mahogany, known for its durability and rich color. The wood exhibits a beautiful grain pattern that adds to the overall aesthetic. Design: The doors are a double swing-in system, meaning they swing-in on themselves when opened. This suggests they might lead to a space where conserving space is important or where a grand, expansive entrance is desired. Carvings: The most impressive feature is the elaborate hand-carving. It depicts a scene of African wildlife, including: Elephant: Dominating the center is a large African elephant, shown in profile. Its trunk is curved upward, suggesting as door handles and offer a sense of motion or trumpeting. The texture of the elephant's skin is meticulously rendered with fine lines and wrinkles. Lions: To the left of the elephant, a lion head is depicted in profile, facing the same direction as the elephant. The lion's mane is particularly noteworthy, with detailed carving giving it a flowing, textured appearance. Rhino: To the right of the elephant, a rhino head is carved in profile. Thoughtful details make this small powder room renovation uniquely beautiful. Due to its location partially under a stairway it has several unusual angles. We used those angles to have a vanity custom built to fit. The new vanity allows room for a beautiful textured sink with widespread faucet, space for items on top, plus closed and open storage below the brown, gold and off-white quartz countertop. Unique molding and a burled maple effect finish this custom piece. Classic toile (a printed design depicting a scene) was inspiration for the large print blue floral wallpaper that is thoughtfully placed for impact when the door is open. Smokey mercury glass inspired the romantic overhead light fixture and hardware style. The room is topped off by the original crown molding, plus trim that we added directly onto the ceiling, with wallpaper inside that creates an inset look.
