These clients came to my office looking for an architect who could design their "empty nest" home that would be the focus of their soon to be extended family. A place where the kids and grand kids would want to hang out: with a pool, open family room/ kitchen, garden; but also one-story so there wouldn't be any unnecessary stairs to climb. They wanted the design to feel like "old Pasadena" with the coziness and attention to detail that the era embraced. My sensibilities led me to recall the wonderful classic mansions of San Marino, so I designed a manor house clad in trim Bluestone with a steep French slate roof and clean white entry, eave and dormer moldings that would blend organically with the future hardscape plan and thoughtfully landscaped grounds. The site was a deep, flat lot that had been half of the old Joan Crawford estate; the part that had an abandoned swimming pool and small cabana. I envisioned a pavilion filled with natural light set in a beautifully planted park with garden views from all sides. Having a one-story house allowed for tall and interesting shaped ceilings that carved into the sheer angles of the roof. The most private area of the house would be the central loggia with skylights ensconced in a deep woodwork lattice grid and would be reminiscent of the outdoor “Salas” found in early Californian homes. The family would soon gather there and enjoy warm afternoons and the wonderfully cool evening hours together. Working with interior designer Jeffrey Hitchcock, we designed an open family room/kitchen with high dark wood beamed ceilings, dormer windows for daylight, custom raised panel cabinetry, granite counters and a textured glass tile splash. Natural light and gentle breezes flow through the many French doors and windows located to accommodate not only the garden views, but the prevailing sun and wind as well. The graceful living room features a dramatic vaulted white painted wood ceiling and grand fireplace flanked by generous double hung French windows and elegant drapery. A deeply cased opening draws one into the wainscot paneled dining room that is highlighted by hand painted scenic wallpaper and a barrel vaulted ceiling. The walnut paneled library opens up to reveal the waterfall feature in the back garden. Equally picturesque and restful is the view from the rotunda in the master bedroom suite. Our clients wanted to replace an existing suburban home with a modern house at the same Lexington address where they had lived for years. The structure the clients envisioned would complement their lives and integrate the interior of the home with the natural environment of their generous property. The sleek, angular home is still a respectful neighbor, especially in the evening, when warm light emanates from the expansive transparencies used to open the house to its surroundings. The home re-envisions the suburban neighborhood in which it stands, balancing relationship to the neighborhood with an updated aesthetic. The floor plan is arranged in a “T” shape which includes a two-story wing consisting of individual studies and bedrooms and a single-story common area. The two-story section is arranged with great fluidity between interior and exterior spaces and features generous exterior balconies. A staircase beautifully encased in glass stands as the linchpin between the two areas. The spacious, single-story common area extends from the stairwell and includes a living room and kitchen. A recessed wooden ceiling defines the living room area within the open plan space. Separating common from private spaces has served our clients well. As luck would have it, construction on the house was just finishing up as we entered the Covid lockdown of 2020. Since the studies in the two-story wing were physically and acoustically separate, zoom calls for work could carry on uninterrupted while life happened in the kitchen and living room spaces. The expansive panes of glass, outdoor balconies, and a broad deck along the living room provided our clients with a structured sense of continuity in their lives without compromising their commitment to aesthetically smart and beautiful design.

The family room was conceived as a double-height architectural volume anchored by a monolithic stone fireplace and integrated millwork niches. Ceiling pitch, vertical planes, and material transitions were addressed during the design selection phase to ensure the scale of the architecture remained balanced once furnished. Soft, low-profile seating was selected to maintain clear sightlines across the room while allowing the fireplace surround and wood-lined alcoves to remain the primary focal elements. The furniture plan creates a structured conversational arrangement without interrupting circulation or visual flow. Textural layering — woven upholstery, stone, wood paneling, and subtle metal accents — reinforces warmth within the height and openness of the space. The result is a family room that reads as composed architecture first, furnishing second: grounded, scaled, and designed to support both gathering and daily use without visual noise.

The family room opens up from the kitchen and then again onto the back, screened in porch for an open floor plan that makes a cottage home seem wide open. The gray walls with transom windows and white trim are soothing; the brick fireplace with white surround is a stunning focal point. The hardwood floors set off the room. And then we have the ceiling - wow, what a ceiling - washed butt board and coffered. What a great gathering place for family and friends.

San Marino based clients were interested in developing a property that had been in their family for generations. This was an exciting proposition as it was one of the last surviving bayside double lots on the scenic Coronado peninsula in San Diego. They desired a holiday home that would be a gathering place for their large, close- knit family. This was an exciting proposition as it was one of the last surviving bayside double lots on the scenic Coronado peninsula in San Diego. They desired a holiday home that would be a gathering place for their large, close-knit family. Facing the Back Bay, overlooking downtown and the Bay Bridge, this property presented us with a unique opportunity to design a vacation home with a dual personality. One side faces a bustling harbor with a constant parade of yachts, cargo vessels and military ships while the other opens onto a deep, quiet contemplative garden. The home’s shingle-style influence carries on the historical Coronado tradition of clapboard and Craftsman bungalows built in the shadow of the great Hotel Del Coronado which was erected at the turn of the last century. In order to create an informal feel to the residence, we devised a concept that eliminated the need for a “front door”. Instead, one walks through the garden and enters the “Great Hall” through either one of two French doors flanking a walk-in stone fireplace. Both two-story bedroom wings bookend this central wood beam vaulted room which serves as the “heart of the home”, and opens to both views. Three sets of stairs are discretely tucked away inside the bedroom wings. In lieu of a formal dining room, the family convenes and dines around a beautiful table and banquette set into a circular window bay off the kitchen which overlooks the lights of the city beyond the harbor. Working with noted interior designer Betty Ann Marshall, we designed a unique kitchen that was inspired by the colors and textures of a fossil the couple found on a honeymoon trip to the quarries of Montana. We set that ancient fossil into a matte glass backsplash behind the professional cook’s stove. A warm library with walnut paneling and a bayed window seat affords a refuge for the family to read or play board games. The couple’s fine craft and folk art collection is on prominent display throughout the house and helps to set an intimate and whimsical tone. Another architectural feature devoted to family is the play room lit by a dramatic cupola which beacons the older grandchildren and their friends. Below the play room is a four car garage that allows the patriarch space to refurbish an antique fire truck, a mahogany launch boat and several vintage cars. Their jet skis and kayaks are housed in another garage designed for that purpose. Lattice covered skylights that allow dappled sunlight to bathe the loggia affords a comfortable refuge to watch the kids swim and gaze out upon the rushing water, the Coronado Bay Bridge and the romantic downtown San Diego skyline. Designer, Kapan Shipman, created two contemporary fireplaces and unique built-in displays in this historic Andersonville home. The living room cleverly uses the unique angled space to house a sleek stone and wood fireplace with built in shelving and wall-mounted tv. We also custom built a vertical built-in closet at the back entryway as a mini mudroom for extra storage at the door. In the open-concept dining room, a gorgeous white stone gas fireplace is the focal point with a built-in credenza buffet for the dining area. At the front entryway, Kapan designed one of our most unique built ins with floor-to-ceiling wood beams anchoring white pedestal boxes for display. Another beauty is the industrial chic stairwell combining steel wire and a dark reclaimed wood bannister.

The furniture and accessories chosen for this great room was centered around this amazing southwestern contemporary style rug. The sofa and accent chairs were chosen to accent the colors in the rug. My clients purchased a grand home on a spectacular waterfront setting, but the interior felt dark and drab. Our challenge was to turn the existing home into a high end Hampton-style residence without major construction. We choose to focus on color, contrast and texture, changing almost every surface in the home and reversing the contrast to make the home light and airy. We invested the construction expense on elements crucial to style and function. Removing a row of out of scale upper cabinetry in the kitchen and replacing it with 3 double hung windows expands the view to 180 degrees and floods the room with light. To create symmetry and balance in the kitchen, we moved the cooktop and centered the sink. The wine cellar entry opened awkwardly into the kitchen and there was no pantry, so we modified the wine cellar and moved the door for better flow, allowing for a large pantry. On the opposite end of the great room, we balanced the fireplace with cabinetry and tall wainscoting. The floors were stained dark espresso while all other trim and cabinetry went a bright white. It took 14 tries to get the perfect wall color – a pale beige/color reminiscent of sand.
